BEWARE OF THIS DEVELOPER.
Cripps Developments of Beccles in Suffolk, are the most disreputable company we have had the misfortune to get involved with. Earlier in the year we put a deposit of £500 for a new build house, on a small site just outside Norwich. They promised it would be complete by the end of September, a price, that included a number of `extras’ to standard specification was agreed, and written into the sales reservation, by their Sales Manager, Clair Richards. However, the company CEO, Daniel Cripps, refused to endorse this agreement, and forced us to sign a new one, or we had to withdraw. Reluctantly the new reservation was signed. However, gradually over the months they changed or removed the promised extras, they claimed that a border fence, in a poor state of repair, did not belong to them, (even though the searches proved it did) and it would be our responsibility to replace it after the sale.
It was also brought to our attention that the property would not have conformed to current Electrical Regulations. AND what we were not told, at any stage, by Cripps, was that full Planning permission was not granted, and that they were in fact building at their own risk, and of course, of their customers.
But, this did not prevent them issuing a draft contract, which we had to sign or withdraw, and a deposit of 10% had to be paid on account.
However, on the afternoon of Exchange of Contracts, they suddenly imposed an additional £1000 costs to us, for `extras’ that had already been agreed by the Sale Manager as included, part of which was to paint the interior walls, now an additional £800. Added to this, certain signed papers, of which they refused copies at time of signing, had been altered afterwards. At this stage, planning permission had still not been granted, but Cripps Developments refused to allow an extension to the exchange of contract date.
We had no choice but to withdraw from the sale, 15 minutes before exchange was to take place. The very next morning, the house had been re-advertised on the Internet, for an additional £40,000, which proved they had been increasing pressure, by means of price increases, and lies, in order to force our withdrawal. They eventually returned part of our reservation deposit, but kept £250.
This company is the most unscrupulous, and dishonest band we have ever come across, yet their advertising brochure claims they have an “enviable reputation, and aim to make the buying process as stress free and amiable as possible” That in itself is a lie.
So, in conclusion, buy from this company `at your own risk’ it may be the worst decision you have ever made, and like us, you may come out of it completely traumatized.
