Scottish Business Agency (SBA) is a friendly, forward-thinking commercial agency based right here in Scotland. We specialise in the valuation, sale, and transfer of trading businesses across the country — from buzzing cafes, bars, restaurants, pubs and hospitality spots to retail, convenience, hotels, industrial units, and self-catering setups. We’re passionate about Scottish businesses and the people behind them. Whether you’re an owner ready to exit, a buyer hunting for your next opportunity (hands-on or more passive), or a commercial landlord looking for the right tenant, we keep things straightforward, transparent, and personal. No hard sell, no call centres — just real people offering honest advice and a proper 1-to-1 service. Founded in 2021 with over 40 years combined experience in the team - we’re big enough to deliver professional marketing and appraisals (including free ones to get you started), but small enough to stay agile, approachable, and genuinely invested in your goals. It’s a people business first and foremost — we love meeting owners and operators, understanding what matters to you, and helping make it happen. If you’re thinking of selling, buying, or sourcing tenants in Scotland, drop us a line. We’d be chuffed to chat. 🏴

Mark and Josh are very hands on unlike other companies. Their list of contacts are endless and this helped me sell a property that a previous agent couldn’t.
Please don’t use them as that means they will be too busy for my future developments. Top Marks
Thank you to SBA for an excellent service. Professional and knowledgeable, with a strong understanding of valuations and figures. Very pleasant and helpful to deal with, and provided clear, practical advice on available options and other requirements. Highly recommended
We recently completed a purchase with the support of Mark and Josh, and I can confidently say the service from start to finish was outstanding.
Both were highly professional, knowledgeable, and proactive throughout the entire process it was a very very complex SPA.
Communication was clear and consistent, and nothing ever felt like too much trouble. They kept everything moving efficiently, dealt with any challenges quickly, and ensured the transaction progressed smoothly at every stage.
What really stood out was their attention to detail and genuine commitment to getting the deal over the line. It’s clear they take pride in what they do and understand the importance of delivering for their clients.
I wouldn’t hesitate to recommend Mark and Josh to anyone looking for a reliable and results-driven hospitality selling agent team. A great experience all round.
I have been dealing with Josh & Mark for a few years now.

No time wasting, no promises, no nonsense just honest sound advice
If you are in the market to buy lease or sell
