Only credit control is contactable, the property manager held one-off surgery and never heard from her again since. Awful service, i will give them zero star if possible.

If I could give less than 1 star I would. This company is out to fleece as much money from leaseholders as possible with no care or professionalism. They are neither transparent nor honest in their dealings. Do not choose as a managing agent where possible.

I asked if I could check out of my flat a few hours late. All my stuff had been removed I just wasn’t in london that week due to a work commitment. They said they would charge me a whole extra two days of rent!! Seriously poor management, lack of attentiveness and disservice- in my opinion. After living with them for a year, never complaining about the flat at all, and they treat us like this. It’s just pretty nasty.

This management company has very little consideration or communication with their clients/residents, who they are supposed to be providing a service for. They make unilateral decisions and spend residents money without much consulation. Their approach to management is very unprofessional and have adopted to disengage with their clientele. This style is very concerning and stressful.

I have been trying to resolve an issue with my service charge since Jan, i have made formal complaints but their so called complaints procedure does not exist.
Every time i call, no one is available to speak to me. i have been contacting them every 2 weeks for 9 months now! useless company, do not use.
Dreadful company. I want to give minus stars
Dreadful company. Like others, received a 'reminder' of the service charge despite never getting any initial bill and conveniently gave 7 days to pay before late payment charges were to be applied and the letter was dated 8 days before it arrived. They are completely incompetent, never respond to correspondence, haven't arranged an AGM in years, haven't carried out any of the repairs to the communal areas on the development in the 10 years we have been here and just keep saying the areas concerned are not their responsibility, which they definitely are. They are a joke and not a funny one.
When we bought our freehold property 10 years ago GEM had made an arrangement with Swale Council that the bin collection area was on our property outside our living room window, which they had no right to do and it stank, particularly in the summer. We made official arrangements with Swale to have it moved to the other side of the road, which they did, GEM were informed to amend their estate map a number of times and 10 years later they still haven't. Nor have they repaired the fence or street light which is definitely in GEMs demise for about 8 years, despite numerous reminders.
Recently I've been emailing them (forget calling them unless you want to speak to a clueless cretin who will be of no help at all) but all correspondence has been ignored. But they did send us a lovely email about how 'exited' they are about their name change and business improvements and hoped were were as exited as them. I couldn't be less exited. Just want an estate management company that actually manages the estate instead of taking their annual dues and do nothing at all.
So there is a residents Facebook page (we aren't on Facebook but our neighbours are quite active on it) and a WhatsApp residents group, which we are on. We will be suggesting to the residents via Facebook and WhatsApp that we vote to get rid of GEM/Whatever they call themselves now via tribunal under our 'Right to Manage' and appoint someone new and better. We will also leaflet the area for those not on either platform.
The sticking point will be Housing Association affordable homes properties on the development because their residents don't have to deal with GEM so won't really care and neither will the Housing Association. But if we get enough votes to out GEM then there's nothing they can do about it. GEM will go.
I know from other residents that everyone is sick of this incompetent, lazy, lying organisation

This company is a disgrace.They do not carry out fundamental repairs and ignore any communication.They have failed to arrange any AGM for over 4 years.There complaints procedures are appalling.Thankfully they failed to get further procurement to manage the estate

Same as everyone else, wish we could give an honest minus score as it's unbelievable that companies like this still exist to rob innocent people of their money and send you off to debt collectors because they have not done their job correctly,the "service " they supposedly offer is as poor as their admin, AVOID this company at all cost they are just out to rob you
Useless …

In total I have been waiting 26 months for a reply to an email, which still hasn’t been acknowledged, and now this year I have had the same problem I had back then.
This is the second time I have received a “first reminder” for a payment they have not requested in the first place, and conveniently enough the second time the “first reminder” has taken 7 days from printing to come through my letter box, when the letter states payment needs to be made within 7 days from the date the letter is printed. On the first occasion the payment was made on the 7th day (the day I received the letter) and I was still issued with a late payment charge. This year the letter is dated 11th July and I have paid today (17th).
Tired to contact via phone as apparently their staff aren’t competent to reply to emails, no answer. If I am issued with a late payment free again I will be contacting the ombudsman to take things further.
Years of frustration
Totally incompetent. And as everyone else on this site says, they (Gem, now Anthem) don't answer emails or the phone. If you do succeed in getting through you talk to a series of halfwits who pass you from one to the other, can't understand even the simplest things you tell them and then don't do what you asked them to do. For more than three years, I have phoned and emailed them (in total 10 times) to correct an error they keep making - and it has still not been put right. AVOID!

This company are paid by the residents to maintain the garden areas. All they have ever done is cut the grass. The grass is covered so much in weeds, there are more weeds than grass. The flower beds are fully of grass and weeds with hardly any plants. If one of the small trees die, they don’t replace it. A few times they haven’t collected the mown grass and have left it. Some times they don’t turn up.
If you email them, they don’t reply back to you.

No communication. Never even reply to an email.
Constant changing of management rep for my block.
Charges out of the blue, then refunds. I’d paid my service charge monthly for years and they asked for it in one go. I then set up a direct debit only to receive letters asking for the money!
They are shocking.
So shocking the cost me the flat I was purchasing. No having completed fire risk assessments and Asbestos surveys which should have been completed were not! So my purchase fell through - costing me £3000 in lost solicitors fees.
I will be taking my complaint to the ombudsman - they are terrible - avoid at all costs!
Truly useless
Summary
If you want to pay through the nose for a completely useless....and I mean that in the fullest sense of the word, they are absolutely no use what so ever ! - block management company, then you've come to the right place.
Anthem are the worst block management company I have ever had the misfortune to use and I've got 35+ years experience.
Sadly we inherited them when they were Gem, then they changed to Qdime or Hazelvine and now Anthem.
The reviews online for them are appalling !. It makes you wonder if they keep changing names to shed the bad reviews.
Anyway, we've successfully terminated our contract with them. They are the most useless group of incompetent buffoons I've ever had to deal with and I'm so pleased we are shot of them and that we've moved on to a company that I know cares about our properties.
Unacceptable delay in transfer of information and funds from Gem/Anthem to newly appointed management company.
We have moved our estate management from Gem, now Anthem, to another more local company. Despite giving Gem the required three months notice they have not provided any of the required information or funds to our new estate management company. Nor do they answer emails, meet deadlines, or give any explanation as to why they are unable or unwilling to appropriately support this transfer. This is causing our new management company and the resident directors much stress and additional expense. Anthem need to adhere to their contract and ARMA guidelines.

Changed name to Anthem Management. Still don’t respond to E Mails, answer the phone or provide any service whatsoever. Look at the reviews and ask how companies like this are allowed to operate
