A truly terrible experience that has caused significant delays in our lease extension process. We paid the full fee of £750.00 for the Lease Extension Valuation, and the survey was successfully carried out on March 10, 2026. The expected delivery time for the report was within 10 working days of the survey date.
As of today, over six weeks later, the final valuation report has still not been delivered to L&Q. This has severely stalled our property transaction. We have had to relentlessly chase the report, including:
• Multiple emails from me dating back to March 28, 2026, and again in April.
• Repeated urgent chasers from L&Q Homeownership Officers.
• A telephone call I made last week, after which L&Q still reported they had not received the report, despite being told you would provide it.
This level of delay and lack of action for a time-sensitive, fully paid-for professional service is completely unacceptable.

To clarify the timeline, the property inspection was carried out on 10 March 2026, and the valuation report was completed and issued to our client on 12 March 2026, within the anticipated 10 working day period.
Following this, on 26 March 2026, representations were received from a third party, and we entered into further correspondence to address points relating to special assumptions within the report. This is not uncommon in lease extension matters, although it can sometimes extend the process while details are clarified and agreed between parties.
We recognise that there were delays during this stage, partly due to wider workload commitments, and we sincerely apologise for any frustration or inconvenience this may have caused. We appreciate how important it is that all parties receive the necessary documentation promptly.
