If you rent through Chase Evans, keep your check-in and check-out reports and every piece of correspondence, and be prepared to chase hard for your deposit and to deal with unprofessional and dismissive staff.

I rented Flat 802E, 2 Triptych Place, SE1 9RD through Chase Evans’ Elephant & Castle letting branch from April 2025 and moved out on 4 July 2026. Nearly four months later, I am still fighting to get my deposit back from their Property Management office at 10–12 Walworth Road, SE1 6EE.

After several unanswered follow-ups, the agent proposed deductions in September for cleaning and the balcony door. Yet the independent check-out report, commissioned by Chase Evans itself, records the property in the same condition and cleanliness as at check-in, with no issue noted on the balcony door. I set this out in writing on 11 September and asked for the evidence behind both charges. Despite repeated follow-ups and escalation to the wider Chase Evans team, I have had no reply since.

Chase Evans are attentive up until you sign the tenancy agreement. After that, the picture changes completely: maintenance issues drag on, emails go unanswered, and the end-of-tenancy process is a struggle. Don’t judge this agent by how they treat you as a prospective tenant. Judge them by how they treat you once you’re locked in.

Amruta Satia helped us discuss with landlord about moving 6 months in advance rental payments to monthly rental payments in line with the new rental rules after we provided financial proofs. I appreciated that we weren't being shut down immediately and she listened to our case.
