Disappointing Experience — Pool & Spa Unusable for Entire Stay

We stayed at a Florida Premier Rentals property in Orlando and unfortunately had a very disappointing experience.

When we arrived, the house had numerous dead bugs throughout the property, and there wasn't even a broom available to clean them up. We also found what appeared to be black mold in the primary bathroom shower. The pool and spa were full of dirt and debris and clearly were not ready for guests to use.

We immediately reported the pool condition. After the issue continued, Florida Premier Rentals eventually sent two people to inspect the pool, and they determined that the pool pump was not working. Despite our complaints, the pump was not repaired during our stay, and the pool and spa remained unusable for our entire trip.

This was especially frustrating because the private pool and spa were prominently featured as amenities in the rental listing and were a major reason we selected this particular house. We were traveling as a family and specifically chose a property where we could enjoy the pool during our downtime from the Orlando parks.

Our biggest disappointment was the response from Florida Premier Rentals. We reported the problems and gave the company an opportunity to address them, but the pool issue was never resolved during our stay. We were also not offered any compensation for losing the use of a major advertised amenity for the entire vacation.

Problems can happen with any rental property. What matters is how the management company responds when they do. Based on our experience, Florida Premier Rentals was not sufficiently responsive and did not provide an acceptable resolution.

Future guests who are choosing a property specifically because of amenities such as a private pool or spa should be aware of our experience.

Great experience, all went smoothly.

The house was perfect. It was clean, organized, and well kept. The traffic at the gate was the only difficult part and the back up seems to occur only on move in days. All in all we were pleased and really enjoyed our stay.

We had a wonderful stay and really enjoyed the home. Everything was clean, comfortable, and exactly as described. The team was incredibly helpful, friendly, and always available whenever we needed anything, which made our experience even better.

The house had everything we needed for a relaxing stay, and we felt very welcome from the moment we arrived. Great location.We truly appreciated the excellent service and attention to detail. I would definitely recommend this place to anyone, and we would be happy to stay here again in the future.

florida premier rentals was the best, We loved the home and its great location. Management responded quickly when we asked to have the pool heated. The kitchen was well stocked with everything we needed to cook. We truly enjoyed our stay!

While staying at Florida Premier Rentals, Storey Lake- 2718 Oxymoron Way Kissimmee, FL Dec. 25, 2025- Jan 2, 2026 we encountered multiple roaches. My family and I saw roaches everyday/multiple times per day to include on the ceiling, in the kids’ bed on a pillow, bathrooms wall/showers/floors, roaches crawling across the kitchen and living area floors, roaches coming outside and inside the cabinets/drawers, on the bedroom walls, on and crawling from under the stove; roaches crawling from under the washer/dryer area and on the countertops. Our first day at the property, there was a dead roach in tea kettle and dead roaches in other areas of the home. We went through an entire can of RAID, had to constantly sweep the floors and wipe the countertops down with Clorox pads. On two separate occasions my family had to jump up and grab their plates while eating as two roaches appeared during this time.
The Property Management team was contacted on December 26th to inform them of the roach issue and I was told Pest Control would come by but they could not provide a day/time of their arrival. I called the Property Management team back on December 27th to express concerns of more roaches and Pest Control Company, Helios arrived on Sunday morning, December 28th. The Helio Pest Control agent that arrived informed me that he did not receive the request to visit the property until after hours on December 27th which is why he showed up on December 28th. Prior to the Pest Control agent leaving the property he explained that we may see a few more roaches since he just sprayed but nothing bad. pictures to the host in the VRBO app. noting the roach issues. I also asked what my options were as at this point, I wanted to be moved to another home.
On December 28th, I spoke with Florida Premier Reservation Manager, Yvonne, and she acknowledged the frustration we were experiencing during the stay and stated to me that she would be running if she were in the home. FL Premier Rentals offered a five-bedroom home which was not enough space for my family staying in the current 8-bedroom home. Florida Premier Rentals also stated and documented that they were escalating the concerns to the Resolutions Department to determine compensation as there was nothing more they could do during the holiday period. However, despite us still seeing roaches after two visits from pest control, she considered the pest matter closed since the home was sprayed. I contacted Property Management again on December 31st to note that there were still a number of roaches coming out. The same Pest Control agent arrived again and noted seeing dead and live roaches in the home. To which the property management team noted that they were not sure what was going on. I was asked what I wanted at this time, to which I requested a full refund. Florida Premier informed me on January 2nd that they were offering me a refund $890.95. My family paid $6,806.75 for the home and was only offered one night and a half stay for the inconvenience. Florida Premier Rentals first blamed the pest control company for coming out late due to the holidays. I questioned this because the Pest Control agent that arrived to the property reported that he was at the home in November and that when a request is made, an agent arrives to the property within 24 hours of the request. The timeline of there being a delay between November and right before Christmas does not seem truthful. When I pushed back on this reasoning, I was then told it was due to FL's climate as occasional insect activity can occur even in well-maintained homes. If Florida Premier Rentals believes seeing the number of roaches we saw is occasional that is very unfortunate for future guest. I provided pictures and videos of the roaches to Florida Premier Rentals, the pest control POC and the onsite property team representative who came to the property. The property management representative saw the dead roach in the kettle for himself and was grossed out. I was also told that the last guest did not report a roach issue, which I am not sure what that has to do with my stay and properly reporting the issue. FL Premier Rentals appears to be insinuating that my experience, videos and pictures are false. Prior to my arrival to the property on December 25th, I paid $360 separately/on top of the $6806.75 for pool heat. When we arrived, the pool heat did not work so Florida Premier Rentals refunded me the $360 despite the pool heat being fixed later during the trip; I did not request the refund but appreciated the gesture. FL Premier Rentals concluded that the $360 for the unheated pool plus the one night and a half stay should be enough to cover the roach issue. Despite pics and video evidence & because the last guest did not complain my issue was considered an isolated incident.

