Do not deal with this place, shady people who take your money and tell you there is nothing they can do

Do not deal with this place. Called day before check in to tell me they hadn't heard from owner and its a holiday week so they cannot fulfill my last day which is my birthday. So much for plans. Would not offer any refund on a portion of cleaning or resort fees. Just the one night at the average night rate!! The operators cannot answer questions and seem to not understand English. They struggle to speak or type it in a way that makes sense. They were very shady about everything. As I type this I am on my way to resort to see if I have any vacation at all. Takes a week for a refund..whatever man you take it instantly you can put it back the same way. I have used Vrbo 2 other times with no issue. Never again!!!

2 weeks before our 4th of July stay in…

2 weeks before our 4th of July stay in Daytona Beach I receive a text saying that they were unable to contact our property manager:

Hello Curry

We are reaching out in reference to the "Reservation Booked" in Wyndham Ocean Walk.

We are sorry to inform you that we are a management company and our owner client has been non-responsive. Owners, pass away or sell their units sometimes without informing us. A refund will be processed.

This is 2 weeks before our vacation in Daytona Beach...

I have traveled my entire adult life and have never in my life experienced the type of service that can not find a location after price was paid in full.

This is easily the worst service I have ever seen and I will be filing fraud charges with my bank and continue to post reviews online everywhere about this company...

ZERO stars!!!

ZERO stars!!!! Stay far away from this company. Booked a condo in Pigeon Forge TN and was sent a text the day before check in that we were being moved to a different condo “right down the road” when they sent the new address it was 45 mins away. They are refusing to do anything so I will be disputing with AIRBNB and my CC company.

I booked a reservation through AirBnB…

I booked a reservation through AirBnB in Williamsburg,VA with a host named Christian. Paid half, then 10 days later remainder.
2 weeks after initial reservation I am being told it's unavailable. They are offering me a 1 bedroom accomadation where I had reserved and paid for a 2 bedroom.
I don't think Christian exists and was told the company was Resort Rental Pros.
WOW. VERY UNPROFESSIONAL.

If there was a negative star I would…

If there was a negative star I would select it! Just like others Here, booked a month in advance and in 5 days got a text saying couldn't reach owner and they could only accommodate part of our stay. Cost us an additional 700 plus dollars for the 3 nights elsewhere last minute. Lots more details of this scam. We are leaving for our son's baseball tournament tomorrow. I called Airbnb today. They said they were going to call host and call me back in 15 mins or so. Well that was 2 hours ago. I was told days ago they were processing a refund. I knew that was a lie! Airbnb said no refund was issued. I had no idea this was a third party rental company when I booked. People do not realize that when they book until it's too late! Did Airbnb help any of you?? I can't believe they never called me back either! Unbelievable!

Worst company ever

Booked a 10 day stay in Kauai months in advance. Five days before trip, they called and said they could only house us for 5 days! Same story as everyone else here - owner canceled. They did the exact same thing to friends who booked at the same time. No help in rescheduling. No credits. We would up having to spend thousands more to find a place last minute. Meanwhile they are posting our units as available on Air B&B. Worst company ever. Avoid at all costs.

Ruined our Vacation!!!

We booked property 3 months in advance and this company sent us an email 2 days before our family vacation to Disney World and said the owner cancelled. They did not assist us in finding another rental and said here's your refund. So, 2 days before we booked another place out of desperation (lucky to find one). They had horrible customer service and didn't have the decency to call only email. What if I didn't check my email until we got there. They ruined our vacation even though we made the best of it. DO NOT BOOK THROUGH THEM. Ohh and by the way if you cancell No Refund!! Horrible horrible horrible.

Resort Rental Pros is absolutely horrible

This company is absolutely horrible. They rent properties through VRBO and AIRBNB. Usually it's timeshare properties. They will steal your money and their customer service is basically non existent. When an accidental reservation for the wrong date was made I immediately called to explain I pushed reserve too soon. They refused to let me change the date. Told me they have no cancellation - even though it was less than a minute later and I didn't want to cancel. Just wanted to change the date. I was hung up on and treated awful. After a week of trying to figure this out I tracked down the owner of the company and he agreed to let me put the money towards another rental if booked within the next 12 months. I would not have to pay anything else. After covid finally loosen up traveling destinations I was able to book and was told I still had to pay the cost but as soon as I check in would then be refunded 100%. I told them I was very concerned that I wouldn't get my money back after all the problems I had with them. They put it in writing and said this was the only way to do it. So of course after my trip I still did not receive the refund. Called to find out what was going on. Finally received a partial refund but when I called to ask where the rest was I was told that was the cleaning fee and taxes and fees. I told them I was told in writing that I would get 100% from my canceled reservation and they said that this is all I would get back. I have been hung up on and keep emailing and asking where the rest of the money is and they just read from a script each time saying they can't refund the other money. I'm so angry because I should have known better. This company just steals your money. Unfortunately I am now afraid to rent anything through VRBO because if they deal with a terrible company like this who is to say that their other rentals aren't run by companies just like this. They really should make sure they have reputable and upstanding companies that they deal with.

