I used Bianca’s service in 2025 when recommended by an estate agent. Bianca advised to undertake a level 2 survey although I was originally thinking of level 3. It went well initially and I found her easy to talk to as she was professional and friendly albeit not very responsive. I first had a report and it had missed a few things that I’ve spotted upon visiting the property that wasn’t in the report. A second inspection was carried out and an edited report was then supplied. I then had those issues fixed which I was glad to have spotted.

The 2nd report didn’t show any major problems and we went through the purchase in the end. However, after a couple of months of moving in, a leak & damp occurred in the loft. I’ve had a few roofers check and they all said the same thing - the ridge tiles were very loose and the mortar in between was missing which would’ve caused the issues. They mentioned this should’ve been picked up on during the survey. I got in touch with Bianca to raise and an inspection was carried out. Nothing happened at the end as the report concluded the gaps might have appeared between inspection! I was not pleased considering there were so many things missed during the survey. We are also getting damp/mold problems in some of the bedrooms & bathroom which again was also missed.

I now wish I’d paid extra and went with a company with a lot more experience who would’ve made a thorough inspection. Now it feels like a waste of time and money (and loss of trust). I would not be recommending her to my friends & family.

We recently employed the services of Olivia Thomas Estates Ltd to carry out a Level 3 building survey on a property which we are hoping to buy. From start to finish, our surveyor, Bianca Cullis, was incredibly professional and approachable. She conducted a thorough survey at the property and produced a very detailed report that more than exceeded our expectations.

Not only was Bianca able to carry out the survey within our desired timescale, but her extensive knowledge and expertise were also evident throughout the process. I was looking for a Level 3 RICs report for a 125yr old property I had found, made an offer on and the vendors wanted a quick sale. Whilst searching local and online companies for the right company to carry out the survey, I found Oliviathomasestates.co.uk and through their website made contact with Bianca.

There was no hard sell, but I was able to ask sufficient questions to reassure me that this was the surveyor I wanted to choose. Bianca is a very knowledgeable and qualified individual who was able to talk me through the inspection process is a calm, explanatory and very professional way. I was very impressed with the service being offered including aerial photographs and a face-to-face meeting to discuss and help me interpret the findings in the final report and, offer very welcome advice and opinion.

In terms of the final report, it was very comprehensive, well set out, understandable by the lay-person and completed in double quick time. I was able to grasp the significance of the detailed findings in order to make a huge financial decision to continue with the purchase. Bianca's report also gave me a list of useful questions to draw upon when speaking with my conveyancing solicitors ensuring that any potential issues identified were raised.

As far as the cost of this inspection report was concerned. I had no idea what a RICs level 3 might cost me given that the last time I had a survey done was in 2006. However, Bianca's charges were very reasonable compared to some very 'silly' quotes others had provided. She was not the cheapest quote, but quickly showed that value for money is relative especially when the product you are looking for is produced in a very timely manner, identifying the issues you expected it too but, moreso, the skilful delivery of the report, the depth of knowledge and customer care that went into producing it including, after sales advice and ongoing support should it be required. This aspect really stood out.

I am glad that I found this company and Bianca. I cannot recommend Bianca highly enough and I would have no hesitation in using her again.

I cannot recommend Bianca enough. I came to her with an impossible deadline - to perform a level 3 survey on a grade 2 listed barn with outbuildings, stables and land and turn it around in less than a week. She delivered on all fronts with a friendly yet professional approach. Bianca was available day and night and worked long hours to get this across the line for me.