Absolutely Amazing

This was by far the best vacation house ever. Twelve of us and every single one had best time. Something to entertain all from ages 4 to 77! Super clean. Super close to Disney. What a great home to come back to after long day. Restaurants close for delivery. Just can't say enough about how perfect house was from Florida Premier Rentals!

We stayed in a very nice condo with Florida Premier Rentals! There was a King bed right next to a full bathroom on the downstairs level so we gave the kids the entire upstairs. It was perfect for a Disney vacation! It is less than 30 minutes from any of the Disney parks. Overall, we appreciated having so much space, comfortable furnishings, and it was clean with a well stocked kitchen. I wish we’d been able to use the pool, but it was just too cold

I had a very frustrating experience with Yvonne as the property manager. The listing for the rental I was interested in provided a false address, and I only learned the real location after the cancellation period had passed. This company seems to rely on stalling tactics and bait-and-switch techniques, misrepresenting the true location of their properties to attract tenants. When I confronted them about the discrepancy, they simply denied the issue and delayed any response, making it impossible to get a refund. I would strongly advise others to be cautious when dealing with this company, as they seem to be intentionally misleading in their advertising and handling of rental agreements.

This was a wonderful property and perfect for our group of six adults and two kids. It is actually more spacious inside than how the pictures appeared online! The design was wonderful with a lot of great features: drink fridge, two balconies, and a couch big enough to comfortably fit 8! Full size washer and dryer and upgraded appliances. About 15-20 mins to Disney with traffic. Grocery store very convenient. Only complaint was with the gate to enter: very finicky to get the bar code to read and multiple times there was a back up of over 20 cars trying to get into the property blocking the entrance meant for those with a pass. This is such a minor detail, I would not hesitate to stay here many more times!

Florida Premier Rentals -Most amazing vacation place I’ve ever stayed
I do not know where to begin. First the house is so clean. It smells like a brand new model home and is decorated and looks like it too. So big and roomy! Such amazing design and decor. A lot of money goes into keeping that place like new I am sure because it certainly shows. The rooms were a great size, the master shower was huge and the bed was so comfortable and cozy. The closets were huge. It was on a secure property with a guard gate so it felt very safe and it was still convenient for visitors and Uber eats. We were only about 15 minutes from the Disney parks and things were easily accessible from our location. I would highly recommend this property because I have never had such an amazing vacation due in large part to our accommodations especially for the price we paid. Our inquiries were immediately responded to when we could not get our amenity passes. The company corrected it right away even though we never used the amenities. We are so grateful for a great experience. We will be repeat customers!

Worst I’ve been in. Door won’t open upon arrival, ac stops working 3 hours into house rental, their tech never showed up to fix it. Elevator broke next morning 4 am I go to use not working, I report 5+ calls 2 days later they admit not doing anything to fix, all 5 days here broken still, then the washer brakes trying to do the few towels they left for a family of 6, never fixed it after multiple calls. So ended up with a 63 year old with feet and back problems climbing 3 flights of stairs to the 4th floor every day having to stop multiple times. I’m chatting with out attorney seeing if it’s even worth messing with, might just to make them have to deal with the paperwork, since they refuse to compensate or fix.

Wonderful family getaway close to the Disney parks.

We stayed at a beautiful house in Orlando through Florida Premier Rentals. The house was clean, spacious, and the process of renting the home was seamless! We will definitely rent through them again and hopefully stay at this resort on our next trip to Orlando.

Great House. Great location. Huge variety of room types. Lots of amenities- dishes, towels, etc.

Perfect location and a family's dream! If you're headed to Disney but want to stay off property, this location was incredible! The swimming pool and hot tub were big hits with my kids, there's plenty of space in the house, the themed rooms are to die for, and the gaming extras were the icing on the cake!

Dolce Vita Villa was a wonderful well appointed beautiful home for our family Christmas! Very responsive by email and in person and I highly recommend!

House was perfect for our group of 11. Bedrooms were large - and allowed plenty of privacy. Having 2 separate living room spaces was nice so that the older kids could play video games and watch TV on the second floor - while other hung out on the first floor. We didn’t pay extra to heat the pool - which was a good choice for a June visit! Shuttle service to theme parks was a perk - though it wasn’t always timely. Overall - the house met our needs!

WHOA! what an amazing vacation this was for me and my family. Great villa and awesome pool. Will come to stay again.
