Excellent Customer Support Despite Complex Situation

I encountered a complicated booking situation where I was redirected off-platform during the booking process and later discovered my reservation was rejected. Even though this technically placed me outside of Flatio's standard protection scope, the customer support team went above and beyond to assist me.
Doménica and the support team investigated the matter thoroughly, coordinated with the problematic host, and successfully helped me secure a full refund. Their professionalism and persistence were exceptional, especially considering they had no obligation to help since the booking wasn't officially processed through their platform.
This level of customer care demonstrates Flatio's commitment to their users' wellbeing. Highly recommended for their outstanding support service!

Be careful with the weakness of Flatio

I had a problem with a landlord who did not refund me the cancellation of stay. Flatio customer support did its job but I am totally surprised for the fact that the landlord is keep posting his houses in the spotlight of Flatio. It is like I bring business and I can bully your customers because you depend on me. That is dictatorship and Flatio is the weak part. Very disgusting

All-around satisfied with my experience

I had never worked with Flatio before and had an excellent experience. Between the host and the property manager who got assigned to me shortly before moving in, I always got prompt responses and didn't encounter any issues. I would definitely rent from them again!

Apartment Scam

I am writing this review as a sincere warning to others considering using Flatio. My experience with the platform has been deeply disappointing and has left me feeling let down.
I booked an apartment in Porto through Flatio and received both a confirmation of the booking and an email confirming the payment — both directly from Flatio. Nevertheless, it turned out that the reservation did not exist.
As this was my first time using Flatio, I cannot determine whether the platform itself is fraudulent, or simply so disorganized and technically unstable that my reservation was lost. Alternatively, their system may be so vulnerable that it allows scammers to exploit it and deceive users searching for accommodation.
It’s possible that Flatio works well in many cases. However, when something goes wrong, they appear either unwilling or unable to intervene. Their lack of response to clear misuse of the platform is troubling — especially when it puts other users at risk.
After repeated attempts to contact customer service, I was both surprised and disappointed to find that they showed no interest in learning more about what had happened. They declined to receive documentation and made no effort to investigate who had abused their platform, let alone take steps to prevent it from happening again.
For these reasons, I strongly advise against using Flatio.

Como anfitrión

Como anfitrión, mi experiencia con Flatio ha sido excelente. La plataforma es muy clara y sencilla de utilizar, con procesos de reserva seguros y transparentes. Me da mucha tranquilidad saber que todo el sistema de pagos y contratos está bien organizado, lo que facilita mucho la gestión del alquiler.

Además, la atención al cliente siempre ha sido rápida y eficaz, dispuesta a resolver cualquier duda o incidencia. Gracias a Flatio he podido encontrar inquilinos fiables y responsables de forma fácil y sin complicaciones.

Sin duda lo recomiendo a otros propietarios y anfitriones que busquen una manera segura y profesional de alquilar su vivienda.

Reserva ID 281452. Pésima experiencia con Flatio

Reserva ID 281452.
Fue mi primera (y última) reserva en flatio.es. Al llegar, comprobé que el alojamiento no se correspondía con lo anunciado ni con lo que yo había filtrado: excluí expresamente “habitación individual” y, sin embargo, lo que encontré era, en la práctica, eso mismo dentro de una vivienda mayor, no una vivienda independiente. Lo más llamativo: la lavadora del propietario estaba dentro del propio alojamiento y él pretendía entrar para usarla. Además, la terraza para el inquilino resultó ser zona común que también usa el propietario. Nada de esto estaba explícito en el contrato ni podía anticiparse viendo el anuncio. De hecho, en la web el piso se muestra y se filtra como vivienda independiente: engañoso.
A ello se sumó el ruido. El anuncio describe el entorno como “tranquilo”, pero los perros de los vecinos ladraban de forma constante. Aporté vídeos como prueba.
Nada más detectar estas discrepancias, pedí solución: la web estaba caída y la única vía operativa fue WhatsApp. Expliqué el caso, envié fotos y solicité la cancelación inmediata con reembolso completo para abandonar el lugar ese mismo día de check-in (lo hice y devolví las llaves, sin pasar ni una sola noche).
La respuesta de Flatio, además de llegar con larguísimas demoras, fue no rescindir ni reembolsar sin el visto bueno del propietario, pese a las evidencias. Resultado directo: me quedé sin alternativa habitacional esa noche. Era sábado, lo disponible era inasumible y acabé durmiendo en mi coche. Flatio no ofreció ninguna reubicación ni solución práctica.
Tras insistir repetidas veces, publicar una reseña crítica inicial en Trustpilot, abrir una disputa con mi banco y advertir a la plataforma de una posible denuncia ante las autoridades, Flatio finalmente accedió a rescindir y reembolsar (sólo tras el acuerdo con el propietario, parte incumplidora) descontando una noche. Acepté esa pérdida para cerrar el asunto y el reembolso llegó.
Aunque haya recuperado buena parte del dinero, mi valoración es muy negativa. Flatio no me protegió ante un anuncio con discrepancias claras respecto a la realidad, no actuó con diligencia tras recibir pruebas, condicionó el reembolso al acuerdo de la parte incumplidora y no ofreció alternativa de alojamiento. El perjudicado fui yo de principio a fin. Y esto no es un detalle menor: es una mala práctica que deja al inquilino desprotegido y que una plataforma seria no debería tolerar.
Solo subo la puntuación de mi reseña a 2 estrellas porque finalmente devolvieron buena parte del dinero. En todo lo demás: muy mala gestión y una experiencia que no pienso repetir.