Stay away!

We booked a property through VRBO in January 2021 for a trip in March 2021. Received a confirmation from VRBO on March 13th only to get a TEXT message from Resort Rental Pros telling us that our reservation was cancelled because the unit was sold due to covid. Now there’s not a room to be found at our destination. You can blame a lot of things on covid but you don’t just sell a timeshare overnight. Do your homework before booking and STAY AWAY from this company so you don’t experience the same disappointment that we did.

AVOID this UNETHICAL company at all costs!!

NEVER book with this unethical company! I'm out $1,500 because they refused to refund me when my trip for 16 people had to be canceled due to COVID. I was unable to travel with a group that size, or travel out of state at all, in the month that I had booked the cabin. I would have been violation of the law to do so. The company refused to provide me with a refund and instead offered a credit for future use. When I filed a charge dispute with my credit card company, as is my right as a cardholder, the company fought it every step of the way. Not only did they prevail in refusing to provide a refund, but they now absolutely refuse to even provide me with a credit in retaliation for me (per their own words) for filing a dispute. This is, according to my bank, a direct violation of their merchant agreement with them.

So what's my remedy then? I explored small claims court, but BE SURE TO READ YOUR CONTRACT, as it includes a FORCED ARBITRATION clause. And the kicker? The filing fee for arbitration, through the American Arbitration Association is $950, and there's no guarantee you'll win... meaning you're out potentially as much money as you were fighting for in the first place. They know this good and well, which is why they use this shady tactic. AVOID DEALING WITH THIS LYING, UNETHICAL COMPANY AT ALL COSTS!

We rented from Jackson Mountain Homes…

We rented from Jackson Mountain Homes in Gatlinburg, Lone Wolf Lodge over Christmas. CUSTOMER SERVICE IS non-existent. Once they get your money they do not care about you. Arrived at our cabin and when we gained access, we discovered we had 7 towels and we would need the trash picked up on that day. They are very tacky in their listing to make sure that you KNOW that they will only provide one towel per person. We have 10 people and 7 towels, no biggy, I will call and obviously I did not mind washing, but wanted to have at least one round of towels for everyone. Left a message with customer service and never received a call back. Ok next day, called and the lady was rude and said she had made a work order for that...ok how am I supposed to know unless you let me know. Ok whatever, they dumped the trash and brought towels while we were out. Great. Then that night the electricity goes out. Ok there are a few flashlights around but we have NO heat....How do you run a business in the mountains and KNOW that there are winter storms and do not provide a secondary form of heat??? NO electricity NO heat. Ok in the morning it was back on... Ok no worries all good. Then the snow started falling. Then it froze and on CHRISTMAS EVE, the electricity went out AGAIN and did NOT come back on until Christmas Day after 6 pm. While I know they cannot control the weather or electrical outages, IF YOU OWN A BUSINESS and charge premium rates for holiday stays during the winter, YOU SHOULD PROVIDE A SECONDARY FORM OF HEAT....ITS YOUR BUSINESS...COME ON....NO GAS...NO LOGS FOR THE FIREPLACE AND WE WERE FROZEN IN. WE COULD NOT GET ANY OF THOSE THINGS AND THEY HAD A PROPANE TANK FOR A GRILL THAT WAS EMPTY!!~!! Called customer service and the rude ladies hung up on me. Would just keep asking is there anything we can do for you and I kept telling them yes, please explain why no one calls back when I leave a message. I obviously was not a happy camper. I did call customer service after the fact and they did a partial refund but again, if you OWN A BUSINESS AND CHARGE PREMIUM RATES, CUSTOMERS EXPECT COMMON SENSE AND A SECONDARY FORM OF HEAT. Never in my life would I have thought that they would just leave you on the side of a frozen mountain without heat, but that is exactly what they did. Again, they gladly took our premium money and failed to provide any sense of a "fun holiday vacation". If someone would have froze to death would they have been liable? DO NOT STAY HERE OR ANY OF THEIR PROPERTIES....THEY DO NOT CARE ABOUT THE CUSTOMER JUST YOUR $$$$$$$

BED BUGS_ Do not rent from this cbedompany

Do not rent from this company. My husband and I rented Old Hickory Lodge in Gatlinburg TN, for a Christmas family reunion. Three if our grandchildren, and 1 adult in our family were bitten by bedbugs. The cabin was also missing many essential items, pot holders, working can opener, mixing bowls the list goes on.
The management team did not respond to multiple emails, AVOID this cabin, and do not book VTRIPS.

This company posts fake VRBO listings

This company posts fake listings on VRBO. I booked a stay through VBRO and never received check-in information. I called VBRO, they provided me with Vaction Rental Pro's information. I called them and they stated they had no openings and they posted the listing "by mistake". Ruined a ski trip, I'm out $1000 due to this fake listing, no vacancy within 2 hours due to a last minute cancellation by this company.

