Needed a technician to take a look at my thermostat. The Regency technician was helpful and expedited my claim. She stated a technician will be in contact with me. Now, we wait for the outcome of the technician review to determine how "truly" helpful thus process was.

I had a terrible experience with…

I had a terrible experience with Regency Home Warranty and would never recommend them to anyone. Trying to get a refund has been an absolute nightmare. I’ve had to call over and over again just to get any kind of response, and even then, no one ever follows up or calls back like they say they will.

It feels like they just keep giving me the runaround, hoping I’ll give up. The lack of communication and accountability is incredibly frustrating and unprofessional. A company that treats its customers this way should not be trusted. Save yourself the stress and avoid Regency Home Warranty at all costs. Stay far away from them…….

Disappointed and frustrated

Well, let's start with the very reasonable monthly rate, and low service call out fee, but that is where the positive stops. I guess if you had a new home with very little to worry about, and a tight budget you might get Regency as extra peace of mind.
Frustration from the start! Ice maker won'tfeed ice, & pump runs, but no water dispensed, not covered. Garage door not operating, Nope. Only if the problem is physical parts operation (rails, springs,motor). Issues coding the remote, or broken receiver on the lift motor, not covered. Garbage disposal, they refused to come out to the house. Assumed it was more than 10 years old, and offered us $75 towards a replacement, nothing for installation labor. Talk to a supervisor? Useless. They read the same company policy statement as the clerk. Regency Home Warranty has been nothing but a disappointing and frustrating waste of time. Don't bother.

You decided to just pay for the…

You decided to just pay for the cheapest replacement on the market and make me pay for the installation out of pocket. $75 dollars is not even close for replacement and work. My year with you is up in 2 months and as of now I will not renew my membership.

Buyer Beware: Deceptive effective dates and hidden payout caps


Buyer Beware: Deceptive effective dates and hidden payout caps. I signed up in Dec 2025 with knowledge of 60day waiting period - so my effective start date being Feb 10, 2026. Regency agent over the phone NEVER mentioned after the start date there is an additional 90-day clause (Section 11.17) that limits claims to only $175. Their own sales rep admitted this "waiting period on top of a waiting period" wasn't disclosed to me over the phone. Now it’s March and I am capped for a water leak.

If you have a claim in this ADDITIONAL 90days don't expect them to pay more than $175.
And yes I asked the sales rep exactly- after the 60 day waiting period if I have a claim, I will be approved for the max allowance on the work? He said yes. Never said, well, there is an additional 90 days then you can be covered to the max allowance.

This was my first claim

This was my first claim. I had trouble finding a phone number. The link I was supplied said my email was wrong. When I did finally talk to someone she was pleasant.

No Contact Numbers

It was extremely difficult to find out how to place a claim. I ended up finding a number to the billing department and they transferred me.
