Very impressed with this surveyor company.
They produced a fully comprehensive report with very few caveats like we couldn’t inspect this or that because we couldn’t get access etc..
The report (which was lengthy) was produced in a few days which didn’t hold up the buying process at all.
He gave us a very helpful overview face to face after he’d finished, which basically tells you either there’s nothing serious to worry about or it’s going to cost a lot to sort. Which is just what you need.

After completing the survey, he met me at the property to discuss his findings, which was extremely helpful and saved me a lot of time. He took the time to explain everything clearly and addressed any questions I had and even gave some advice about potential extension.

Matt was super helpful - he was patient in understanding key areas we were looking to understand, clearly took time at the property during the survey and provided a fully comprehensive report. Richard Cobb had a very good way about him with the vendors, seemed to have kept them very much onside which allowed him to walk me round on the day of the survey, pointing out issues.
The level 3 report produced was highly detailed, but written in plain English.

We recently engaged Sanders Cobb on a level 3 survey of a detached house prior to purchasing. The service from start to finish was exceptional. Scheduled a level 2 survey quickly, talked us through the main findings and then gave us a detailed report. Richard was very responsive to our emails and answered all of our follow up questions.

Couldn't recommend any more. I dealt with Richard, who not only provided a comprehensive survey, he met with me in person and went through the entire house which gave me extra comfort in the property purchase. They were not the cheapest quote I had received but the saying 'you get what you pay for' certainly applies here, and the results actually allowed me to negotiate a reduction in price, that covered the cost and more. To round it all off Richard made himself available for follow up calls where I had further questions. All in all a very good experience.

Matt at SC was great - clear on email during booking process, not pushy for higher levels and quick to call with summary details following the inspection. He then send a very comprehensive and detailed Level 3 report identifying things to look out for, and answering follow up questions. Some terminology required query or internet searching but there are useful template diagrams etc in the report to outline them as well. Booked based on great TP reviews and was not disappointed.

Would suggest one work-on: would be good to understand what in a report is a worst case scenario risk, or one that could threaten to stop the conveyance entirely, versus what are things more to look out for/monitor but ultimately shouldn't put us off.

Richard provided a meticulous Level 2 Home Survey Report for our property purchase. The attention to detail provided in his analysis was exactly what we were hoping for. I have had survey reports on other property purchases, and this was the best by a distance. Would highly recommend. Communication was excellent. And the option was given to attend the property during the survey, and also to speak through the report on the phone afterwards.
