Lawrence Rand at Ruislip Manor is a…

Lawrence Rand at Ruislip Manor is a terrible estate agent. I have been with them for four years as tenants, they are never helpful with anything. I have left 15 days leaving the property in perfect condition, landlord is still holding my deposit with no reason. Do avoid a ground floor apartment at Garden Close, it’s a freezing and mouldy apartment and the landlord will never do anything they promised.

We are sorry to hear that you feel dissatisfied after your tenancy of four years.

With regard to the deposit, Lawrence Rand does not “hold” tenancy deposits. All deposits are registered and protected with a government-approved Tenancy Deposit Scheme in accordance with legal requirements. At the end of a tenancy, any proposed deductions must be supported by evidence (such as the check-in and check-out inventory reports), and if there is any disagreement, the matter can be referred to the independent dispute resolution service provided by the scheme. The agent cannot simply withhold a deposit without justification or process.

If your deposit has not yet been released, this will usually be because either:
• The landlord has proposed deductions that are being reviewed, or
• The formal release process is still underway through the deposit scheme.

We would encourage you to contact our Property Management team directly so we can clarify the exact position and ensure the matter is progressed promptly.

Regarding the condition of the property, any maintenance issues raised during a tenancy are reported to the landlord, and works are carried out subject to landlord instruction and access. We do not ignore reports of mould or heating concerns, as these are matters we treat seriously.

Ignorance and exploitation of the client

A random life situation happened to me and I had to give up the flat I had booked by paying £311. I cancelled a two weeks in advance. They don't look at customers as people just as a source of profit. They are only interested in how they can make money and when they are supposed to do something from themselves you suddenly lose contact with them. When the agency had business with me, they would call me all the time, unfortunately it doesn't work the other way round, especially when it comes to refunding money. According to law it’s up to the agency to decide whether money will be paid out and how much, but the government advises to be fair and look at the circumstances… I lost a job and was left without a place to live since I couldn’t prove one of the tickboxes for their flat application and £100 refund is not fair in this situation.
I asked for time to explain my situation - I did not get it. I asked for a larger share of the deposit and nobody replied to my messages. Jacek

We are sorry to hear about the difficult personal circumstances you experienced. Losing employment and facing uncertainty around housing is understandably stressful, and we do not take situations like that lightly.

With regard to the £311 paid, this would have been a holding deposit taken in line with the Tenant Fees Act 2019. Under the legislation, a holding deposit can be retained in certain circumstances, including where a tenant withdraws from the application or is unable to meet the referencing criteria required for the tenancy. These rules are set by law and are not discretionary in the way suggested.

In your case, the property was withdrawn from the market while referencing was carried out, and the landlord incurred lost marketing time during that period. When you informed us that you would not be proceeding, the matter was reviewed and a partial refund of £100 was issued as a gesture of goodwill, despite the legal position allowing for retention.

We do not view clients as “a source of profit.” Our responsibility is to apply the legislation consistently and fairly, while also protecting the landlord’s position when a property has been reserved and removed from the market.

That said, we are sorry if you felt communication could have been clearer at the time. We genuinely wish you well and hope your circumstances have since improved.

Disappointing experience

They are one of local real estate agents in Ruislip. I'd following interactions with them for property for sell in Ruislip manor so far and didnt find too impressive:

1. One property which was advertised for sell for viewing in Ruislip manor. Tried reaching 5-6 times, but never got appointment.The agent always said same thing that they will get back with viewing appointment and never reached back.
2. Scheduled one viewing appointment but I'd to cancel because of property's layout .
3. Scheduled another viewing appointment . Person arrived late and when reached asked us to start viewing from right door which was closed. As soon as my spouse and 2 year opened door, dog came jumping on my child scaring her and made her burst into tears. I'd to leave then and there.My trip was wasted.
4. I found the layouts mentioned by the architects is always including garage so finding exact carpet area is always challenging.

What I liked?
1. Their informative sheets and 360 degree view of each property though the information is not always perfectly right .

Tried to charge us a fee that's been…

Tried to charge us a fee that's been outlawed by the Tenant Fees Act. Would recommend you avoid them since they are unable to follow basic rules, who knows what else they aren't doing correctly.

Edit: Since they're claiming that my review is incorrect, here's the evidence of them trying to charge an extra day's rent for keys. I'd love to hear what your own compliance officer thinks of your actions.

