Since 2021, my family and I have been living in unbearable conditions caused by Origin Housing’s failure to act. We’ve endured anti-social behavior, verbal abuse, invasion of privacy, and constant health risks like exposure to harmful fumes—all while paying rent and service charges.
When we moved in, we were never told that some properties were allocated to residents with severe mental health issues. While we sympathize with everyone’s struggles, we’ve had no protection or support when one neighbor’s behavior began damaging our lives.
Despite countless complaints, emails, and even a report from the Ombudsman, Origin Housing has done NOTHING to resolve this. Their empty promises and lack of action have left us suffering.
We’re calling on @OriginHousing and anyone who can help to finally take this seriously. We deserve safety and peace in our home, just like everyone else.

The only reason Origin HA has 1 star…
Origin’s response adds insult to injury!
Origin has had 10 Surveyors in my home … some of whom many times … they have lied consistently stating there to be no issues with the failed wetroom snd ignored the rest
Over the years I went to a no win no fee solicitor … Origin spent two years promising repairs but with one exception failed to attend … on that occasion a sub contractor attended with a crew of 4 … they were shocked by the extent of disrepair and stated that they had been contracted to provide minor repairs … but the required repairs were major works for which they had neither the tools nor experience to address … and left!
Origin spent the first 6 months of 2024 in monthly “Professionals Meetings” represented by 4 members of Origin Staff … two of whom are allegedly Surveyors … a Neighbourhood Manager who has been in the property on numerous occasions … with a Senior Environmental Health Officer discussing and planning required repairs … putting required said repairs in writing … sending an Accountant and Electrician to assess the Disrepair
There were multiple bubbles growing in size which the Accountant and Electrician witnessed telling me that if the bubbles in the ceiling got worse … I should climb up and put a screwdriver through the ceiling to release the water collecting between the failed wetroom floor and kitchen ceiling … and prevent the ceiling coming down
I am 74 years of age … disabled … and live alone … of course I would be rushing to do that
Still no repairs done
And the EHO was unable to enforce any repairs alleging that Origin had stated they “plan” to do the repairs
All Meetings were attended by my Community Nurse who advocated for me
The Accountant was interim … and replaced by a permanent Senior Manager who attended with Origin’s 10th Surveyor … ten Surveyors! … employed by Origin have attended the property
The problems with the property have only continued to escalate with Meetings for Meetings leading to no action … but the requirement for more Meetings …
I reported Origin to the Housing Ombudsman … Origin’s response was to inform me that they had opened a Stage One Complaint
I have complained to Origin’s Chief Executive … the Chief Executive of Places for People of whom Origin HA became a subsidiary some months ago and have spoken to Origin’s so called ‘Customer Service’ staff more times than you can shake a stick at
The individuals with the authority to act are invariably ‘not available’ but with equal regularity advise that they have sent an email to said individual who has to reply to me within a set time frame … they don’t!
I have provided video footage of the water cascading through the kitchen ceiling from the failed Wetroom above to the Chief Executive of Places for People … the Chief Executive of Origin HA … multiple Senior Managers … and Origin’s Complaints Team
The Environmental Health Officer of Watford Borough Council states that she can’t enforce any of the outstanding works as Origin Ha have stated to her that they “plan to tepair”
Nothing that I have stated is news to either Origin HA or her now parent company … Places for People
The only reason Origin HA has 1 star from me is because you have to score something to be able to post
I have been an Origin HA Tenant for rising 28 years and have resided in my current home since 12/07/2000 … 23.5 years at the time of writing … with extensive repairs outstanding and on going for 9.5 years at the time of writing
This has to be the worst social housing landlord on the planet …
Water runs through the floor from the failed wetroom installed when we were going into the first Covid lockdown … the water cascades through the kitchen ceiling daily when I shower and currently has 40+ holes full of mould through which the water flows … the ceiling is bowed … the landing floor was damaged by Origin’s dodgy Contractor when they tore the floor up to run the electrics for the shower years ago so it is not possible to fit any floor covering
I have no heating in most of the house as there is an issue with the radiators which don’t heat up despite being regularly bled … a fact of which Origin is fully aware
Origin has repeatedly put in writing that they are going to repair … it never happens … the tiles on the concrete hall floor started lifting in 2016 … there are no tiles left now … the concrete is porous and is breaking down with the mix exposed
There is untreated mould in both the kitchen and bathroom
I would have liked to have attached a video of the water cascading through the kitchen ceiling but unfortunately there is no facility to do so
I am riding 75 years of age … and live alone
These are the worst of the issues … there are many more

