Undervalued
Valuation was way below what was expected. In 2004 the property was valued at £130k, today Camsure valued at £120k. At that valuation the yield on my rental property would be 9.25%, way above average of 7.2% for north west.

Property valuations are based on a number of factors, including local market evidence, the property's condition, location, size, accommodation and any defects identified during the inspection. They are not based solely on rental yield or historic valuations. The valuation in this case was prepared in accordance with RICS valuation standards and reflected both the survey findings and the comparable evidence available at the time of inspection.
The survey identified a number of significant issues requiring investigation and repair, including dampness, defects to external render, roof repairs, rainwater goods requiring attention, concerns regarding floors, and a number of service related recommendations. Several elements were assigned Condition Rating 3, indicating defects that require urgent investigation or repair.
While rental yield can be one factor considered by some investors, a RICS market valuation reflects the price that a willing buyer and seller might reasonably be expected to agree in the open market, taking account of condition, defects, repair liabilities and overall market appeal.
We appreciate that valuation is not an exact science and different professionals can sometimes hold different opinions on value. We also recognise it can be frustrating when a valuation differs from expectations.
We take all feedback seriously and would be happy to discuss the valuation further, review any additional comparable sales evidence you feel may be relevant, or arrange a call with the surveyor.

Survey by Camsure and Tom Sumner - recommended
We wanted a survey of a property that we are buying and after a search of RICS certified companies we settled on Camsure as they had good reviews.
From the outset they provided a great service. Communication was good, they were quick and dealt directly with the estate agents. Turned up when they said they would and the survey they conducted was excellent.
Our surveyor, Tom Sumner, was very communicative, let us know what was going on at every step and provided the report very quickly. The report was more detailed than I expected as we had purchased a standard survey, contained multiple photos, descriptions of noted issues, potential problems, further tests and a checklist of repairs and priorities for the property.
Overall a very professional service. I couldn't fault it - would recommend.

Disappointing Level 3 Survey and Complaint Handling
I commissioned a RICS Home Survey Level 3 expecting the most comprehensive inspection reasonably possible before committing to a property purchase.
The estate agent has confirmed in writing that the surveyor was informed the electrics had been switched off at the fuse box and the water was off. The estate agent also confirmed that, when they began explaining where the controls were located, the surveyor replied that it would "not be an issue" and that he would not need power or water.
The survey proceeded and the resulting report records numerous limitations because the services were not operational. These included being unable to assess the electrical installation, water pressure, heating system, extractor fans and other aspects of the property's services. While I appreciate that a Level 3 survey is not a specialist electrical or plumbing inspection, I expected reasonable steps to be taken to maximise the scope of the inspection where possible.
I raised a formal complaint because my concern was not that the surveyor should personally recommission the services, but that he chose to proceed without establishing whether they could be made available. The company's response focused on explaining that its surveyors do not reinstate isolated services, which did not address the issue I had raised.
I was also disappointed with the complaint handling, as I do not believe my concerns were properly considered or answered.
I have now referred the matter to RICS for independent review. Until that process is complete, I will not comment further on the outcome, but based on my experience I cannot recommend this company.

Following the concerns you raised directly with us, we carried out a detailed review of the survey, the report, the information provided and the circumstances surrounding the inspection. Having completed that review, we concluded the survey was carried out appropriately and in accordance with the scope of the service commissioned.
As explained in our correspondence, the electrical supply was isolated and the plumbing system had been drained down prior to the inspection. In unoccupied properties, we do not recommission services that have been switched off, as the condition of those installations is unknown and restoring them can expose previously undiscovered defects, leaks or faults that may result in damage.
A Level 3 Home Survey is a visual inspection and not a specialist electrical, gas, plumbing or heating inspection. The report clearly recorded the limitations encountered during the inspection and provided appropriate recommendations for further investigations where considered necessary.
As we explained during our review, even if the services had been operational on the day of inspection, this would not have materially altered either our recommendations regarding those elements or the overall conclusions of the report.
Whilst we acknowledge you disagree with our conclusions, we remain satisfied the service and advice provided were appropriate in the circumstances.
