I lived in a Folio property for nearly two years and had a genuinely great experience. The team was always responsive, and any repairs were handled quickly and professionally. When my washing machine broke, they replaced it within a few days—no fuss, no chasing.

Their online portal made everything simple: clear bills, easy payment tracking, and even adding or removing parking was straightforward (with only a short wait each time).

A special shout-out to Agata, who was consistently friendly, helpful, and an absolute pleasure to deal with. She really went above and beyond throughout my tenancy. Folio is lucky to have her—give her a raise! 😊

Left a property at 12 of October and still fighting to get back deposit and rent overpay . So many emails and calls was ignored. Our estate manager was Monique which is doesn't responding. Disgusting stuff to not communicate with renters. To get money from you they are happy, to give your money back not respond. And overpay? Which i waiting more then 30 days?For any questions feel free 😡

Horrible company! Mould and mildew everywhere! Clogged sewer pipes so poop is floating up from the drainage. They keep promising they "will send someone" and that they are "dealing with the case". But NOTHING is happening! It’s been weeks of excuses and no action. Absolutely no responsibility or communication from management. Avoid this company at all costs!

We are first time renters and the company Folio along with the property agent Charlie has made the experience a smooth one. Charlie took on board our feedback and was very accommodating throughout. The whole process from start to finish was a pleasure!

Our property manager was Agata and she was incredibly helpful at all times. She let us know when she would be away and who to contact in her absence.
During our first couple of weeks in the property we didn't understand the heating system properly and Agata attended personally to show us.
In general folios help and communication were very good and I would be happy to use them again.
Compared to other estate agents or private landlords, renting with Folio felt like we were in a safe pair of hands.

The whole transition process was smooth. Stuff are very supportive.

We lived in on of the properties at Chelmsford. From onboarding to vacating everything was such a smooth process. The entire team has been so approachable and efficient. The property and the amenities were top notch. A special mention to our property manager Agata Sungaila, she was very attentive and very approachable. She was very quick at problem solving and always got the best outcome to any problem. Thank you for a wonderful experience.

Charlie Morton was a fantastic and efficient agent who brought the process from start to end without a hitch, was highly impressed and would recommend going through him at Folio if you can.

Folio continues to let residents down with lifts that are constantly breaking with no permanent solution in sight. Flats are high up and it’s a real difficulty for elderly people, prams and disabled people to enter and leave the flats. Property managers also don’t reply to you until you pester them which is frustrating. Emergency repairs you also have to chase again and again

Living under Folio London’s management has been a constant source of frustration. The way they run the estate feels careless and unresponsive. Basic issues like repairs, maintenance, and communication are either ignored or dragged out for months. Tenants are rarely updated, and when we do get a reply it’s often vague or dismissive.

It feels like Folio prioritises collecting rent and charges rather than looking after the residents or the estate itself. Things that should be simple — like ensuring safety, resolving service charge disputes, or maintaining communal areas — turn into endless back-and-forth with no real solution.

If you want a landlord who genuinely cares about residents and the community, Folio London is sadly not it.

Residents of the Bakersfield building are suffering because the elevators keep breaking down, and Folio is doing nothing effective to fix it. They repair it, and just a few hours later it stops working again. Several residents have even been trapped inside the lifts. It’s unacceptable and shows a complete lack of respect and care for mothers, children, elderly people, workers, and those with disabilities living on the 8th floor. We deserve better!

Honestly this was a great company to rent from. They were really friendly and helpful, and exceptionally accommodating of our large dog.

They really try to embody a sense of community in their properties, and they were clearly good judges of character as all the tenants were lovely as well.

Any issues were dealt with promptly. Our Property Manager, Agata Sungaila, was a genuine and lovely person and worked hard to answer our questions and solve our problems.

When the tenancy ended there were no nasty surprises and they even waived a few costs.
