Never made it past my Company's…

Never made it past my Company's interview of their platform. I am a seasoned investor in real estate for over 50 years, and I've never done business or tried to do business with the company, such as AppFolio. Their sales team, which they have trained, is pathetic and unrealistic in what they pitch. Warning signs before I even got to the demo. After reading the reviews on here, I'm glad I walked away.

Overall

Overall, the software is good, and very user friendly. the issue is support internally - there's very little, if any at all. WHile i get they build it to be self sufficient , there still needs to be some level of support. The software is good, and has everything one could need but....

If you want to hire an outside company…

If you want to hire an outside company in order to learn the software then this is for you. We had super nice, energetic sales and demo personal, then reality set in when we found there was NO CUSTOMER SERVICE. When we needed an answer for a project it takes days to get someone on the phone. DO NOT USE THIS SOFTWARE. We will be switching to another company as soon as we can.

There are so many things wrong with…

There are so many things wrong with this software. And with any online software you are pretty much stuck because all of your data is in their system and only some things can be exported. This makes it hard to move to another software.
Their support response time is very slow when doing a chat.
You cannot delete anything. ie I created a new property and didn't do the import at the same time so I had to start over and "hide" the first property.
There are multiple steps to pay everything. You can't just record a check.
Almost nothing can be edited. I have 30 mortgage payments to record and the principal and interest need to be adjusted after the fact. Once you record as paid you can't make changes. You have to void the transaction and start over.
The only highlight is the tenant communication. This seems to work fairly well.

Great Energy & Great People!

I love the energy of the event. Personally, the app was the best part. I had everything I needed on my phone! Oh and Robin Arzon's keynote was SO amazing. She was very inspirational. The espresso bar was definitely a plus!

Zero Customer Service

The company closed our account prior to the date we selected. The owner of our business passed away earlier this year and we are closing out her business. We selected to not renew the contract and the service should have expired on 11/30/25 as the renewal date was 12/1. They charged us for the full amount of the billing fee for November on 11/5/25 after closing our account on 11/3/25.

Their customer service was once great and is now terrible. I have tried calling the person we were working with to get this resolved as well as reaching out via email every day since I noticed the account was closed and have received no response from ConnorHall who, was the agent I was working with, nothing from the support team, and nothing from the billing team.

The company that will be taking over the management of the properties in the prior portfolio even tried to set up a new portfolio with Appfolio but even their sales team would not reach out to set it up, so they selected another property management system.

Their customer service was second to none when our account was established, now they seem to lack any customer service at all.

This is a terrible business!! Please avoid

This is a terrible business. I work with a property manager who uses this and we have had tons of issues and questions. It is extremely hard to get in contact with a real person to ask real questions. They expect you to chat with their AI chat box. And when you call, the options are very broad and the automated system hangs up on you. If you have questions or issues, do not expect to have an answers within the first 48 hours because THEY DO NOT COMMUNICATE AT ALL. It all run by automated services and AI.

The customer service is non-existant

The customer service is awful, it is impossible to get help. The chatbot won't let you type anything in, it makes you select from a set of options, and you're stuck if none of the options apply to you. The chatbot will then just tell you to go to the help page. If your issue isn't featured as one of the listed topics on the help page, you're stuck. If you try calling the phone number, an automated message will to you to go to the help page on the website. You're stuck in a loop where can't get any real help from a real person.

Honest Review of Appfolio (Used Since 2016)

**UPDATE- Appfolio did allow us to go back in to our account to back up and do a final reconciliation of all of our bank accounts. It's sad that the customoer service is what it is because it really is a great program.

We started using Appfolio in 2016 and were very satisfied with its accounting features and ease of use. Unfortunately, several persistent issues ultimately led us to close our account:

📞 No Direct Customer Support There’s no phone number to call. You must submit a request and wait—sometimes indefinitely. On multiple occasions, we received no response at all.

