I’ve been really happy with my tenancy at Local Lets. The room was lovely and clean when I arrived, and the onboarding process was really smooth with Steph being available online if I had any questions. There were a few maintenance issues whilst living there, and these were dealt with really quickly by Steph. The boiler did go down once, but again a handyman attended the same day. I would definitely recommend if anyone was considering moving into one of their rooms.

Having rented in London since 2015, and using other agencies, I have to say that this has been my best experience by comparison. Onboarding was smooth with great communication and the property has been perfect for my needs with great transport links. I was renting with Local Lets for 12 months and haven't had any issues. Having read some of the other reviews, many of the issues I have experienced using other agencies in other properties but personally I haven't had similar problems with this company. Would recommend for anyone looking for a shared house experience in the capital.

I genuinely wish there was an option to give zero stars.

I’ve just finished an 18-month tenancy with this company, and the experience was consistently poor from start to finish. There were repeated issues throughout, but the most unacceptable was being left without a working boiler for over a week, while being continually fobbed off with vague updates and no real urgency to resolve it.

Since leaving, I also discovered from neighbours that the property has been without communal lighting for over a week as well — raising serious concerns about basic maintenance and safety standards.

Customer service is extremely lacking. Communication is slow, dismissive, and often feels deliberately evasive rather than helpful.

What’s particularly frustrating is the disconnect between their marketing and reality. The agency promotes itself as award-recognised (including being a finalist in the HMO Awards), which frankly does not reflect the standard of service delivered.

They also increase rents annually for existing tenants, yet appear to advertise rooms at lower prices to attract new tenants — which feels misleading and unfair.

It’s also worth noting that their complaints procedure is no longer accessible on their website, and they have disabled Google reviews — which makes it difficult for tenants to raise concerns transparently.

The only positive aspect of my experience was the people — both housemates and neighbours were genuinely lovely.

Unfortunately, that is where the positives end. I would strongly advise others to proceed with caution.

I am suffered so much living within their property. There is a rodent infiltration within my unit and I have asked them to address this and block the point of entry many times and they keep promising a contractor that never shows. There have been many other issues including harassment from an abusive co-tenant that made threats on my life, I reported this to them and they deleted the messages they sent remaining indifferent because they did not want to compromise their profit. I would never recommend

My experience renting through this agency raised several concerns.

During the tenancy there were significant maintenance problems affecting essential services and safety in the property. Issues impacting plumbing, electrics and hot water were slow to be addressed despite the landlord’s legal duty to maintain installations for water, electricity and heating under the Landlord and Tenant Act 1985.

The tenancy terms also appeared to include conditions that do not fully align with established tenant protections in England. UK tenancy law provides statutory rights that cannot be overridden by contract terms, including rights related to quiet enjoyment of the property and the legal framework governing possession under the Housing Act 1988.

Some tenancy conditions also appeared inconsistent with recent UK discrimination rulings relating to blanket restrictions.

For this reason I would strongly encourage prospective tenants to read agreements carefully and be aware of their legal rights before signing.

My experience left the impression that contractual obligations placed on tenants were much clearer than the response when property maintenance issues arose.

They are slow to fix maintenance issues but fast in requesting for bills. and when they do, they find ways to take money from you. Leakages everywhere, blocked bathtubs and pipes and instead of them to get professionals to do it, they go in for cheap people. Because they know what they're doing, they turned off their reviews on google.

Our house has had a number of issues such as a blocked bathroom for 4 months which still has not been solved. Also, whenever we have asked for something to be fixed in the house such as leaking pipes we suddenly extortionate prices for call-outs are small quick-fix jobs.