Disappointing from a self proclaimed "social landlord"
I'm not really sure where to begin with Origin. Several residents in the building have repeatedly tried to contact Origin to report issues that require resolution.
Historically, Origin were understanding and wanted to resolve the issues and find the solutions. However, clearly they have lost interest in performing the services they are obliged to do so and for which they continue to know how to charge fees.

Horrendous Experience
Horrendous Experience: An Epitome of Incompetence and laziness. I STILL LIVE IN AN UNSECURED APARTMENT and it seems normal to them.
CRM and CS, it seems they've never heard of these concepts. Their complete disregard for the “customers” that put food on their tables and pays their bills, It’s simply disgraceful.
Utterly appalled and disgusted by the abysmal service provided by this so-called "business." An example of how not to run a company. Outsourced almost all services until even employed staff don't seem to know or understand why they were employed their services to third-party businesses that couldn't care less about their customers, and it shows.
Scheduling is a nightmare, they only care about their own convenience and cost saving, not the client's. Don't bother expecting them to adhere to their proposed timeline – you'll be left waiting without any calls or updates. You'll be forced to work around their schedule, even staying up until 12 midnight cos according to them, its a 24hrs shift for them… then hope that they might actually show up and not change their schedule without your prior notice.
Absolutely ridiculous! Just be prepared dealing with them
This company is the epitome of incompetence, indifference, and unprofessionalism.
If there was ever an under 0 rating, that’s where I’ll fit them.

USELESSNESS SERVICES BUSINESS!!
Another useless business who outsource almost every estate service from useless 3rd party business who don’t give a heck about their ‘customers’. They schedule you a time that suits them and don’t even adhere to it, no calls, notices or whatsoever and you have to work within their time even stay up until midnight when they might show up! Ridiculous 😤😤😤 and to whatever happened to CRM and CS 🤮

Avoid at all cost, run away from any building they manage
Horribly useless company, hard to understand what sort of service they provide in exchange for the fee they charge.
Our building's door doesn't close properly, resulting in anyone being able to enter. The issue has been flagged for a very long time and although the fix is simple it has not been done in months (if not year, but I've only been here for months).
Because of this, residents have had their quality of life severely impacted: parcels and bike theft (in areas supposed to be secure), threats from maraudings kids unhappy to be asked to leave, littering (including body fluids).
This company is a complete disappointment. They are not providing the service that they are supposed to be providing, and they are not taking any responsibility for their actions. I would not recommend this company to anyone, and I would advise other residents to consider switching to a different management company.
EDIT: I did call their customer service and they provided 0 resolution to the problems, waste of (a lot of) time.

Worse than zero
Worse than zero. I worked at the Lister hospital - area owned by origin housing and have reported a nasty accident causing serious injury - caused by their appalling health and safety. They are ignoring me despite being reported to them by the hospital. I have tried contacting them only to be ignored. Going to go to the papers and sue them if I don’t hear as this is just shocking and disgusting for the damage it has caused.

Origin Housing has the most horrible customer service. They have never been helpful.
Every time we ask customer service for urgent repair instead of trying to help us they keep pushing the case not to do with their own judgement.
When we email we receive an automatic replay that explains they will get back to us. but verbally they say never get our email.

