Severe disappointment

We utilized beyond for 6 years across multiple platforms and listings.

While we were never really happy, we felt that it was better than nothing.

During our time there were some major mishaps:

1) They take a percentage of gross bookings INCLUDING government mandated taxes. When we complained the repeatedly told us too bad, that’s just how they are set up.For context, taxes in our area are approximately 20%. That means we were paying hundreds of dollars a year in fees just for collecting taxes!

2) Our property suffered damage from a natural distaster. We were forced to cancel numerous high value bookings. Beyond refused to refund our fees, stating that their cancellation policy entitled them to a cancellation fee for each reservation. Apparently according to beyond

“We find that this philosophy and practice also aligns closely with our Integration partners, and helps to create a consistent user experience for you across all platforms for pricing your listings”

Yes, this was their actual response. To clarify, when you do well they take a percentage. They keep their percentage regardless of you refunding guests or cancellations out of your control.

4) We also erroneously believed they were worth the extra cost over competition, however have been proven wrong. Their pricing was often inconsistent and would hit minimums on high value days, while failing to capture revenue on important holidays and weekends.

Finally, after expressing surprise and disappointment regarding their use of these policies we cancelled . We then reached out to give feedback via both email and direct messaging on social
Platforms. Not surprisingly we have yet to receive a response.

In summary, beyond cares not at all about customers or their experiences.

Disappointing Experience

Disappointing Experience – Misalignment Between Sales Promises and Reality

We partnered with Beyond Pricing after being presented with what sounded like a highly advanced, data-driven, proactive pricing solution. The pre-contract positioning was compelling: hyperlocal intelligence, superior performance compared to competitors, and reduced operational workload thanks to their internal optimization logic.

Unfortunately, the reality was very different.

From the beginning, the pricing strategy generated rates that were significantly out of market. We repeatedly flagged excessive prices and loss of competitiveness. In practice, we had to manually override pricing on a regular basis just to remain bookable. The majority of revenue during our time using the platform was generated after manual price corrections made by our own team.

An additional review of the pricing setup had already been scheduled because the initial configuration was clearly not delivering results. The onboarding process never reached a stable, validated stage.

When we expressed dissatisfaction, we were offered the option to terminate early without the early termination penalty — which initially appeared as goodwill. However, we later discovered that this did not mean a clean exit, as substantial commissions were still claimed despite the strategic issues and manual overrides.

To be clear: we do not dispute that a contract existed. What we dispute is the disconnect between the product promised and the product delivered.

For businesses considering Beyond:
• Make sure you fully understand how “influence” on bookings is defined.
• Clarify in writing how manual price overrides affect commission eligibility.
• Do not rely solely on pre-sales performance claims.
• Monitor your pricing closely from day one.

This review is based on our direct operational experience as a multi-listing operator. Your experience may differ, but ours was marked by significant strategic misalignment and operational burden rather than optimization.

This product is absolutely terrible

This product is absolutely terrible. There is no variation in pricing; it continuously hits the minimum price for the entire month without even adjusting for weekends. When I asked why it keeps reaching the minimum price, I was told I need to lower my rate to $50 for a four-bedroom property to see any proper functioning. What a ridiculous joke this product is!

I would strongly advise against using this service; there are far better options available. I would argue that even property management service price optimizers are 100 times better than this. To make matters 1,000 times worse, they are predatory and dishonest about their invoicing, charging you for past bookings and even for bookings with a security deposit, and they charge their commission on the deposit that you never get to keep.

This is the worst platform I have encountered in a long time. There is no customer service available via chat or phone; you can only contact them via email, and their responses typically take two days at best.

Because of this, our pricing algorithm wasn’t able to adjust dynamically, it kept hitting your minimum price rather than showing variation. Our representatives walked you through how Beyond’s pricing model works and how adjusting your minimum price allows the system to fluctuate based on demand, occupancy trends, and market performance.

On the billing side, our team has already reviewed your case thoroughly and reached out directly to explain the findings. After investigating with our integrations partner, we identified that the partner reports booking data and their system doesn’t send the refundable damage deposit as a separate line item to Beyond, which caused that amount to be unintentionally included in the billable total. We’ve since corrected this, removed the unrelated charge you mentioned, and applied a refund. We’re also actively working with our partner to ensure this doesn’t happen again for any customer.

We completely respect your decision, and we truly appreciate the opportunity you gave us to look into this and make improvements. Should you ever reconsider, we’d be happy to walk you through how Beyond’s pricing and billing processes have evolved to better serve customers like you.

A Game-changer for our property management

Managing 23 properties, we have improved all aspects of our revenue management since we started using the Beyond tool. The interface is simple yet comprehensive, the integration with our VRMS is fast and flawless, they're constantly improving the app, and the support before, during, and after implementation has been incredible (we don't understand how other reviews say otherwise—we're in Spain and the team is brilliant). It not only provides valuable information on pricing and occupancy, but it also helps a lot with our owners. Perhaps the most important thing is the amount of time it saves us and the peace of mind of having everything in place. We are definitely getting a satisfactory return on our investment.

Il permet d'établir une vraie stratégie pour augmenter les revenus de mes client propriétaires et au passage, les miens. L'interface est simple d'utilisation et " User Friendly ". Je ne peux parler de Beyond Pricing sans parler du suivi ! Je bénéficie d'une conseillère très professionnelle (Alicia) et sympathique. Ses conseils sont précieux et pertinents. Elle suit mes annonces et me guide pour augmenter leur performances.
Bref, vous l'aurez compris SATISFACTION TOTALE de travailler avec Beyond Pricing !

Beyond Pricing Review: A Costly Disappointment
Beyond Pricing, a dynamic pricing tool for short-term rentals, proved to be a significant detriment rather than an asset to my business. Far from seeing an increase in revenue, I experienced a drastic decline in income, incurred substantial cancellation fees, and ultimately lost my Superhost status on Airbnb, all due to critical flaws in Beyond Pricing's system and a complete lack of customer support.
The most severe issue arose from a profound misalignment between Beyond Pricing and Airbnb. My entire calendar, including dates already reserved by other guests, inexplicably opened up, and all my listing prices plummeted to their minimum levels. This catastrophic error led to multiple erroneous reservations that I was forced to cancel, resulting in hefty cancellation fees and the subsequent loss of my coveted Superhost status.
Compounding these operational failures is the abysmal state of Beyond Pricing's customer service. There is no phone number to contact them directly, and the only recourse is an email address where responses can take upwards of ten days. This non-existent support system left me in a dire situation, unable to rectify the damaging issues in a timely manner and facing the fallout alone.
In summary, my experience with Beyond Pricing was overwhelmingly negative. The platform's critical technical failures, which directly led to financial losses and a damaged reputation, coupled with its utterly unresponsive customer service, make it a service I cannot recommend.

Without access, we’re unable to confirm what may have caused the pricing drop or availability concerns you experienced. No point paying for Beyond when Airbnb…

No point paying for Beyond when Airbnb gives you the same pricing tool for free. Airbnb’s Smart Pricing overwrote everything from Beyond. Support was rude, and they refused to refund me. Waste of time and money.
