I have a term sheet that states no penalty for early buyout after 12 months. I didn't do my due diligence and read through the actual contract, and it turns out they excluded it from the contract. I view my relationship with this lender to be less than an honest one. They put a blanket lean on 3 businesses for $98,000, and refused to not blanket lean assets that weren't even part of my company yet. This prevented me from attaining another loan from someone else, and I was forced to pay off this loan, 3 years early, and they got all of their interest 3 years in advance when they shouldn't have gotten it at all.

Make sure you look at your contract closely regardless of their promises. They behave like vampires and look to see how much blood they can suck out before you notice.
