⭐ If I could give zero stars, I would.

Welcome to MHS Homes — where apparently “customer service” means sending you a service request email and hoping you eventually get bored enough to stop complaining.

Where do I even begin?

We’ve had a fly infestation serious enough that MHS previously paid £2,000 in compensation. You’d think that might have encouraged them to take future problems seriously. Apparently not.

Then there’s the communal area, where we’ve had to deal with persistent smells of dog urine, dog faeces, rubbish and weed, because apparently basic cleanliness and a pleasant living environment are optional extras.

There has also been a hole smashed into the communal wall which took MONTHS to repair. Months. Clearly the wall wasn’t considered urgent enough to bother with.

And then we have the absolute masterpiece: the communal postboxes.

They’ve been broken into repeatedly, and post has been stolen — including important personal correspondence and birthday cards/money. We’ve reported it, contacted the police and repeatedly raised it with MHS.

And their response?

Not “let’s secure the postboxes properly.”

Not “let’s investigate why residents' post is repeatedly being stolen.”

Apparently the magical solution is to reclassify everything as a service request and send another email.

Honestly, I’m starting to think if the roof fell in, MHS would email me saying:

“Thank you for contacting us. We have logged your collapsed roof as a service request. Please allow the appropriate amount of time for absolutely nothing to happen.”

Meanwhile, there are also ongoing issues with drug-related activity around the building, including people repeatedly buzzing residents at ridiculous hours to gain access. It is incredibly intimidating and unacceptable.

I pay £894 a month in rent. I don't expect luxury. I expect the basics: safety, security, cleanliness, functioning communal facilities and a housing provider that actually takes serious complaints seriously.

Instead, it feels like MHS Homes has perfected the art of passing the parcel until the resident gives up.

I've complained. I've reported issues. I've contacted the police where appropriate. I've raised matters repeatedly.

Yet somehow the answer is always another bloody service request.

At this point, I'm not asking for special treatment.

I'm asking MHS Homes to actually take responsibility for the condition and security of the building their tenants pay them to manage.

Because apparently that's a five-star expectation from a one-star landlord.

do not buy or rent from mhs. as ther services like capital drainge will do alot of damge and mess up ur life. do noy fall into this trap. from mhs.

Appalling company who don't maintain and keep clean their properties that they are supposed to manage. I have sent them pictures of one of their car parks, full of rubbish and flytipped rotten food mice living amongst it, old broken chairs, furniture. Told me its not on their boundary 🤔 when on google it states that they are responsible for this car park and the flats.

Mhs is far the worst landlords I ever delt with . Speacialy there services is absolute joke. They never fix or they will keep delaying the process to solve the issues. Better off living on the street. There houseing have some serious health safety issues. From mold to contaminated soil from dog litter human urin. And you will be dealing with lots of noise and drunks.

Don’t fulfill repairs and disrespectful staff, as well as not equipped to work with vulnerable people

Terrible. 1 year with a broken boiler. Noisy tenants. They don't care. Worst place I ever lived.

This people are absolute liers. Worst landlords I ever delt with. Mhs don't care about nothing. And the people that work there are totally useless. Just waste of money. There services is also a scam. Better live in a tent

I have been a tenant with MHS Homes Medway for about ten years.
When i have requested repairs they have been sorted in good time and to a good standard.
Every call has been answered in good time, addressed and had queries all resolved quickly.
My house is in a good state of repair and have had a new kitchen bathroom and d/s toilet all done in the last couple of years.
I have found MHS to be an understanding caring landlord the whole time.
Being involved in customer experience panels and focus groups gives tenants a
Voice which is also very good.
I can’t fault them :)

it worst mhs homes company if you have any problems with neighbour mhs don't care they are lots of people working in office don't really work they just chatting having laugh not getting on they jobs these people should be sacked I have been mhs alots of time for problems there are not interested at all worst landlords mhs ever

Worst type of landlord, out of hour's repair what a joke have been left 24hrs so far with out a working toilet that's not like Niagara Falls. Have had to switch water off to the bathroom

MHS Lettings in Leeds have let a property to my daughter and her friends which is not habitable. They were looking forward to moving in last weekend and when they turned up the place was so disgusting, with woodworm, snails, rising damp, mold, dust, cobwebs, dirt, plaster and paint pealing from the walls and ceilings. The smell of damp is stifling. No dustbin outside. Old dirty smoke alarms. I didn't see a carbon monoxide alarm. Gas cooker I was told one of the ovens don't work, one of the fridge freezers don't work. There's freezer dumped outside in the garden. An old toilet just left in the hallway by the front door. Half of the electrics do not work. The state of the property is not what they viewed earlier in the year. I can only think that the problems were covered up when they went to view with all the fancy rugs and pictures on the walls. How can a letting agent rent property out to students in this state. It's so upsetting. They couldn't even be bothered to have it deep cleaned. My daughter and her friends are scared to move in because it's so bad. The landlord has promised to take care of things by end of July. I am going to give him the benefit of the doubt before I call the council's environmental health dept. if repairs are not done. As for MHS Lettings, shame on you.

Member of MHS public workers was working with a leaf blower and blew dirt and dust in my eyes and just carried on like nothing happened

The worst place I've ever lived in my 38 years. I ended up in hospital with a permanent medical condition because they wouldn't fix a simple door that was waking me up several times a night. The only response I get is sorry it's frustrating for you but we can't do anything about a door lol when we all know they could fix a door, it's not a difficult task but for MHS fixing a simple door is a monuments task that is totally out of their hands. I ended up in A&E and then referred to ambulatory emergency care because my body is now over producing adrenaline because of only getting 2 hours sleep a night because I live above the door. Not much to ask really when in consideration I now have a permanent medical condition caused by them not fixing a door lol but please be aware MHS homes will not help anymore with medical conditions and they seem to think it's funny. Please don't ever go for anything to do with MHS homes because they will let you down without any care for your personal well-being

Would just like to say I’m a private tenant that lives on Chatham Grove and it is such a pleasure to come home from work on a Friday and see how immaculate the Place is after John the caretaker has been around. It’s just a shame. No one looks after it because come Saturday it looks like a dump again.
John obviously takes pride in his work and should be commended as it’s not a very nice job to start The day with

sorted out. Polite and professional.

Firstly, I have given 1* because they don’t have a minus star rating.
Secondly the property they rented me at nearly £200.00 per month was and still is infested with bed bugs and overrun by mice! Don’t bother with these landlords.

MHS homes workers carried out work 1 man cant remember his name come june to do my cooker port very polite and come on his day off to finish thr job outstanding person.

on the 16th of july 2024 a worker named Alfie did work on my storage heater changed it to a new one, he was very polite and cleaned up his mess as he wrnt along very good on saftey as no hazzardd and cleared all parts with him and explained how to work the heater thank you to the repair team you are all outstandibg workers

Agree with a previous review. Offered OAP Bungalow back in December 2023 - told to be prepared to move quickly. Its now May 2024 and no nearer a moving date.
