AVOID COLBY & CONRAD AT ALL COSTS – They are a complete disaster and will rob you blind while destroying your brand-new property.
As a homeowner, I foolishly handed over my nearly new (only 6 months old) house to Colby & Conrad for short-term rental management, lured by their slick promises of $7,000–$10,000 in monthly profit. What a total scam. They delivered a pathetic $1,250 for the first month and a laughable $270 for the second—barely enough to cover a utility bill—before the money dried up completely. They pocketed everything else while feeding me endless excuses.
My property has zero landscaping—no sprinklers, no grass, no plants, nothing growing at all—yet these crooks slapped me with $1,200 per month for “gardening services” and an extra $500 per month for “pest control.” A brand-new build with zero pests, and I explicitly told them I didn’t want or need pest control. They ignored me and kept charging anyway.
When I demanded proof—actual invoices showing they paid a real gardener or exterminator—they went radio silent. To this day, zero response, zero receipts, zero accountability. It’s blatant fraud: charging for phantom services and pocketing the cash.
Communication is nonexistent. No phone number. No real human in charge. Every email gets a lazy, 5-day-delayed, AI-generated generic reply that answers nothing. They’ll sweet-talk you with whatever lies it takes to get your keys (“We’ll maximize your profits! Easy money!”), then bleed you dry with bogus fees for “gardening,” “pest control,” “deep cleaning,” and who knows what else. They take every cent they can squeeze out and leave you with crumbs.
When I finally fought to get my house back, it was trashed. The entire place reeked of heavy smoke (like someone chain-smoked indoors for months), walls filthy and damaged enough to need a full repaint—on a house that’s barely broken in. They clearly let irresponsible guests run wild with zero oversight or care.
This company is predatory. They prey on trusting homeowners, make impossible promises, hide behind no-phone/email-only walls, charge for fake services, provide no transparency, and return your property worse than they found it. Do NOT give them your keys. Do NOT trust a word they say. They are not a legitimate property management company—they’re a nightmare you’ll regret for years. Save yourself the headache, money, and property damage: run the other way and find anyone else. Or better yet, manage it yourself.

Owner came in one hour into my family’s stay and threatened us and cussed at us to leave. Place was not cleaned and driveway and taped off and back door was open when we arrived.

Great place - the view of the backyard is amazing, the little house has everything you need. Such a uniques place!

Love the location and the cottage. Bedding was quite nice. Was sad the yard wasn’t fenced. Having to leash to potty was a bummer. But the neighborhood is quiet and the deck in the sun was great.

We loved our stay! All 4 rooms had plenty of space, a nice set-up and a comfy bed! The big table in the dining room is great for large groups! The kitchen was well stocked, everything one could need. The home was in an excellent location, very clean, and the hosts had great communication! I will definitely be booking with them again.

Really nice house. There was an issue with the TV and a lack of guidance on the operation of the lights and other appliances.

We absolutely loved everything about it! The place was in a perfect location where you can stargaze and hike close by. The house was clean and there were lots of activities and games in the house to keep everyone entertained.

Beautiful, comfortable, well located, well appointed house. Wonderful pool and spa. Would love to stay there again. Highly recommend !

I had an amazing stay at this property! The views were absolutely breathtaking, and the rooms were clean, spacious, and beautifully decorated. The host was incredibly easy to communicate with, making the entire experience smooth and stress-free. I would definitely recommend staying here to anyone looking for a relaxing and scenic getaway.

The house was stunning, pretty much exactly as described (although a bit worn and torn in places, which you don't see in the pictures - more of that later). The one thing that was a worry, but turned out to be absolutely fine, was the feeling that the whole thing wasn't real, right up until I got the actual email with the entry instructions. The night before our flight (we were coming from the UK) I couldn't sleep with worry that myself and my team actually wouldn't have anywhere to stay. There's no official booking receipt, just a lot of emails with no official company information on, invoices with no company information on (just a company name, which doesn't appear in US company searches), links to forms to fill out where you submit the credit card details - they take the money and then you realise you haven't got any official documentation with any official organisation - even the agreement that you sign (which is basically a liability contract, fairly standard) is only on a live link for a few days. I have been scammed by airbnb companies before so was really quite anxious about this one - no where online could I find any official company information for the company that had taken thousands of dollars. Having said that, a lot of that was fuelled by paranoia from bad experiences, and approximately one week before arrival I had a courtesy call to ask what we were visiting for, and if there was anything we needed. Again, the follow up emails came from generic email addresses with no official company info on them, they almost seemed like AI - perhaps they were, and then in the midst of them all the occasional personal message from the person that called me (who ended up being really helpful once we were in LA).
So, the positive is that in the end it ALL WORKED OUT, they are a great company, and because I spent far too long scouring the internet and looking on trustpilot (amongst others), hopefully anyone with the same nervousness will rest assured by this review.
We used the concierge service to stock the kitchen ahead of our arrival, and everything we asked for was purchased correctly - none of those weird supermarket substitutions. I was astonished by the eye-popping price of it, but we were in town to work and pitch so actually it was worth it. Were I on vacation here with the time to do it myself I may have saved at least 50% of the cost, but you're paying for the convenience.
The house is lovely, perfect for our needs. Upsides are that it is spacious, a great place to work, eat, hang out, watch movies in down time, take a dip in the pool, and it's centrally located. Downsides are that a lot of it isn't up to scratch for the price, some door locks don't work, many kitchen appliances don't work, parts of it are a bit grubby. If you bought the house you'd not need to spend much to bring it up to standard, so it would be great if they could because the smallest of details do have a big impact when you're paying top dollar. It wouldn't take a lot to turn this from a very nice house into a stunning house.
Having said all that, it was ideal for our needs and I would definitely be back, and despite my initial concerns can vouch for Colby & Conrad as a first class rental company who I will recommend to all of my colleagues in the wonderful world of showbiz.
