I bought a new apartment in one of the buildings for Binghatti, honestly it’s been a touch experience that I resorted to writing review maybe someone would care and reply.

Moved two weekend ago still unable to change my door code and their customer care without a resolution closing the matter - I have shared all documents and my title deed still no proper response.

It’s my write to have a code that is only known to me not dozen of agents and workers that entered the apartment previously.

I requested a cancellation of EOI and a refund of my payment almost two months ago and to date I have not received my refund or any communication or update on this. Despite several follow ups and completing the refund form for the second time, I am still waiting for my refund. Just the same way the payment was done and reflected in their account almost immediately the same method can be used to do the refund. I am failing to understand why the refund is taking this long. Additionally I am losing out on the interest or profit that I would be receiving if the money was in my account. Considering this poor service and dont care attitude about possible clientele I would never consider investing with Bingatti or recommend anyone to do so.

Binghatti sales reps blatantly lied about the terms of our booking and breached contract. After a month of no response to our questions, we visited the CRM office to raise a complaint with management whereby both sales reps admitted to providing us false information on booking. CRM also claimed the property appeared to be registered with DLD despite no SPA was ever signed and no further payment was made besides the 20,000 aed booking fee which seemed highly unusual as DLD regulations stipulate that a real estate sale isn't legally binding nor officially registered until an SPA is signed and DLD fees are fully paid. Additionally, a mere preliminary RA cannot legally substitute an SPA due to the comprehensive nature of the document with extensive details pertaining to the property and terms of the transaction which cannot be found in an RA signed under false pretense. UAE real estate contracts should be consensual, requiring mutual agreement from both parties, and this consent must be free from duress, fraud, mistake or undue influence for the contract to be valid. We’re deeply horrified by the extremely poor customer experience as well as the disreputable and unethical business conduct from representatives of such a renowned developer. The provision of false information by the sales reps is not only an irrevocably grave violation of trust between seller and buyer but a clear breach of good faith under Article 246 of the UAE Civil Code legislation which effectively voids any contractual agreement.

Following our meeting with CRM, we were advised that an internal investigation will be carried out. Given the serious nature of the misconduct as well as the complete lack of disclosure and transparency so far, we're also wrote to the director of sales requesting for the matter to be raised to higher level management for immediate resolution. There has been zero response after 8 months of waiting regarding the breach of contract/refund. As a British citizen with experience purchasing off-plan properties in the UK as well as developing countries like Vietnam, I have never before encountered such chaos, incompetence, serious misconduct, abuse of trust, and utter lack of transparency from any developer. The unethical business practice of the sales reps has permanently damaged all our trust and confidence. There needs to be accountability. Absolutely DO NOT recommend!

Really happy with my experience with Binghatti. The team was helpful from day one and always answered my questions fast. Got my unit on time and the finishing was better than I expected. The buildings also look amazing; you can spot a Binghatti tower from far away. Would definitely buy from them again.

My Experience With Binghatti Developers — A 135‑Day Ordeal That Every Buyer Should Know About
I’m sharing my experience so others can make informed decisions before dealing with Binghatti Developers or relying on their refund process.

On February 13, 2026, I paid $170,000 USD as an Expression of Interest (EOI). What followed has been one of the most stressful financial experiences of my life.

March 30 — DLD Steps In
After I raised concerns, DLD issued a notification to Binghatti on March 30, instructing them to refund my money within 7 days.
That deadline was April 6.

Today is June 28.
That is 90 days past Binghatti’s approval, and 83 days past the DLD‑mandated deadline.

Three Transfer Attempts — None Executed
Over these months, I received three different transfer documents:

April 29 — A transfer document that my bank confirmed never existed on the SWIFT network.

May 14 — A transfer that failed due to compliance blocks.

June 22 — A transfer with a UETR that does not exist anywhere in the SWIFT system.

My bank confirmed:
No incoming transfer
No pending transaction
No SWIFT message from Sharjah Islamic Bank
No settlement
No release of funds

Every document I received showed non‑executed, inactive, or deletable status.

135 Days of Hardship
As of today:

135 days since my payment
90 days since Binghatti approved the refund
83 days past the DLD refund deadline
$170,000 USD still not received
$451.58 USD in transfer fees lost

Zero official SWIFT tracer provided

This situation has caused me severe financial stress, repeated delays, and endless follow‑ups.

Today — “Pending” Again
Now, the money is showing as Pending — but without any SWIFT confirmation, without any UETR activity, and without any proof that the funds have actually left Sharjah Islamic Bank.

After three months of non‑executed transfers, “Pending” means nothing unless the bank shows:

MT199 / MT192 tracer
Actual settlement
Verified UETR movement

Confirmation from the correspondent bank

None of that has been provided.
Why I’m Sharing This
I’m sharing my story because no buyer should go through this.
Refunds should not take 135 days, nor should customers receive multiple non‑executed transfer documents.

People deserve transparency, honesty, and proper financial handling — especially when dealing with life savings and large investments.

If you are considering buying from Binghatti Developers, please be aware of my experience and do your due diligence.

My experience with Binghatti Developers was one of the most disappointing and stressful experiences I have had with any company in Dubai.

Do not be fooled by the lavish launches, luxury branding, social media image, or glamorous marketing events. The real test of a developer is how they treat clients after collecting their money — and in my experience, the level of customer care, integrity, accountability, and compassion was extremely poor.

I dealt directly with a sales representative named Tannaz Zare, whose conduct, communication, and assurances represented what I can only assume are Binghatti’s actual standards toward customers. Promises and representations made during the sales process completely changed afterward, leaving me feeling misled, financially harmed, and abandoned once payment had been secured.

What shocked me most was not only the financial loss, but the complete lack of empathy and responsibility shown throughout the process. There was no genuine attempt to resolve concerns fairly, no accountability, and no sense that customer trust mattered at all. Complaints were handled in a dismissive and careless manner, despite the significant amount of money involved.

A company that truly values its reputation and clients does not treat customers this way. Luxury is not defined by flashy launches and influencer events — it is defined by honesty, transparency, professionalism, and integrity when problems arise.

I strongly advise buyers to be extremely careful, document absolutely everything in writing, and never rely on verbal assurances during the sales process.

Due to a cancelled flight, I was unable to travel and therefore could not use the accommodation. The booking was then automatically treated as a no-show.Despite explaining the situation and asking for a solution, the host refused any refund, rescheduling, or even partial goodwill compensation.

STAY AWAY!!!! Extremely frustrating experience. Getting my EOI (Expression of Interest) deposit refunded has turned into a drawn-out and unnecessarily difficult process that should (aparently) take 30 days & it's been almost 2 MONTHS & STILL i have NOT received my deposit. What should be a straightforward transaction has been delayed far beyond any reasonable timeframe.
Communication has been poor at best—calls and messages often go unanswered, and when there is a response, it’s vague, inconsistent, or simply pushes the issue further down the line. No one takes any responsibility & only blames another department rather than taking control & resolving the issue! They're very quick to take your money but sales depth is HORRIBLE with any actual customer service after you've given your hard earnings over! There seems to be little urgency or accountability when it comes to returning clients’ money.
This raises serious concerns about the company’s professionalism and financial handling. If a simple refund cannot be managed efficiently, it doesn’t inspire confidence in how larger commitments are handled.
I would STRONGLY CAUTION anyone considering dealing with this developer—be prepared for delays and a lack of transparency when it matters most.
