Lot of horrible issues as homeowner
Lot of horrible issues with ziprent, Online only services are very bad. ZipRent doesn’t consider any of the home owner agreed conditions/policy’s.
1. For kitchen faucet replacement for tenant breakage, they sent me fake invoice, sum of 199+24 = 300 according to zip rent. They don’t verify any 3rd party bills that they use. They just charge owner as much as they can. My tenant broke kitchen faucet, toilet seat, garage door, dryer and they claim its wear and tear. In fact all these are 1-2yrs old, garage door was 7 yr old. But ziprent simply says whatever tenant communicates. For tenant every thing is wear and tear to hide their mistakes. If I say the real life of these itens, ziprent keeps saying its wear and tear as tenant mentioned.
2. I replaced garage door with ziprent portal and clearly mentioned to replace with very basic door”. But the company they used installed high tech garage door with wifi, blutooth, plus they replaced the fully working motor. Tenant damaged just the door, may be they hit the door when reversing the car with garage door closed. Garage door cost was double the price. Should never asked ziprent to fix this issue.
3. Same person using different titles and different person replying using same email-Ids. So confusing who was coordinating. Looks fake emails/person
4. Few times, same email address, but different person replies. Looks like ziprent is run by 1 person and they use different names and email addresses. I could not reach any of their phones. Some phones don’t even exists.
5. Any questions you ask that tenant supposed to answer will never get replied. I asked for pic of my backyard and solar, just to get an idea if it needs any cleaning. Till date (almost 9 months) I never received any pics from Tenant nor Zip rent. Zip rent never follows with tenant.
6. Sad and Horrible experience on tenant turn outs. 3 months before 1 year lease completion, ziprent sent me to re-lease agreement and I clearly mentioned 1yr or 6 months only. But tenant did not reply. At the end of 1 yr lease completion, zip rent says "tenant wants to do month-to-month, but I can’t increase the rent for 13th month since the tenant will not get physical mail notification as 12th month is about to end in 3 days". So if tenant doesn’t reply till last day, tenant gets 1 mont free rental. I’m forced to sign month-to-month lease. Ziprent doesn’t accept what homeowner wants.
8. Tenant made water damages and broke my hard wood floor (aprox 12in diameter). With these 2 I need to replace my 250 sq living area floor. But ziprent says, repair only damages and I cant charge tenant for water damages repairs. With just repair my floor looks ugly. No-thanks to ZIPRent for making me loose money on my property.
9. In the amendment agreement, before tenant moved in, I clearly stated “owner is responsible front yard only” for mowing. But tenant left the back yard super ugly with lot of dog wastes, not trimmed trees, shrubs. Tenant left my yard like an ugly junk yard. I wanted to charge tenant for cleaning. But Ziprent said I never mentioned back yard maintenance has to be done by tenant. They don’t understand, what is “front yard only”. I mentioned “ignorance” in one of my emails, and they replied that “I need to maintain strictly good way of communication”. They were harassing me. They were using same email address but different person names when they reply.
10. My HOA policy states any front yard needs approval. Tenant placed dumpster and when I asked who would pay HOA penalty, ZIPRent says “With good faith I can charge some amount from tenant deposit, if HOA fee is less than what I charged then I have to pay back the remaining to tenant. If HOA Penalty is higher then its out-of-my-pocket”. Then why would we need a Ziprent and its lease agreement. Lease agreement says “Any HOA policy violation is tenant responsibility”. Ziprent does allow to hold full deposit till I receive any penalty’s.
11. When tenant gave Move-out notice, they say, I have 30 days to fix any repairs caused by tenant to deduct from deposit. But after a week, they say I have 21 days to return deposit. After 10 days they say by 18th, I have to return deposit, since tenant has to receive deposit by 21st. I don’t know the state policy, that’s why I hired Ziprent to tell me what the sate policy to return the deposit.
Considering the mortgage rates, property taxes, home insurances, zip rent payments, breakage by tenants, my income on that house was 10800usd out of my pocket. If I used better property management, then I would have earned(or no gain-no loss) and not lost money.
