Disgraceful company

Disgraceful company - all of the 5 star reviews on Google must either be fake or from brand new tenants who have yet to be let down the way I was. THEY do not care about you. You are a meal ticket to them. No respect, no decency. They will let you move into a house knowing it's already sold and kick you out in 8 weeks. They will lie to you and say it's a fire hazard to have a tumble drier because they don't want to pay for the electricity. They will send inspectors unannounced who will always let themselves in first instead of knocking, even if you are the sole occupier of a residential house. The inspectors will sneak around and leave dirty footprints on your yoga mats and clean floors. They will ignore a housemate terrorising you and contaminating your food with pieces of glass(!) They will ignore repeated power cuts (in winter) because the main building fuse is overloaded and causing a fire hazard. They will evict you with the minimum amount of time to prepare, even though they have known and been planning for months. Never deal with this miserable company or any guardianship if possible - they are money hungry sharks who fail the property owners and the tenants on both sides.

I had the misfortune of being in their crosshairs for 3 long years , save yourself the trouble.

Property guardianship differs from a traditional tenancy, with distinct rights and responsibilities for all parties, including arrangements relating to inspections and property access, which are clearly communicated throughout occupation.

This company is THE WORST guardian…

This company is THE WORST guardian company in the whole country. They are extreme capitalists and give zero care to the tenants, not only do they extort the tenants by making conditions of the buildings just above homelessness, leave us in zero degrees with no insulated buildings and complain about electricity bills when instructed to buy more heaters from our pocket, increasing rent without increasing the service and a serious judgement on the tenants as a whole - you can instantly feel you're nothing but a cash grab to fill in some unlivable space. The inspectors have a serious perverted issue and sneak in to the location even whilst hearing people in the building - because they are permitted access with their own key. If reported they did not knock - the company will always side with their creepy staff. If there is an issue in house - the company will always side with whoever seems more "professional" even if the perpetrator had severe intent to harm and decides to create chaos, tamper with housemates food, medicines, make up complaints - and, instead of having a reasonable conversation - decides to put glass in your food. But no, despite ample evidence the company will still side with the image the tenant portrays instead of actually giving a f to the tenants care or even bother to find out the truth. Not only does this company completely disrespects your human rights - they also do not count you in good regards for loyalty, or even paying rent on time consistently - they. Just. Want. Your. Money. DO NOT TRUST THIS COMPANY. They deserve no stars and a court case sent to shut the whole company down.

They deserve less than one star

They deserve less than one star, I haven't been able to get my deposit back after 2 months of moving out their property.

When handing back large properties, the process can take slightly longer as we need to check the building, but you should have recieved your DSP. Don't waste your time

Don't waste your time, energy or money with this company!
They are rude, don't care about the renters and are incredibly patronising. The houses are all also freezing and you only get 1 hour of heating a day 🙄

Dishonest and Negligent

I had such a miserable twelve months with these people that I'm not sure that I can give a balanced review. But here I'll try.

With only one or two exceptions, I believe the staff of Live in Guardians (LIG) must see their Property Guardians as some kind of sub-human lower class, un-entitled to courtesy, respect or rights. LIG are bullies who play fast and loose with contract law, so beware.

But that's opinion: the headline is based on a collection of demonstrable facts. These are some of them.

The license agreement (what would be your lease in traditional housing) is unique between each Guardian and LIG, and yet LIG are prone to assign collective responsibility for it's clauses. This is not something that their agreement or HMO provision permits them to do.

In spite of my following their rules throughout my tenure, time and again they tried to penalise me for the alleged behaviour of other Guardians and for their own lack of dilligence. After I left the building, they made deductions from my Damage Security Deposit (Incidentally, your DEPOSIT IS UN-PROTECTED as would be legally required in a traditional tenancy) This charge was for the disposal of unspecified items left behind by OTHER GUARDIANS throughout the building's history of occupation. This is common dishonesty. Any objection: ignored.

As for Negligence; there is a reporting system for faults or issues through which I experienced a very low rate of respose.

I reported:

The main code-locked gate was frequently being left open – often by LIG staff - admitting numerous trespassers. I never received a response. The situation eventually culminated in a burglary.

A persisting smell of electrical burning – an EMERGENCY identified in seconds by LONDON FIRE BRIGADE some hours after I was assured by the attending LIG electrician that there was clearly no problem. It was a faulty 63Amp circuit which was smouldering it's way across the distribution board in the cellar.

In spite of this, more than one query about the fire alarm system; the most serious being a “SOUNDER FAULT” which remained unattended some two weeks later (According to the fire inspection log it was actually first reported two weeks before that, leaving us for four weeks without a properly functioning fire detection system.

There are others and I've reported them to the relevant authority.

As a Guardian you are already sacrificing many of the statutory rights you would have as a tenant and what little you have in writing is heavilly weighted in favour of LIG. They don't appear to stick to the agreement anyway and there is nothing you can do about it. If you value your economic security and physical safety, I'd steer clear.
