Moved into to our lovely new home in July 2025, being a second owner, which we bought from a lovely couple, who had clearly decorated and done the outside and interior to a great standard and spending great amount of money. The house was perfect and the outside stunning, the outside still is.The good things end here, soon after moving into the property the development adjacent to our property began, which we were aware of, and we expected noise and occasional movement of machinery. My wife and I are both involved in Construction and are aware of the practices, when construction is underway. The constant movement of a 13ton excavator driving up and down within a couple of meters of our boundary is to one friend visiting (they described Scary!) the whole house shakes, doors rattle, television vibrates, kitchen doors rattle, glasses vibrating against each other, honestly only can describe as being in an earthquake. I have from this point been documenting the faults within the house we bought only a month before the construction works began, which was perfect. The lists getting bigger week in week out: Ensuite bathroom tiles cracked, split, grout opened and letting water in, door casing have dropped, I would say around 5mm, En suite floor showing signs of movement (Grout cracked). Ceilings have new cracks every day, in some cases when the excavator comes by the dust and filler from the cracks collects on the floor. Screw pops, well every ceiling in every room, to be honest the plastering is dam right dreadful. Staircase/banister moves daily, with paint and filler constantly falling, the kitchen cupboard doors are adjusted weekly, but I have stopped now as the mechanisms are too loose to now be effective. I have installed felt pads to all doors to quieten the rattles. The front door is out of line and once the sun is out and the door warms, it warps (Common problem, as the neighbours have had doors changed for the same problem). All guttering’s leak and are full of construction debris. And on and on. We contacted Redrow customer services and explained the situation, this was a complete blank and no one from Redrow was in the slightest interested. So formal complaint went in, finally got somewhere, Redrow contacted us, and advised the area construction manager and a lady from customer care would visit us. Day of the planned visit from Redrow, only the customer care lady arrived, I invited here in to look around and to feel the vibrations from the ongoing works, and what a surprise the only day a Redrow representative arrives at our property, and no works are going on. The lady quite rudely said it was natural settlement and we had chosen to buy next to a construction site. So, I went back to Redrow and began exchanging emails with the head of Customer Care (Southwest, AJ). AJ is not a person I would say, would be good at customer care, he is abrupt, rude and threatening, with no empathy to customers needs, frankly he doesn’t give a dam about the customers, or the effect of the adjacent construction works, are having on our lives. After drawing a blank with Redrow, we have now contacted the HSE, NHBC, Considerate constructors, Stroud Council and our own insurance company. The insurance company was good and has advised us to reach out to the new home Ombudsmen, which I will once the construction works have been completed, and I have finished our log of the construction activities and damage to the property. Before I end my rant, just another point, a bout a week ago we had the Redrow construction team knock on our door, to ask us to move our vehicles, so they could dig up the road, bang in front of our house. I flatly refused, as my drive was unavailable due to a new fence being delivered. I informed the construction team I would move it if Redrow agreed to look at my house and agree to carrying out the repairs, basically it was the only thing I had as a lever of persuasion. 10Mins later Email AJ, basically threatening me with delaying the construction and the costs would be passed on to me. Note these works are out of the construction boundary. After cooling down a little I decided to move my vehicle, as I didn’t have an argument with the lads onsite, and they just want to get on. So, they dig up the road, do the works, back fill and fence off the unfinished hole. And its still here, with all the kerbs disturbed, and making accessing our drive difficult. The construction works have now been going on for nine months and we have been told they will continue till June/July 2026. Until the works are completed our lives and the progress of any decorating to the interior/exterior of our house will be on hold. I would urge anyone buying remaining houses on great Oldbury to have them surveyed by an independent surveyor before completion, especially the one towards the front.

I’m currently purchasing a property at Centurion Fields. The Redrow houses are fantastic. It’s been an absolute pleasure to deal with Lyndsay as my main contact. She is a huge credit to the business and someone who has always been friendly, professional and responsive to deal with.
