I would highly recommend HOA Loan Services and especially Ben Kirschner. He walked us through the entire process and helped us obtain a loan so that a 38 unit mountain HOA could replace its water distribution system. Ben was available when we needed him, answering all of our questions and helping us navigate some difficult financial waters. The loan we obtained was significantly more advantageous than what we had been offered by our local hometown bank. We would not have been able to obtain a loan which would have worked for our HOA without Ben's help and expertise.

We worked with Larry Kirschner who was responsive, informative and supportive through the entire process. If you are an HOA that isn't sure really how to begin this process Arch Capital Solutions is the way to go.

After months of contacting local banks, we were unsuccessful in obtaining a loan with terms that would fit our Association’s needs. We have 400+ units ranging from studios to 3 bedrooms; needed $30M; a 2-year draw; and extended payback options. We were not surprised that our initial search for bank financing for $30 million was unsuccessful. It was not that local banks were totally unwilling. It was simply that they did not wish to extend terms for more than $10-15 million and not for more than 10-15 years. They did not appreciate that elevator modernization and domestic riser projects could not be broken up into smaller units without incurring substantial cost increases and major delays that risked catastrophic events.

One of our members reached out to his contacts in the financing world to find brokers who were experienced with Associations and thus we connected with Arch Capital. We reached out and were pleased with the Arch Capital response. Larry Kirschner not only understood our situation, he had systems in place that allowed him to run numerous combinations of rates and terms and shared these results with detailed spreadsheets. In addition, he spent hours discussing various risks that we needed to consider including size of banks under consideration and their relevant experience with associations. He is very personable and worked hard to find suitable financing institutions. The results were well worth the consultant fee.

If there were 10 *’s for ranking Arch Capital it wouldn’t be enough. Larry is an excellent listener, proactive and most important, understands the unique needs of an HOA. He guided us through every step of the process and provided further assistance on Special Assessment terms after the Bank loan was secured.

Having taken over our COA, as a new Board we were highly dismayed when we realized that reserves had not been set aside for the replacement of our 20+ roofs. The fact that it was in the middle of all the PPP loans being made, made it difficult to get any response, even from our local banks. That's when I found Arch Capital Solutions. Good service in a difficult time
Archcapital was able to arrange a loan right in the middle of Covid 19. They navigated thru a changing market and secured us a competitive loan. It enabled us to complete our HOA repairs in a timely and efficient manner. Hope we don't have to but we would use them again if need be!
