Property without the pain
Property Partner is the oldest, and largest property crowdfunding platform in the UK. I've been an investor for just over five years. Over that time, I've seen good and bad times in the market.
The website has never crashed, or been unavailable, whenever I've signed in. It's clear and easy to navigate.
If you fancy dipping your toe in the water of property ownership, without the hassle of actually buying a second property, then crowdfunding could be for you.

The market is recovering after crisis - this portal too.
This service offers an opportunity to buy fractions of properties and enjoy a passive income from dividends and capital growth.
The property market wasn't easy recently, but it's recovering. Some properties were not let, but had some maintenance costs and this explains loses. I see the company is putting a lot of efforts to maximise the value for us. We need to remember it's basically a trading platform - so whether we make profits or losses depends on our decisions, market conditions, supply and demand.

AVOID AVOID AVOID
If you want to throw money down the drain then this is the company to go for! I have lost money and gained zero. There are so many other platforms out there that are FAIR and not just for the higher investor. Shame on you Property Partner, I cant wait to get away from you. Unfortunately my property shares have dropped so low it just would not be financially viable. I had such high hopes with this company. So disappointed.

Changes to fees mean I'm now stuck.
Property Partner does allow you to access a variety of property markets with very little initial capital, this was great in the early days when you paid a fee per transaction, then could rely on a modest cut of the rental fees. Unfortunately now they've taken my money they've changed the fee structure (you now pay money per month for their "services") and suspended dividends to ensure I get zero income at all from nearly £1500 invested. This has meant I'm no longer investing through their platform as its essentially "dead" money for the time being.
Stick your money in a bank account you'll (probably) get a better return!

Avoid; you won't make any money.
As with many others, I was an early investor. I like the concept. Unfortunately they could not scale fast enough and so needed to compensate with higher fee levels. The fees are not comparable to market; the AUM fee of 1.2% of PV is higher than comps, and property & mgmt, maintenance & servicing fees etc are charged on top. The total gross to net leakage is therefore significant.
It is clear that the platform's interests are not aligned with investors'. The platform needs to earn fees through AUM deployment. An investor is seeking to make a return - through a combination of dividends & value appreciation however I suspect the average return across the oft-quoted 9,000 investors is somewhere between dismal and nil. Without a liquid secondary market this is effectively a long-term commitment to fund the PP platform.
Liquidity in the secondary market is poor and pricing is inefficient, as evidenced by the relationship between "valuation" and secondary market transaction values.
Can you acquire stakes in property at a discount to RICS valuation on this platform? Maybe.
Can you actually realise that discount? Will the platform still exist when it comes to sale? Will they actually sell or will they find a way to feather AUM? TBC.
Do I trust the platform to manage my money in a bona fide manner? No.
Caveat emptor.
Full disclosure - I have been invested for >5 years, initially with £30k with a view to increasing allocation over time. I have now reduced to £5k which is locked in assets which are trading at a significant discount to acquisition price.

Wouldn't recommend
The original business model didn’t work and it was a case of either introduce new fees to generate extra revenue, or the company wouldn’t have been a going concern.
They therefore introduced new fees and you can read the previous comments and see they annoyed a good number of its users (myself included). No doubt someone will be along shortly to tell me the fees are comparable to the industry average. The fees are far worse for smaller investors and you’re left with situation to either sell at a massive discount on the resale market, or watch your investment slowly get eaten away by fees. The fees on a £250 investment are ridiculous, anyone investing a smaller amount wouldn’t have done so if they knew the new fees were to be introduced.
I’ve been waiting patiently to get my money out at the five-year anniversary. Those dates were pushed back due to COVID. Some properties they are now trying to sell are not selling at the value quoted on their site (the same value they’ve been basing their AUM fee on) so in some instances are being pushed back a further 12 months. While that’s great for them as they can continue to charge fees, it’s no great for the investor that wants out.
If I trusted them, I’d be snapping up bargains on the resale market, but ever since they introduced their new fees I don’t trust them. Property prices have gone up considerably since I first invested, but I’ll be glad if I can eventually get out at break-even. Overall a rather negative experience

The implementation two years ago of a new fees policy really hit small net worth investors like myself. Up until that point I was very pleased with the return I was getting on a very modest investment, which was outperforming my ISA at the time. The new fee structure wiped out around half of my monthly dividend. While I do not blame the company for the complications of covid, I am not sure I would recommend this approach now for anyone with just small sums to invest as it was initially advertised.

