TENANTS BE WEARY!

I had a serious mould issue in the property I rented through Brad Teal Woodards and from their staff I got no compassion or concern about me or my family, even though it is widely known mould exposure can cause serious health implications, particularly for my 4-month-old baby.

An entire month of rent was affected by this issue, two weeks I had use of roughly only 50% of the property and another two weeks I had paid for the property was empty as we moved out. Agent advised me the landlord refused to return some of the money for the last month rent. They thought they completed their duty of care by allowing me to leave without giving the required 28 days’ notice without being penalised. I was forced to apply to VCAT to get some recompense for lost rent.

The mould outbreak in both bedrooms resulted in my wife, my 9-year-old daughter, my 4-month-old baby girl and I sleeping in the living room. This was reported to the property manager who continually downplayed the seriousness of it including a suggestion that the mould "looks like mould caused from food not water"….in the walk-in robe…right next to a discoloured wall from an apparent water leak. WOW! I still can’t fathom the idiocy of this comment.

After sending photos of the 2nd mould outbreak two property managers came to assess the situation. This is when I had to show one of them exactly where I had taken one of the photos of a movable piece of furniture that was covered in mould. I did this because she had questioned where the photo was taken as the carpet in the photo didn’t match the apartment carpet…it was the carpet right outside the front door. Again…WOW! Yes, this was the same person who made the food comment.

After vacating the property a sneaky attempt to charge me for some repairs that were general wear and tear (owners cost) and for mould on the carpet in the bedroom where I had email correspondence from a property manager telling me to leave that as she was organising this to be cleaned once I vacated. These bullies threatened that if I didn’t clean the carpet or fix the wear and tear issues my bond wouldn’t be released. I only got my bond back because I initiated the bond refund myself through RTBA in which case the agent has zero power to stop the bond being released, unless they go to VCAT, which they wouldn’t in this case because they were trying to rook me.

Lastly, another example of their very dodgy tactics. Shortly after I moved into the property, a carpet layer came to quote recarpeting both bedrooms so the owner could dock the previous tenant’s bond. I moved out after 13-months and the carpet was never replaced even though they took money from previous tenant. To go for a second bite of the cherry they attempted to dock my bond due to mould build-up under the carpet which had formed through no fault of my own.

Leanne was very friendly and extremely helpfull in selling my Aunts house for her. She went above expectations in her willingness to get a great result with the sale.

We had been living in the house we built for the past 50 years so to sell was a major decision. We’ve never sold property before and have nothing but gratitude for the professionalism, local real estate knowledge, compassion and empathy shown to us through the process. Initially wanting to sell “off market”, and having very successful “open for inspections”, Bruce advised us that an auction was the best option for maximum results. As it turned out, we didn’t make it to auction day, our home was sold after 21 days on the market via a “Zoom auction” which resulted in a sale price we were only dreaming of. We will be forever grateful to Bruce and Scott for encouraging us through the experience and for achieving such a wonderful result.
