Top-tier service — I wish I moved over sooner

I’ve been a landlord for several years and worked with my fair share of letting agents. I decided to trial one property with Evolve Stays after hearing great feedback — and honestly, I should’ve done it sooner.

From day one, the service stood out. The team moved fast, kept me in the loop throughout, and delivered exactly what they promised. The property was booked almost immediately, rent has been consistent and on time, and the guest turnover has been seamless.

After just one month, I transferred two more units over — and I’ll be moving more. If you’re after a team that genuinely delivers and manages your property like it’s their own, I can’t recommend Evolve Stays enough.

I stayed in central Manchester last weekend (3 nights) for a business meeting and had booked through AirBnB. The apartment instantly caught my attention - modern, clean, perfect location, and reasonably priced. I'd like to thank the Evolve team for their communication and warm welcome. It was an extremely pleasant stay - the next time I'm in Manchester I shall book directly through you. Thank you!

I had an extremely frustrating and disappointing stay at this property. The listing was deceptive, and the host was unresponsive and unprofessional. They have also reached out to me through my personal email multiple times after I left my review requesting me to remove the review, which was unacceptable and disturbing. Below are the key issues I encountered:
1. Washing Machine Didn’t Work: Upon arrival, the washing machine was broken. Despite informing the host, the issue was never resolved. I had to contact a laundry service myself to sort it out, which caused significant inconvenience.
2. Misleading Listing Regarding Mid-Stay Cleaning: The listing advertised a "mid-stay cleaning," but I was only told about the £50 charge four days after I requested the cleaning, and only after I proactively followed up with the host. This charge was never disclosed upfront in the listing or during the initial communication, which felt misleading and frustrating.
3. Lack of Essential Supplies: For a 17-night stay, the essentials provided were insufficient. Only a starter supply of toilet paper and napkins was provided, and I was expected to restock these items myself. This should have been clearly communicated in the listing.
4. Key Fob Not Replaced After 17 Nights: The key fob didn’t work upon arrival, and despite the host’s repeated promises to replace it, they never followed through after 17 nights. This left us without easy access to the property for the entire stay, causing ongoing inconvenience.
5. Dirty and Unkempt Property: Upon arrival, the property was dirty. There was visible dust and dirt throughout the apartment. Despite contacting the host, who arranged for cleaning on the first day of the stay, the property was still not cleaned properly. Additionally, essential items like shampoo were watered down and unusable, and there was no conditioner provided. There were visible stains everywhere, including on the duvet, which was extremely off-putting. The host claimed the property had been "stringently deep cleaned," but this was far from the case.
6. No Board Games Provided: The listing mentioned board games as an amenity, but none were provided. When I asked the host about this, they ignored the question and did not follow up, which was frustrating and disappointing.
7. Unusable Pool Table: The pool table, which was advertised as an amenity, was broken, stained, and slanted, making it completely unusable. This was far from what was described in the listing.
8. Broken Bathroom Vent: The vent in the bathroom was broken, causing poor ventilation and discomfort during my stay.
9. Wobbly Furniture in "Dedicated Work Place": The tables and chairs in the so-called "dedicated work place" were wobbly and unsafe to use. This made it impossible to work or dine comfortably and raised concerns about the potential for injury.
10. Unwatchable TV: The TV in the living room was completely unwatchable. It was pixelated and failed to sign into Netflix, which was specifically advertised in the listing.
11. Fire Alarm and Lift Inconvenience: A fire alarm triggered by other residents caused the lift to stop working, forcing us to take the stairs up to our fourth-floor apartment with heavy luggage. While this was not the host’s fault, it added to the overall inconvenience.
12. Incorrect Check-In Instructions and Address: The check-in instructions provided by the host were unclear and incorrect. I was initially given the wrong address, which caused a significant amount of confusion and inconvenience, especially with two large pieces of luggage in tow. This made the check-in process unnecessarily difficult and stressful.
13. No Self-Check-In Lockbox: The listing mentioned a self-check-in lockbox, but instead of a key box in front of the property, the key had to be picked up from a store that was 5-6 minutes away from the house.
14. Unprofessional Host: The host's communication was slow and unprofessional. One of their replies seemed to be from a host who was inebriated, which only added to the frustration of an already disappointing stay.
Overall, the property did not match the listing, and the lack of responsiveness from the host made the entire experience much worse. I did not receive the value I paid for, and I would strongly advise against staying with them.

Extremely Disappointing Stay

Unprofessional Host: The host was unhelpful, appeared intoxicated at times, and displayed passive-aggressive behavior.

Broken Washing Machine: No action taken after reporting the issue—I had to arrange laundry services myself.

Hidden Cleaning Fee: A £50 mid-stay cleaning charge was only disclosed four days after my request (which required multiple follow-ups), despite being advertised in the listing.

Lack of Basic Essentials: Only a minimal amount of toilet paper was provided, with the expectation that I restock myself—despite a 17-night stay.

Key Fob Issue: A replacement was promised but never delivered during my entire stay.

Cleanliness Issues: The property was visibly dirty with dust, stains, and grime. Although the host arranged cleaning on the first day, it remained unclean.

Missing Amenities: Board games listed in the amenities were not present; my message about this was ignored.

Damaged Pool Table: The table was slanted, stained, and unusable.

Broken Vent & Furniture: A vent was broken, and the tables and chairs labeled as a “dedicated workspace” were unstable and wobbly.

Unusable Living Room TV: The screen was pixelated, and Netflix wasn’t signed in or accessible.

Incorrect Check-In Info: I was initially given the wrong address, causing unnecessary confusion.

No On-Site Key Access: There was no lockbox—keys had to be picked up at a store 5–6 minutes away.

Uncomfortable Bed: The mattress was overly soft and offered no support.

Numerous issues occurred whilst staying with Evolve stays. I could be here all day typing about my BAD experience.

Unkept properties, they obviously do not check these once guests have left and just send in a cleaning company to clean it & take their word as to whether it’s clean or not.

Poor customer service skills. Managers are hard to get a hold of and they don’t want to hear any problems you’re facing.

2 weeks later and still no security deposit refunded.

We have worked with evolve letting property out and they been very professional and prompt in their service and always want the best for their clients.

I’ve worked with the Evolve team since last year. Great comms and my property is in tip top condition as well as my rent being paid on time every month. What more can I ask for?

I had a bad start as I arrived to a cold house, it is 2 degrees outside and no heat. The boiler was flashing a fault however I managed to resolve the issue and the house is now very cosy. I received a call from the management team to ensure I was ok which was good.
