Shift Title of Home to a Living Revockable Trust
I used DeedClaim to setup a Grant Deed in California to move my home into a Revocable Living Trust. The guided questions really help make building this document simple and effective. The Deed was reviewed and accepted by the Recorder's office with no issues.

Deed document
the initial document came across in a format I could not use. I filled a request for assistance and within 15 minutes I was sent a format that I could use. Very efficient and the building of the document was easy to navigate.

I wanted a Grant Deed
I wanted a Grant Deed. Your system generated a Warranty Deed. So, I got nothing, will have to start over, do it again, or find another source if your system continues to generate the wrong type of Deed.

Thank you for taking the time to leave a review. We took a look at your answers. If you wanted a Grant Deed, you would have needed to select that option in the interview. Instead, when asked about the warranty, you answered:
"General Warranty - I want the current owner or owners to be fully responsible for all title issues, including those that relate to the time before the current owner or owners owned the property."
That's the option for creating a Warranty Deed. When you ask the system to create a Warranty Deed, that's exactly what it does. There is a notice on the screen that tells you that you're getting a Warranty Deed when you select that option.
If you wanted a Grant Deed, you would need to select "Limited Warranty - I only want the current owner or owners to be responsible for title issues that relate to the time when the current owner or owners owned the property." That, by definition, is what a Grant Deed is.
We understand that the process sometimes involves unfamiliar terminology. That's why we are always ready to help our users with any questions and allow them to edit their answers. But we can't help people who don't ask for help.

I spent a lot of time on doing a quick claim form and paid $29.00 only to get to bank to get it motorized and they would not accept it. I had to pay another $19.00 from Duval county to get the correct form because yours was not correct and did me no good. I would like to have a refund.

Thank you for using DeedClaim.com. First, let me say that our deeds are routinely accepted for recording in Duval County. There isn't a problem with the software. We went back and looked at your answers, and the problem in your case appears to be that you did not follow the instructions for how to create your own legal description. The legal description that you entered was not the legal description from the prior deed, so the recorder probably rejected the deed on that basis.
Of course, there isn't anything that we can do to prevent people from ignoring our instructions and entering wrong information on the form. But we understand that legal descriptions can be tricky, which is why we have notices and warnings in the interview to alert you to that fact. You apparently missed those, entered a wrong legal description, then left us a negative review instead of reaching out for help. We are always ready to help our customers address issues like these and gladly would have allowed you to re-access the interview at no additional charge to make the correction. I am sorry that you chose to leave a negative review instead.
