I recently had an alarming experience…

I recently had an alarming experience with Homes2Let that I feel compelled to share. The company took £1,057 from me as a so‑called “commitment fee” before even allowing me to view a property, fully aware that I urgently needed a home for my family. This alone raised concerns, but what followed was far worse.

After repeatedly insisting on a viewing, I was finally shown a property that was nothing like the photos they advertised. The house was dirty, mouldy, with tiles covered in grime and interior doors damaged or in ruins. It was clear the property was not in a fit state to rent, and shockingly, someone was already living in it.The staff of home2let who took me there even admitted the place didn't look like the photo they showed me .

I requested my money back immediately, as I had not signed any tenancy agreement. Instead of addressing the issue professionally, Homes2Let threatened to involve the police, although they had taken over a thousand pounds from me under false pretences.

This experience has left me feeling defrauded, distressed, and deeply disappointed. I strongly urge anyone considering Homes2Let to exercise extreme caution. My family and I were put through unnecessary stress and emotional stress as a student still finding my way

We was due to go and see them well we won’t be going now due to reading these reviews ! So I thank everyone on here for taking the time to warn people like me. For all those who have won a ccj against this company all you have to do is pay a fee. To the high court and send high court bailiffs round to pay them a visit to recover your money. I think the fee is £80 but worth every penny if you’ve lost a big deposit ! Good luck everyone on her.

I found the customer service to be friendly, helpful & professional. There are so many properties listed on Gumtree. This helps a lot in finding out what is available in Stoke on Trent and the surrounding areas, also the prices. The admin & sales staff give worthwhile advice & point one in the right direction.

I am writing this review 4 years after my previous review in 2022. the company director Shazad Lookman Ibrahim has held £3737 since 2022 of my MONEY with no explanation. I have Autism and learning difficulties, and have been put through hell trying to retrieve my money of this director/company. I have been to court 3 times now won a judgment order for £3943 in June 2025 and STILL HAVENT RETRIEVED MY MONEY. i am writing this review for people to be careful visiting this bussiness and handing over there hard earned money. ESPECIALLY VUNERABLE ADULTS. I am not going to give up on getting my money I WILL EVENTUALLY get it no matter how hard or how long it takes me. Mr Ibrahim I am asking you to send my £3943 to my bank account, which belongs to me and the courts have awarded me within a judgment order

The reviews are fake. They request that you write a positive review upon starting your tenancy. I have been frauded out of nearly 2k in a fake deposit scam. I will be taking legal action and suggest that anyone else having a hard time with Homes2Let does the same
They exploit people who are in need of a home.

We were told that a property within our budget was available to let which it wasn't. We were also told that we could do the paperwork and move in the same day which we couldn't. We travelled for over an hour under false pretences which was a complete waste of time and money. Needless to say we are extremely livid and hurt by this.

My daughter and partner rented an apartment during the months of June and July 2025. Everything was paid in advance (Located at San Bernardo 30). They went from the USA to Spain to study for two months.

More than five months have passed since the end of the contract and, to date, we have not received any information about the refund of the deposit, which was supposed to be returned within 45 days according to the contract.

We have called and sent messages on WhatsApp and there has been no response.

This is fraud and a breach of contract.

I have completed a registration form with homes2let three times now because they phone me up asking if im still looking for a property. I have been told each time that someone will get back to me or landlords will be contacted. The next time I get phoned about doing a registration form I will be declining, this shows the incompetence of the staff yet other people there are taken to viewings straight away, I got told to take ID and proof of income which they didnt even ask to see during the appointment.

Forms completed and taking to view a property now. I really don't have much to.say at this point. Will come back to update the review if all goes well

This agency is completely dishonest and irresponsible. For months, we have been living with serious problems such as water leaks, moldy carpets, worms coming out of the floor, and rubbish left in the back yard. The smell and damp have made life unbearable and caused constant headaches for my family.

Despite repeated requests, the agency keeps delaying and making excuses instead of fixing the issues. They simply do not care about tenants’ health, safety, or rights.

Warning to future tenants: do not rent from them. They will take your money but never fulfill their obligations.

They are willing to try their best to help house people even in rough situations. Good honest customer service and fantastic hospitality.

Homes2let was a great experience for me. Upon approaching them when I'm looking for a 4-bedroom apartment, their staff ready to offer their assistance. Homes2let provides a service that is both professional and excellent.
I recommend anyone who is desperate to try them when looking for rent or other Services 😊
