I would rate Guild Mortgage a negative star if I could — even one star is far too generous. Avoid this company at all costs. In decades of owning homes and holding multiple mortgages, I have never experienced customer service this bad. From the top down, there is a complete lack of care, accountability, and professionalism. Despite repeated outreach by email, phone, and letter, I received nothing but dismissive, cookie-cutter replies like “we’ve sent this to the complaints group,” with no action or resolution. Guild Mortgage treats its clients with indifference, and it shows. Do yourself a favor and stay far, far away.

I recently refinanced my home with Guild, and they were great to work with. The communication was terrific, and they took time to educate us on the process. A great company to work with!

Guild Mortgage promised my family a bridge loan and a mortgage only to find out they weren't ready. Then they didn't do it at all after we gave them a second chance. Even though we were fully approved. It was all pretty strange to be honest. We were lured 1500 miles across the country by John Verhayden.
They promised to return our fee for the appraisal of the property we were selling but did not return it to us. They made no effort to make it right. We ended up spending 10s of thousands more to stay at Air BnBs because of Mr Verhaydens incompetence and shenanigans.
We ended up getting a bridge loan from a competitor.

Most times when I call in for customer service on my account t it is a VERY unpleasant time. I called the other day because my escrow is being charged 2k more a year for double windstorm insurance. The first guy i spoke to was so rude I asked for his manager. She was nice and listened to me. The other guy kept answering without understanding what i was asking for help with. Now today, I called again….and i pressed 5 to speak to a customer service rep. They transferred me to collections and hardships. The guy asked me a bunch verification questions. I finally said look- what is going on???? Im trying to find out about my escrow. Then i get transferred to the customer service again. My mortgage has never been late. Absolutely ridiculous. I wish i would have been smart and save my money for a house and not been dealing with a mortgage company.

Do NOT use Guild Mortgage. I have been a loyal customer for 7 years, never missed a mortgage payment on two houses always pay m bills on auto draft.
Last month, there was an error in a banking transfer. My bank showed two debits, no issue. Guild's record shows that they debited my money, then sent it back a week later. THIS LITERALLY NEVER HAPPENED. Instead of telling me I should make a second payment while we clear this up, they ask for a couple records at their leisure, meanwhile my account goes 30 days past due.
MY CREDIT SCORE HAS DROPPED 103 POINTS DUE TO THIS.

I was on the verge of buying another house and its almost Christmas and I have never been more royally screwed over in my life.

Stay far away from these guys.

Btw, they reply about every 3 days, so just whenever they get around to it.

It has been a struggle from the start of us trying to get a construction loan through Guild Mortgage. It's been one roadblock after another and we have very good credit. Guild Mortgage sold our loan to Specialized Loan Servicing which has been bought out by Newrez, LLC. We cannot get either SLS.net or Newrez.com to find our loan information. We were not informed that Specialized Loan Servicing was bought out by Newrez. LLC by written correspondence as is the law in Georgia. We were informed via email which is not permitted under the law in Georgia. No one from Guild, Specialized Loan Servicing or Newrez can find our loan information as to keep tabs upon it within their websites!

never able to sign into online account, every time I need to change password, the last time I was completely unable to sign in. Getting a rep by phone is very time consuming. Wish I never refinanced with Guild

Moved to Oregon for a new job in September 2021. Through online real estate listings, I contacted several local realtors. After focusing on an available home for sale, Guild Mortgage came recommended through a high-end realtor. Although their office is remotely located in a larger city, the service I received was top notch. I've purchased property before in another state utilizing a local bank's mortgage processor, which was very personalized and efficient. Guild Mortgage was a similar experience. Their communication by phone or email was prompt and straightforward. I worked with one dedicated assistant the whole way through, who was professional, knowledgeable, and friendly and connected seamlessly with the realtor and title company to complete all of the necessary documentation to complete the purchase of the home. I can't imagine a better experience. If you need mortgage service in Oregon, I highly recommend Guild Mortgage.