From Lawrence Rand:
"just a reminder you will be charged each day the keys are not in our posession from the 1st September. thanks Regards, Lawrence Rand"

From the landlord:
"The letting agency told me to deduct one days rent for returning the keys late"

Second edit since they keep changing their response:

“Where keys are not returned on the agreed tenancy end date, the tenancy legally continues”

This is untrue, the tenancy ends on the contractual date irrespective of the location of the keys. The property was vacated before the end date of the lease, and the keys were mailed back to you arriving in the morning on September 2nd. Your office told us that you would charge us from the 1st of September, a date in which the property was still contractually ours - yet another mistake by Lawrence Rand. Please revise your policies to be compliant with the law, not what you’d like it to be, especially with the Renters Rights Act coming into force later this year.

We would like to clarify the position regarding your comments.

The Tenant Fees Act 2019 prohibits certain fees being charged to tenants. However, rent remains payable up to the end of the tenancy and until vacant possession is returned. Where keys are not returned on the agreed tenancy end date, the tenancy legally continues, and rent is due for each day until the keys are returned and possession is given back. This is not a “fee” — it is daily rent under the tenancy agreement.

Our email reminder was intended to make this clear and to avoid any misunderstanding about liability once the tenancy end date had passed. It is standard practice across the industry and is a matter of contract and housing law, not an additional or prohibited charge.

The landlord’s comment reflects the same position: rent is calculated up to the date the keys are returned. This ensures clarity for both parties and avoids disputes about when legal possession ended.

We take compliance extremely seriously and operate in line with the Tenant Fees Act and all current lettings legislation. If you would like us to review the timeline with you directly, we are happy to do so.

Personally I would take your business elsewhere, this company aren't inclusive and I have witnessed discrimination and a blatant lie first hand.

Avoid for your own peace of mind . Seemed very professional at first , however 4 months down the line dealing with them and the solicitors they recommended- Premier Property Lawyers sadly have to say wish we never signed up with them . Appealing .

Unprofessional and disappointing

Recently I called to book a viewing of bungalow in Ruislip Manor, surprisingly the agent tried his best to put me off from it, upon my insistence he booked a viewing for Saturday, and advised an message us on its way which did not come.two days before viewing he advised that it will be one hour later. On Friday (one day before viewing) he again called and told the bungalow had been sold.
Can a professional estate agent who should look after the interest of sellers would not arrange a viewing and advise the sellers of other interested parties who could offer more that the offer conveyed to them.
Looks very fishy and some thing smells.
Beware sellers I will never appoint them as my selling agent.

We are sorry that you feel frustrated by your experience.

To clarify, when a property is under offer and progressing toward sale, our legal duty is to act in the best interests of our client — the seller — in accordance with their instructions. If a seller accepts an offer and instructs us to proceed, we cannot continue arranging viewings without their consent, particularly if the sale has been agreed or is at an advanced stage.

In some cases, viewings are provisionally booked while negotiations are ongoing, and if a sale is agreed shortly afterwards, those viewings must unfortunately be cancelled. This can understandably be disappointing for buyers, but it reflects the seller’s decision once an acceptable offer has been secured.

There was absolutely nothing “fishy” about the situation. The seller accepted an offer, and once confirmed, we informed applicants accordingly. That is standard practice across the industry.

We appreciate that it is frustrating to miss out on a property, especially at short notice, but we can assure you that we act in line with our professional and legal obligations at all times.

Outstanding local, friendly and efficient estate agents

I cannot write highly enough of Lawrence Rand, who recently managed the sale of our home in Eastcote. From the very start they gave us excellent advice on what asking price to set, they marketed our house actively even during Lockdown, on the day that viewings recommenced they lined up 4 viewings and we had an offer in 2 days; they regularly kept us up to date during the following weeks, doing all the heavy lifting as regards contacting our buyers and our sellers' agent to ensure everything kept moving and especially over the last critical period leading to exchange. All the staff were fantastic but the agent assigned to us - Graham - deserves special mention. A totally committed and reliable guy.

Happy landlord

As a landlord, Lawrence Rand has made the letting experience stress free. I’ve let two properties in 2020 and dealt with Mandeep and more recently Rebecca. They were able to turn around the properties very quickly and the contract process was streamlined with their online facilities. Very happy with the service and highly recommend.

Agency was a disapointment

Myself and my partner were trying to get ourselves booked into view a few properties with this agency, we called on the basis that someone would give us a ring back, day 1- no call so we chased with again a promise for a call back, day 2- no call, again we chased, day 3- can you guess the outcome? again no call, day 4- we chased again and surprise surprise no response, come day 5 now I called to make a complaint with a very undelightful sales agent on the end of the phone that didn't seem bothered at all with the feedback given.

Not very welcoming from a letting agency at all, so we decided to take opur interest elsewhere.

Agent Never turned up for a Viewing - No Commuication / Nothing

A viewing arrangement was book and Confirmed with Lawrence Rand.

But the agent never turned up.I called the office, They were suppose to call me back as they marked this as urgent.Nothing happenned.

A complete waste of time. Best to avoid them.