Edit: just to clarify, Vacation Rental Pros are at fault here, VRBO is not. VRBO support was helpful in issuing a refund and searching for other accomodations. Unfortunately there's no vacant rooms nearby. It sounded like VRBO is looking into the inaccuracies of the postings by this property manager. Hopefully they drop them.

I will add my two cents to all the other reviews...HORRIBLE!!!!!!!!!!!!!! We went through VRBO and AIRBNB to book accommodations that showed available. Reservations were confirmed and money sent. Then I get a call the next day that they accommodations aren't available. Happened twice...didn't realize we were going through the same company since we were on the VRBO and Airbnb sites but then we realized it was the same company. They are totally scammers!!! BEWARE!!!!!!!!!!!!!!!!!!

Unprofessional and uncaring Organization

IF you rent the Ocean's Edge Beach House in Ponte Vedra, FL, just pray you don’t have an emergency after 5:01 PM. We chose this property because my elderly mother joined us on vacation and required a one story house with no stairs. We have rented this property in the past with no major issues. We rented the property for 10 days. On day 4, a major storm was encountered and we lost power to the property at 2 PM. I called the Vtrips maintenance line and informed them of the situation. They called back a few hours later and informed me the power would be restored around 8:30 PM. As we could not cook at the house, we all went out for dinner. When we returned around 7:30 PM, every house in the street in our immediate vicinity had power but ours.
I called the Vtrips line again and got the on call secretary who took my information and said someone would call me back. NO ONE CALLED ME BACK. I tried called the power company myself, but they would not speak with me as I was not the owner of the house. I called the VTrips line 4 – 5 x over the next 5 hours only to speak with the same person with the reassurance that someone would call me back and no one ever did. As the house became hotter, with no update on when the power was to be restored, we had to make a decision about where we were going to spend the night. As the house became so hot, we all had to wait outside (with the bugs and mosquitoes) until the power was restored well after 10:30 PM. At that time, the temperature in the house was around 82 – 85 degrees (they have two thermometers for their separate air conditioners) and we had to leave and spend the night elsewhere. I understand the property has no control over the power company, but they do have control over keeping us updated about power restoration so decisions can be made regarding seeking other accommodations for the night especially with the consideration of an elderly parent.
Upon returning to the house in the morning, we found that the TVs didn’t work and the screen in the living room wouldn’t even turn on. Again, I called the Vtrips representative “Whitney” who was uncaring, rude and very unhelpful. It literally took them until Friday late in the afternoon to resolve the problem with the living room TV and only half the bedroom TVs working. Try explaining NO TV for several days to your elderly parent, as it was her vacation too, only without Matlock and NCIS. I spoke with “Whitney” over several days with very little help or understanding but a great amount of rudeness and unprofessionalism.
The bottom line here is if you have an emergency after 5 PM you are on your own. The responsiveness from the management company for issues that arise with the house is substandard and uncaring. I did purchase rental insurance for trip interruptions, filed a claim, and have not heard back from them or the Vtrips representatives. Their insurance company seems to be frauds as I have not heard back from them in 2 weeks!! I strongly advise the owners of this property to look into their rental company, because the customer service (no service) is substandard and frankly, the owners should be embarrassed. Do not take the chance on your one weekly vacation a year to stay at this property. Do yourself a favor and stay somewhere else.

Do Not Use This Company, Move On To Anyone Else

I sincerely would put negative stars if that was an option. We had a reservation, all intentions of going, then COVID-19 shut down states and businesses. A week plus before our reservation I began my attempt at cancelling our visit. In the span of a week I emailed and called 6 times. No one could provide information. No one could actually cancel the reservation. I was promised a call back, didn't happen. I began to receive emails/texts to check out what would have been the last day of our trip. I opened a dispute with my credit card company to get attention. 10 days past what would have been our last day, they cancelled our reservation. I proceeded to call 3 more times and email to no avail. Worst possible customer service. Buyer beware, find someone else to book your travel through.

I should have read the reviews before booking. I came across multiple bad reviews with exactly the same scenario that happened to me.

They took my money, booked a reservation for the Fish Tales property in Vilano Beach FL (I think thats how its spelled - near St Augustine).

After not seeing any contract for several days I called to see what was going on. As I waited on hold for 20 minutes I started reading reviews. I immediately started to feel like something fishy was going on.

When I finally got someone on the phone they said "oh we have been meaning to call you, the owner has pulled the property off the rental market."

Then they said that they had tried to send me the contract but the email wouldnt go through. When I asked why they were sending a contract for a property that wasnt on the market they really didnt have a good answer.

I asked when I could expect to get a full refund on my credit card and they said it would be going through today but it was up to my bank as to whether they would release the funds. LOL, up to my bank, thats rich. Thankfully CITI credit cards are incredible to deal with. I fully expect I will be filing a transaction dispute tomorrow morning.

My father always told me, when something sounds to good to be true, it generally is.