Property Partner has helped me become a better investor
Property Partner (PP) is a data-driven platform that provides a wealth of information on the individual properties, market conditions and investing strategies. Investors are kept updated on what is going on with individual properties, especially the impact of the Covid 19 pandemic. Investing with PP has helped me gain a greater understanding of the stock market and also the impact of value investing. Recently, PP provided data on the benefits of placing bids as opposed to just buying shares at the “buy price”. This has been a true eye-opener for me as I have come to realise that by buying shares at a reduced cost I can get more shares for my money, and so receive greater returns. It’s also a lot of fun!
PP even organises my portfolio dashboard so that I can see which properties are doing better and this has shown me that bidding at lower prices has led to better returns.
However, while PP provides the platform for investing in property in the UK, I believe it is my responsibility as an investor to do the proper research, including outside the platform, in order to make better investment decisions.
PP doesn't sugar-coat anything and so I always feel I am getting accurate and truthful information.
I would recommend PP because the team are knowledgeable and always polite in their communications. The platform is well organised and they are always seeking ways to improve the way they do things.
However, property investing is necessarily a long term strategy and requires patience to achieve optimal results. I have been investing with PP for almost 18 months and with my new investing strategy and the opportunity to purchase shares at heavily reduced prices right now, I am looking forward to even better results in the coming years.

There's nothing in it for the investors
I signed up thinking this is a magnificent idea. I want a £1m Thames-side flat, but I can only afford 1/10th of it. So here I can have a share in a property. What's more, I can diversify and have lots of shares in a property. GREAT. What a fantastic idea.
So I put money onto the platform. I excitedly looked at the properties. I happen to prefer non leveraged investments. Found one. BINGO. Looked at the rent, £18k on a £475k place, sounds ok. Looked at the cost breakdown and 6k went on AUM. Absurd. £2k went on lettings and management. Well, who's managing it? The guys we pay £2k to or the guys we pay £6k to? Then a host of other fees, essentially leaving the investors with £1.7k from the £18k rental. Madness.
Effectively you own a £475,000 asset that pays you £1,700 a year.
You look at the secondary market and there's no size in there. Previous sales all seem to be £45 here, £26 here --ooooh £100 there.
Disappointingly, I will now withdraw my money without making an investment.

Invest in REITs instead of Property Partner
Like many others have said, it started out well but turned into a great disapointment. I have tried many many services in alternative finance (20+) but Property Partner turned out to be among the worst.
I dont like how they advertised the platform with low fees, attracted investors, and then once we're locked in they suddenly raise (and introduce) lots of new fees. These new costs obviously reduce return and hence the value of your investments.
Just look at the chart at their webpage, the property valuations have been in the worst bear market for a very long time (through their site). This have been strongly affected by their decision to add lots of new fees.
The reasonable thing for them to do would have been to only add the new fees to investments that were made after the fees were introduced. We investors entered into a deal with them on one set of terms and are now in a completely different situation that we werent able to negotiate or accept.
Now we are locked in and we can sell our investments at a huge loss or wait for years to hope for exit.
Im sure they will answer to this post with their standardized pitch.
My recommendation to all of you who read this is DO NOT lock yourself in with Property Partner.
Just select Real Estate ETFs which have much better liquidity and less fees. Especially if you are a small investor.

Having invested on this platform for almost 5 years my experience has been excellent. There are a wide range of investment options allowing you to readily achieve a balanced portfolio across the profile of residential and commercial options including Innovative Finance ISA. The management team maintain ongoing vigilance and adapt with market trends to ensure risks are mitigated or minimised and opportunities are capitalised upon. Suitable for any size of investment from £100 upwards and easy to buy, sell and manage through the online portal.

Unacceptable management fees
I have been with PP since nearly the beginning. A fantastic idea, and executed superbly well. However since the founder left, there have been significant changes introduced without consultation, largely for the negative.
The most significant in terms of eroding trust was the sudden introduction of AUM (assets under management) fees. I logged in to my account only to find my usual dividends had been sliced nearly in half. While I can understand the need to introduce AUM fees, this should have been done with considerable advance warning, providing investors unhappy with the changes with ample opportunity to exit the platform.
In addition, the structure of the fees seems designed to punish smaller investors, as there is both a flat fee, and lower rates for larger investors. This structure also unfairly hits early investors, as the early properties were low in rental yield but with high capital gain potential. It is also sad that there is absolutely no form of recognition of loyalty to the platform.
In a positive development, 2020 saw the introduction of enhanced financial disclosures. As welcome as this was, it revealed another huge disappointment - that AUM fees were still being taken from loss-making properties, thus further contributing to the deficits. Taking an AUM fee for assets that currently have a net deficit is completely unacceptable. Fees should only be taken from properties with a surplus.