This service applies only in cases where:
• the accommodation provided is not the one booked through our platform,
• there are serious hygiene issues (such as mold or pest infestation), or
• the host fails to accommodate the guest.

Since the issues you reported did not fall under these categories and there were no circumstances causing the property being uninhabitable, we had to contact your host directly to discuss an early termination of the contract. the site is the playground of scammer and the owner fail to embed payment security

Flatio it is a shame you are still the pond for phising! In the last year, each and every time i received a last minute request, it was a trial to scam me: the want to come during the weekend, play for late night check-in, so you let them in by themselves. The can't pay until later, the need a western union, they have transferred the money but didn't go through, or sending fake payment confirmations.
When are you finally going to add instant payment to the site and save us, host, from these phising attempts and waisting our time?
We want to earn money but you keep this terrible system that is the reason why this site has became the playground of scammers.
Oh, and i nearly forgot to mention that these people all have hungarian account. Don't you see the pattern?

EMBED INSTANT PAYMENT ON THE SITE!!!! DON'T PUSH RESPONSIBILITY ON YOUR HOSTS!!!

Our recommendations are:
- Decide whether you will approve last-minute bookings – we fully understand not only the potential issues but also the stress connected to this type of the bookings.
- Set your preferred notice period in your calendar before receiving a new booking for any of your listings.

Regarding the payment confirmations which might be faked, please note that a lease agreement is only considered valid once the rent payment has been received by Flatio. We always strongly advise hosts not to accommodate guests unless the lease agreement has been properly concluded through our platform and became fully valid. Following this rule ensures safety for both parties – hosts and guests alike. The guests can also choose other payment methods, such as payments via online credit card, Google Pay or Apple Pay.

Great option for medium-term letting to like-minded, respectful digital nomads looking for a change of scene

Flatio is super useful for us in bridging the gap between 'AirBnB' style short stays and long-term letting. Our nomadic lifestyle means letting out our place for 1-3 months at a time is our ideal - and Flatio helps us do that in ways AirBnB and SpareRoom, for example, can't. Flatio helps us find people that might want a Medium-Term Let - we're not in it for the money, we would just like to let out our place to sensible, respectful people to cover our rent whilst travelling ourselves.

In our city, you also need a special license from the City Council to do 'Short Lets' which are defined as stays of 28 days or less. We decided that we'd rather share our place with people on a minimum 1 month tenancy basis - to avoid the licensing and management required for short term lets - and to protect our home better. People staying for a month or more are way less likely to trash your place - they just want a reasonably priced place to work from somewhere else for a while.

When trying to maintain a fair monthly price on AirBnB for example, you come in at a much lower price than e.g. 30 x 1 night costs, and attract the wrong kind of people.

Only slight downside - it would be super great if a mobile app was coming... as sometimes email notifications get buried... I think it would really help the platform scale too.

Renting a flat via Flatio is great

I am renting an apartment via Flatio. It is well advertised and my flat is nearly always full. Flatio also provides a great protection for potential damages caused by tenants. The experience renting via Flatio is generally very positive.

My host made the experience GREAT! I don't know how comfortable I would've been if it wasn't for her because Flatio seems to be a little more hands off. Pros and cons, but it was a little nerve-wracking leading up to me getting into the flat.

Flatio is NOT visa-friendly – I lost 600 euros, beware

I chose Flatio because they advertise themselves as a visa-friendly housing platform. This was the main reason I trusted them and decided to rent through their website, since I needed a legitimate lease agreement..

Soon after, the authorities inspected the apartment and confirmed that it was not suitable for living. The roof was rusty, the conditions did not meet basic requirements, and the property could not be used for official purposes. In other words, I had paid for an apartment that was never usable in the first place.

I immediately informed Flatio and provided them with official proof of this. However, instead of protecting the tenant, they sided with the landlord and refused to refund me.

This experience shows that Flatio has zero knowledge of visa procedures and absolutely no real protection for tenants who rely on their so-called “visa-friendly” guarantee. When something goes wrong, all the financial loss is put on the tenant. Their advertising is misleading, and their customer support was unhelpful – they simply repeated the landlord’s cancellation policy and left me with nothing.

I strongly advise anyone who needs housing for official or legal purposes (study, work, visa, relocation, etc.) to avoid Flatio completely. They are not reliable, not truly visa-friendly, and they do not take responsibility when properties fail to meet basic requirements.

I lost 600 euros because of them, and all I got in return was stress and wasted time.

Be very careful before trusting Flatio.
