The staff at sleep12 have been excellent and supportive from initial enquiry to completion.
The accommodation was immaculately clean and tidy on arrival.
The children enjoyed the swimming pool, very popular.
Sam is the site manager and she reached out to us couple of days before arrival with useful information which was much appreciated.

My 60th celebrations. Mix of grandparents, kids and grandkids had a fab time at Fuzzy Orchard.
Facilities first class and modern and spot on for everyone in our party.
Pool, Sauna, Hot Tub, BBQ Hut, Garden were all excellent.
Highly recommend the house and facilities.

We had a lovely friends holiday, this was our second year at Ham Bottom. Lovely house set in beautiful surroundings. It has very thing you need. Had a bit of problem getting hold of Ashley when the downstairs toilet went out of action, phone number given didn’t connect. But rang the office, they sent someone straight away to see what the problem was.

Second time using sleeps 12 .. highly recommend!!

Garden court is a beautiful property with stunning grounds. It is so peaceful there. The home is very well equipped, there were 11 of us incl 2 children & it had more than enough cutlery, crockery, etc.
The beds are very comfortable!
The property was very clean when we got there.
Kids (& adults!) loved the pool, although it is very deep. Just a shame it wasn’t heated.
We enjoyed our stay so much that we extended it!
Plenty of things to do/see nearby and lots of pubs and nice places to eat.
I would definitely recommend staying at Garden Court.

The property sleeps 12 comfortably and is very well equipped. It has a lovely spa complex that feels very luxurious. Lovely walks from the property. Would recommend to others

Fantastic space for a large group great to have all ensuite bathrooms. The bar area and hot were enjoyed by our group. The house was very well-equipped.

Early check-in, very responsive hosts, house was as described, hot tub was amazing. Sound system was brilliant. Only criticism would be the towels could have been a little bigger and softer!

Great house, amenities and location. Ideal for a family get together. Good attractions, walks and restaurants a few minutes drive away.

Celebrated a family special birthday and could not fault this accommodation. Every single detail has been thought of. The standard of cleanliness, equipment and facilities was superb. The Host Tom was great, before whist booking and on the day of arrival. A recommended venue for any large gathering in just a beautiful location and setting.

Beautiful house with everything you could ever need for a house party with mixed ages.

Fabulous, fun,family weekend. Sean was there when we arrived. Showed us around and showed us how to use the,steam room,shana,swimming pool hot tub and kitchen appliances. There were notes and literature on the property and local amenities/interest. The property was clean, had everything we needed,well appointed and a nice touch was having posh biscuits and bottled apple pressie waiting for us on arrival. The beds in all rooms were comfortable. We all a family of 14 mixed generations had a fabulous time.

Sadly our recent experience (Feb 26) wasn't what we would have hoped it to be and worst of all, it was dealt with so carelessly and rudely that I am left to leave a warning advice for using this company.
It was our first time using them for a girls weekend away, celebrating a special birthday. The house looked amazing, we were all travelling for minimum 2 1/2 hours away and excited for the adventure.
We were told 6 hours before we were due to arrive by text message that the sauna at the premises wasn't available to use due to flooding and would we like to cancel. We called them and with the limited time you given us and with some of us already enroute via trains, that we had no choice to proceed. They reassured us that the rest of the house and hot tub in particular was in working order and ready for us.
We turned up and the house was beautiful, except for a cold hub tub which also wasn't clean.
We called them and told them our concern, he said they had emptied it to clean it after having other guests, they laughed and said would we rather it be hot and dirty- sadly we had neither benefit.
We continued trying to make the most of our evening for the sake of not ruining it but we deeply concerned and considering whether we should leave. We checked the temperature of the hut tub again at midnight before going to bed and although it indicated that the temperature was higher it didnt feel it and I feared that it wasn't working properly, I informed the contact via text to let them know. They responded saying they will check in with us the next day.

In the morning thankfully the hot tub was warm. We waited for the contact to come round and to contact us- no word from them at all for the rest of the weekend.
We continued to use the hot tub and the house in order to make the most of the weekend.

On the first night one of us found the bleach smell in her room to be very strong and struggled to open the window. She couldn't but eventually fell asleep. For the rest of the weekend she felt unwell and considered that she had come down with something. 10 days later when she is still struggling to breath and with a horrendous cough that began on the first night, she went to check at the doctors who have diagnosed her with chemical bronchitis.... from the bleach which has burnt her throat.

The worst part of all of this is that Sleeps12 have been so careless and unsympathetic to our pleas of bad service and only gave us a 12% discount.
Shocking.

The only complaint was that I had to leave after a week!
