Over the past three months, the team responsible for processing my Memorandum of Deposit of Title Deed (MODT) misled me with unclear guidance and false commitments. Despite submitting all required documents to their advocate via WhatsApp, the advocate admitted—after three months—that she had not reviewed the file I sent. It was only after I paid the processing fee of approximately ₹23,000, which included the advocate's fee, that the team began reviewing my documents, and at that stage, they informed me that some documents were pending.

Furthermore, I did not receive the cover letter after paying the processing fee, which caused a significant delay in applying for my visa. I paid the processing fee in the first week of July, but the cover letter was only sent on September 20th. This delay appears to have been intentional for their own benefit. Due to this late submission, I incurred an additional cost of ₹70,000 for my visa application.

Adding to my frustration, the team insisted that I had to disburse the loan before obtaining my visa. However, their website clearly states that the loan can only be availed after securing the visa. This contradictory information put me in a difficult position and contributed to unnecessary stress and financial pressure.

When questioned, the advocate apologized but revealed she hadn’t looked at my file for three months. As a result, the MODT processing was delayed by four months, during which I incurred higher costs than anticipated. Initially, the manager told me that a refund of the processing fee would be provided to compensate for these issues. However, after the MODT was finally completed, the manager stated that a refund was no longer possible.

Additionally, I was misinformed regarding the government fees. The manager originally said that the fee for a regular MODT was 0.5% of the loan amount, but later, for a mortgage MODT, I was told it might cost around one lakh rupees. Due to these conflicting statements and lack of transparency, I chose not to proceed further. All these assurances and changes occurred from the first week of July onward.

Overall, I am extremely disappointed by the lack of professionalism, poor communication, intentional delays, contradictory guidance, and financial impact resulting from their mishandling of my case.

I take loan after completion of block account for germany. No doubt i get student loan amount but after getting loan i can't transfer money one bank account to others. Beacuse bank or Avanse block my loan money and Avanse agents told me about submit documents which i think not important. Also i am now in Germany so it can't possible to submit all documents.

Absolutely worst, my friend applied twice in span of 2 months both of the times his loan was rejected. No proper reason nothing. Would never recommend
