Dealt with about five different people, all incompetent. Never answer or reply to emails. Can't process simple forms to the point they caused us to breach our contract with our lender.

At 17 August 2023 we have lodged a complaint with the Legal Services Ombudsman.
We used this firm for a remortgage and they were excellent.
However for sale and purchase conveyancing they were very poor:
- little or no communication e.gs never advised verbally or in writing of exchange on sale, sale completion statement not provided until queried, told local searches completed and subsequently told they were delayed and indemnity required, told mortgage settlement figures queried by phone but building society says no phone calls received to this effect
- customer made to feel they should not call for an update
- At times very curt correspondence and verbal communication, particularly when written evidence of previously agreed sale completion date provided
- Not fully transparent and no confidence in some statements made regarding dates of documents
- Additional costs incurred as a result of mismatched completion dates on sale and purchase
Overall they made the process much more stressful than was necessary.

Regarding my complaint below, I have now received copies of completed searches dated February 2023 and also the legal indemnity against late searches, which also completed in February 2023.

It there seems the only reason Alexander Gracelaw (AG) did not complete on our purchase on 17 March I.e same day as our sale, is that the file was transferred to a new team and was not opened /read by team Cornish until w/c 6 March.
I was told the reason for not being able to complete on 17 March was because searches were outstanding and a legal indemnity would have to be put in place- untrue statements

The consequences of AG not complete on our purchase on 17 March was that we had to arrange storage in Redruth Cornwall and also pay a second lot of removal costs, causing us to be out of pocket by circa £800 as per the receipts AG has acknowledged copies of.

To add insult to injury our complaint was not actioned for at least 6 weeks and then I was told that being as we had chosen to book storage regardless of the completion AG you are not liable.

This is the last correspondence before I share documents with the Ombudsman and seeking action against the senior partners.

Please now reimburse us immediately as the evidence of fault is clear . These things happen but clients can not be left out of pocket.

The most inefficient company I have ever dealt with. As a buy-to-let landlord, I have over 25 years experience of mortgaging and re-mortgaging properties and I have never had such a bad experience with conveyancing solicitors. I never dealt with same person twice, they provide incorrect information, they didn't keep me updated on the progress of my re-mortgage. When I raised a complaint, they attempted to blame me for their errors. Abismal.

I would discourage anyone to find their solicitor at Alexander Grace Law. They are extremely bad at communication, meaning they don't pick up the phone, they don't reply to emails, they don't give you any updates on your case and they don't follow up on callback requests. Find another solicitor!

Slow to respond, trainee solicitors used throughout purchase. Whilst I understand trainees need to learn, this resulted in my being given the wrong completion date for my remortgage causing numerous problems with my builder as funds were not actually available until a month later.
Would not recommend.

As a first time buyer it was essential for me to have a conveyancer that was able to provide the best guidance. Team Downs were just that, I was never left with any doubt and everything was explained where necessary. Phone calls were always answered promptly and Mia and Jodie were only ever a call away and only too happy to help. Great communication, great service, great experience.

Professional and very helpful. Even when my current liaison was leaving she work to until the very end providing me with a great service. Once I was assigned to someone new they also very helpful and navigated me through completion of the property purchase. I would definitely recommend them.

Team Mercer was great from the off. Helped me and my partner to purchase a new build property and the process, although took long and was quite stressful at times, it was all because of the team why in the end it all came together. Thoroughly recommend Alexander Grace Law.

Just bear in mind the process can take long for all sorts of reasons, need to be patient and keep the communication going with the team, as they do respond to calls contrary to what is stated in other reviews I have read, that the communication is lacking. Maybe this was the case in the past, but I think the firm has addressed this issue and I didn't experience this myself.

Kerry Gudgeon and her team (team Richmond) were outstanding during the sale of my property and my purchase. They were working to a very short time frame as my previous purchase had fallen through, due to the vendors change of circumstances.