⏳ Slow and Unreliable Help Desk The lack of timely support was our main reason for leaving. When you need help, waiting days (or getting no reply) is unacceptable.

💾 Frustrating Backup Process Even backing up your data requires submitting a request and waiting. This should be a basic, user-controlled feature.

💸 High Cost, Low Service The platform is expensive, especially considering the lack of accessible support and limited service offerings.

📁 Unclear Data Retention Our account was set to close October 1. I managed to back up our files, but there was no transparency about how far back the data went—something that should be clearly communicated. Not only that, but these records must be kept for years for the IRS. They never reached out to see if we were able to back-up our account, they just closed it without notice.

I could not be more disappointed with the service of Appfolio.

Great Product Terrible Customer Service

The software itself is user friendly and works well. However, the fact that this company has no customer service people you can speak to, and you have to wait days to get someone to call you back, this is completely unacceptable. Terrible customer service!

They lied and make sure you read their…

They are very good at protecting themselves from their gross incompetence which may cost YOU financial lost. Don't ever trust your bank info with them ... read their agreement and you will see! Their 5 star score is also rigged by them!

APP Folio Support is greatly lacking

APP Folio is a great software. BUT when you have an issue there is NO SUPPORT. For 2 months I have been trying to get Auto-Bank Reconciliation working. I cannot get through PLAID. Neither the fully integrated bank or APP Folio can get it to work. I'm frustrated that no one in APP Folio support has been able to help. I just keep getting passed around.....I'm going to have to look for new software.

DO NOT USE THIS SOFTWARE

This company has the worst customer service of any software I have ever used. I regret the time I have wasted trying to get this program to function and get a human to speak to me. I absolutely would NEVER NEVER recommend using them. I am actually planning on paying for the contract I signed, unless I can sue and get out of it, and switching to another company.

Customer Service is number one complaint

AppFolio software is wonderful, needs a few tweaks that other programs have, but usable.
Customer service is the absolute worst out of any property management software I have used to date. QuickBooks, Yardi, and Rent Manager all have much better customer service. Unless you want to buy something additional, you will be waiting a minimum of a week to resolve a problem that should only take 5 minutes. It gets worse every year instead of better. I keep holding out hope for this change, but I have given up hope on that now. This is my number one complaint when other owners are looking for software to use. I do not refer to AppFolio based on the lack of help on the smallest issues.

I am a property owner that had to…

I am a property owner that had to change my phone number. It has been impossible to get into the site. My property manager tried changing my number but the 2 factor keeps going back to my old number, so I can't sign in! Plus, it says it's from a new device, but it isn't because it is in my bookmarks! It has been months now and I can't see what is happening in my account. The worst thing is there is no one to talk to about this. It's totally robot, impossible to find a human being to help! Definitely not a company that is transparent!

Miserable to use as tenant or PM

Miserable to use as tenant or PM. I was sucked into using it upon a recent rental, but then gained a job out of my PM needing a hand navigating it. Super confusing platform, challenging to edit and the business offers little no no support aside from their Ai or appointments with foreign aides that clearly are being paid pennies to do "customer service". BEWARE

I have recently reviewed and application for a rental property. And in reviewing the app. At the end of the application it doesn't give you an option to agree it's yes or nothing. And if you type your name. And submit it asks for card information.then after you get ready to submit the application another set of terms show up that are not disclosed and this is illegal. Prior to providing information your rights and responsibilities should be FIRST and THE RIGHTS AND RESPONSIBILITIES ONLY SHOW THE COMPANYS. WHAT HAPPENS IF THEY DON'T FOLLOW THRU. YOU NEED TO HAVE THE OWNER OF THE PROPERTY SIGN THAT IF THEY DON'T STAND BY THE TERMS AND CONDITIONS YOU CAN SUE THEM FOR DAMAGES. PAIN, SUFFERING AND LOSS. YOU LEGALLY HAVE 3 BUSINESS DAYS TO BACK OUT.
