Stay Away! They will hurt more than help!
"This lender engages in predatory practices that left me feeling deceived and significantly overcharged.
For a $240,000 loan, they charged a standard 2% origination fee ($4,800) but immediately capitalized $72,000 in prepaid simple interest onto the principal, inflating the starting balance to $312,000 while I received only $235,200 net.
I paid off the loan early (within 9 weeks) after securing better financing, yet the payoff demand reached $275,000—far exceeding reasonable expectations for such a short term.
When I explicitly asked during the application whether I would owe additional interest on an early payoff or refinance, I was verbally assured 'no.' The actual payoff included substantial extra interest, directly contradicting that representation.
Payoff statements were also unnecessarily delayed, seemingly to maximize interest accrual.
These tactics—large upfront interest capitalization, misleading verbal assurances about early payoff, and delayed documentation—are classic hallmarks of predatory lending. I strongly advise borrowers to avoid this company, scrutinize every document, get all promises in writing, and consult independent counsel before proceeding."