Would give minus stars but you can’t. Disorganised, inefficient, ineffective staff. Repairs take months to be delt with and to a level of incompetence where it’s just a temporary fix. I would not buy a property with this company unless you want constant stress and hassle

Are Origin housing still in existence…
Are Origin housing still in existence or have they completely stopped communicating with their tenants? Various agencies/workmen turn up at my door, never with an appointment! No duty of care to their more vulnerable tenants. Busy building their portfolio I guess. They are an absolute disgrace.

Bad landlords
Rubbish landlords and service, dealing with them as tenants is like banging your head off a brick wall, Peristant issues wiith antisocial behaviour as they won't adequitly secure the building, nothing is maintained, communal areas a disgrace, cladding an issue- scaffolding been up around building for more than 3 years, like living in a prison. No work done in that time. Fire safety not taken seriously. Homeless people living in bin shed. Cladding around scaffolding blacks out the entire entrance to building, so feels very unsafe walking in and out the building from the street, drug addicts etc use the front steps to sit and take drugs.

Origin are failing
I have had a similar experience to Catherine below. A huge increase in our service charges this year - 48%! Have been trying for over a month to get an explanation for this - I either get the housing manager stalling, or an accounts person who doesn't really know what they are talking about. At the same time, we have had scaffolding up for 3 months. We were due to have roofing repairs, but I have only seen a roofing company on one day of those 3 months. This is no exaggeration, as I work at home most of the week, so can see what is not going on with the repairs. A massive waste of our money! The incompetence of this company makes me really angry.

Disappointed with Origin House to say…
Here we are, two years later, with an excess service charge demand of nearly £700, yet still without an actual breakdown of the block repairs. I requested a breakdown, which I received. Over 4 months later, I’m still waiting to hear why I’m being charged for certain costs. There are 15 flats in my building, and OH continues to split the costs equally among all 15. As a homeowner, this should not be the case.
Disappointed with Origin Housing to say the least. Several times they have made mistakes re service charges. This year there's been a huge increase due to the new fire regulations. Trying to get a break down of these costs has taken over 2 weeks.
Recently had an ongoing saga re Thames Water and both telling me I had to pay them. I don't as my water rates/charges are paid through a third party. I had to copy/scan and send several emails to Origin Housing before they wrote to Thames Water explaining the situation.

Dreadful incompetent company
I have called Origin and emailed them three times now. I was told I could not speak to a person when I called for the second time and that they take 5 days to answer an email or return a phone call! Unbelievable! Every year they make a mistake with updating my rent and buildings insurance. I wish a decent company would take this terrible company over. Can I have a reply to my emails and phone calls please.

Ensuring the safety and health of the people living in origing housing, solving problems of drugs and other fumes harmful to health and solving problems of night noises, this is the problem we are facing with my family. When we were sold our house no one told us that the houses on the ground floor were for mentally ill people. and now I have a crazy woman who is damaging my life and that of my son, and origing housing tells me that there is nothing she can do. (she doesn't pay rent, and I pay rent and service charge (it sucks).

I hate origin I think their disgusting, if ur gonna work in customer service expect people to complain all day every day don't get the hump with everyone that calls up with a complaint coz that's what ur getting paid for, you shouldn't be judging the people on the other end of the phone who are complaining about the shoddy service their receiving and paying for I might add, origin staff have terrible attitude towards residents who complain about the service they are NOT receiving from origin themselves, completely unacceptable, terrible housing association, don’t listen to their residents

Home Ownership Team - a zero
If you’re selling your home, and the managing agent is Origin Housing, you’re in for a world of incompetence and delay. Our home has been under offer since November, originally requested the Managing Agent pack in December. No response to our requests. Followed up in Jan, no response. Kicked off - got a response to say it will be ready end of Jan - nothing. I find this out midway through February, and I have to take our complaint to the next level. This part is resolved now but we are now waiting for a query to be answered by them in order to exchange… No response despite chasing from myself, my agent and solicitor?! They are costing me time and money. You’ve been warned.
