I first discovered S8 Acquisitions through a Facebook ad while looking for ways to expand my investment portfolio and grow my income. From the very first interaction, I knew this experience would be different.

My first point of contact was Jon in recruiting. Right away, I was struck by how honest and understanding he was. Unlike many programs where recruiters are pushy and adamant about you joining on the spot, Jon gave me the space and time I needed to think. I truly appreciated the "no-pressure" environment.
Generations of Expertise
As someone completely new to the real estate business, I was looking for mentors I could actually trust. I worked closely with Julian and Frank, who bring three generations of experience to the table. Their depth of knowledge made me feel like I was in reliable hands. Most importantly, they didn’t just sugarcoat things; they were honest about both the pros and cons of the business, which gave me the confidence to learn from them.
A Supportive Team Every Step of the Way

• Dan (Loan Officer): When it came time to close on my first house, things got a bit bumpy (as they often do for first-timers!). Dan went above and beyond, scheduling extra time to walk me through the paperwork so I understood exactly what was happening.
The Verdict
What I love most about S8 Acquisitions is that they work at your pace. I was very cautious and took my time making decisions, and the team never rushed me. They literally held my hand through the entire process, removing my fears and clearing up my confusion.

I’ve had a great experience working with S8 Acquisition so far. I signed on at the end of 2025 and was able to get started by the second week of 2026, which really showed how organized and efficient their onboarding process is.

The team has been incredibly responsive and supportive throughout the entire process. My day-to-day contacts, John and Jean, have been fantastic—always available, proactive, and extremely helpful in guiding me through each step. Kyle is my account manager and he is super helpful with more than just the company and the process but also other creative ways to fund these properties. I have enjoyed my start here at S8 Acquisition. The team is very welcoming and customer focused. Maria Garcia-Maturan has been exceptional. Mandel has also been great to work with. I really appreciated that he took the time to give me a call on a property that I declined to peruse. I ended up going through with the purchase and it turned out to be a great decision. I really appreciate her prompt replies and strong attention. I also like that the Proformas can easily be download into excel. Julian and Frankie are very down to earth people and very approachable.

Its been a great experience so far since I first engaged with the S8 Acquisition team in July 2025 till my first closing with S8 in February 2025. From the initial (pre- signup) interactions with Mo, to post signup interactions with the co-founders, Julian and Frankie and the transactional interactions with Mendel and team, Christa and team - all these interactions were professional and with a 'customer-centric' approach. While i did see some processes evolve during these 8 months, each evolution helped improve my experience. S8Acquisition's 3rd party recommended partners/providers like the lenders, property management companies, are well chosen experienced companies/professionals and this facilitated the closure of my property transaction. The founders are open to feedback and the availability and responsiveness of the team is very reassuring for a first time investor like me.

Julian and Frank have been amazing in helping me secure my first property though I haven’t closed on one yet.

The personnel of the various teams were very professional and helpful. I was able therefore, to obtain direct personal service delivery by persons in their respective areas of expertise.
The consultant who stood out most was Brian Nogaro, the one with whom I had the most contact with. Brian literally set me up for success: From day one, he took time to explain the entire process step by step and made sure I understood what to expect. His knowledge of the housing system, attention to detail and quick response made everything feel less overwhelming.
Any time I had questions or felt unsure. He was patient and reassuring. Because if his guidance, I was able to move forward with confidence.

The team was knowledgeable and very professional they let me know the process and walk me through and there was someone that I could contact when I did not understand or have any questions

S8 is a legitimate company. They have a good platform and a team that helps through the process.
The model is basically, you pay an up front fee of 10k. This gets you access to their off market listings. There are two problems with their listings. 1. The seller wants to close within one week. Basically they know their house is in bad shape and they want the buyer to rush and miss things. 2. If there is a good seller, the house is in bad shape and needs lots of repairs. Not worth the money. It’s better to search in your own area with a good realtor. That’s a much better approach to this.

Overall very positive. Real has been very helpful and responsive which I appreciate. I think there's been some choppiness in communication between the onsite realtor, S8 and myself, so maybe call with us all together after an inspection is done might make sense in the future. But overall very positive experience with the S8 team.
