Predatory Billing and Zero Accountability
Park Place Apartments by Irvine Company is the biggest rental scam I've ever encountered. They are a cold, dishonest, and predatory operation that treats tenants like disposable income sources. After moving out, I was hit with over $1,500 in inflated charges — they ignored their own inspection report to justify them.
The report clearly stated the unit was in good condition. The carpet was marked as clean. There was no tenant-caused damage. Yet I was charged hundreds for cleaning, carpet, and paint. No timestamped photos. No receipts. No vendor documentation. Just a bloated final bill they hoped I’d blindly accept.
When I asked for a breakdown, they dodged every request. Cristal Miranda responded with templated, robotic replies that ignored every point I raised. One email even included a placeholder that said "[insert specific date]." I followed up repeatedly, only to receive the same final statement, copy-pasted under different names.
They charged me rent for a 10-day period after I moved out, even though they confirmed the unit was reoccupied by April 8. I asked for proof the unit sat empty. Silence. I asked for an explanation of how charges were calculated. More silence. I asked to escalate. They ignored me.
During my lease, fire alarms went off in the middle of the night, sometimes for hours, disrupting my infant’s sleep. Management offered no support. But they had no problem demanding full rent and tagging on fraudulent charges when I left.
This wasn’t a mistake. It was a drawn-out attempt to exploit a tenant who followed the rules, gave proper notice, and left the unit clean. They stonewalled my questions, refused escalation, and sent nonsense replies hoping I’d back off.
I’ve documented every email, contradiction, and refusal to engage. I will be filing complaints with every relevant agency. This experience was disgusting and reflects a company with zero ethics and zero regard for residents.
