It was a very pleasant experience reconnecting with my old contact Magnus and Jess the underwriter. Teamwork was evident and amazing. Clear and commercially-minded decision making and communication. Very complex deal on a long leasehold apartment block with 15 TR1s already pending at land registry so we had to use indemnities and undertakings. A pending AN1 that had to be removed, again by undertaking to allow for completion. Throw in a mezz and a dev loan exit to the bridge but we got it over the line at 18:50 on the Friday. Despite the 5pm deadline set by the existing senior debt provider. Big shout out to Damien, Oli & all the team at B&W.
Now these two deals have completed we go again!

Ok very good experience with this company from start to finish and it also was an air space deal that not many lenders were keen on ( So anyone with an airspace development I advise you to check them out)

This was an auction purchase with many complexities for a first-time investor looking to undertake a fairly complex PD flat conversion. This deal was incredibly complex and challenging, requiring expertise, resilience, hard work, and unwavering determination. Despite facing numerous obstacles and pressures, we successfully closed the deal totalling £1.470m Today.

The deal was executed amidst extreme pressure from our clients and the current lenders, Bank Of Baroda, who are unfortunately wrapping up their lending operations in the UK due to stringent FCA regulations. This decision will result in the closure of all branches and a significant loss of jobs, impacting not only the UK economy but also beyond.

As in introducing broker, on two complicated transactions that needed to complete on the same day, the service received from the B&W team was professional, friendly, assertive, flexible and effective. Highly recommended!

Another deal completed with the ever professional Black & White. This time, what on the face of it looked like a straight forward transaction turned into anything but! During the process my client decided to change the entire structure of the deal meaning all the paperwork needed redoing. Instead of moaning B&W cracked on and produced the necessary docs without complaint. The client then did it again and again B&W rose to the challenge with barely a murmur. Then to cap it all three days before drawdown there was a change in purchase price so yet again more changes were needed. I fully expected a mild concussion caused by the rattle being rightly hurled from the pram but no B&W proved bigger than that. Without a hint of complaint yet another set of docs were produced ready just in time to complete on the prescribed date. So happy client, happy broker.
