Unethical!!! Uproffessional!!! Incompetent!!! Moved out Just to Escape iGrow investments!!!

I moved out after 5 years in the same apartment and intentionally cut ties to avoid any further dealings with iGrow Rentals — yet my account has been mishandled long after I vacated.

After taking over from IHSP Property Management, iGrow failed to manage the transition of my account properly and has since produced contradictory and inconsistent records.

I paid rent consistently and on time for 5 years. Despite this, during the ownership transition, my payment was not correctly allocated and I was incorrectly listed as a non-payer on Tenant Profile Network (TPN). I disputed this listing, and TPN removed it due to lack of evidence.

Instead of correcting the issue, iGrow has now re-listed the same account with a new alleged balance, despite clear documentation showing otherwise:

IHSP’s final statement reflects a R14,334.94 credit transferred to iGrow
iGrow continues to reflect the account as unpaid
No move-out inspection was conducted at all
Multiple follow-up emails requesting inspection feedback were ignored without response.

I vacated on 31 January, yet iGrow only realised I had left on 10 February, after which they began scrambling to reconcile their own records

This is not a minor administrative issue — it reflects ongoing failures in basic account management, competency skills, communication, and record accuracy.

The gross negligence and handling of this matter by Bianca Bester and Machaela Stanley has involved repeated inconsistencies, unresolved discrepancies, and a complete lack of clarity on a supposedly closed account.

Anyone considering renting or purchasing through iGrow should carefully review public complaints and recurring patterns with the people mentioned above before proceeding.

Existing tenants should monitor their statements and TPN records constantly. This reflects a clear attempt at a cover-up to avoid accountability for repeated administrative failures.

Booked a day to view a property, to only get there and I cant get a hold of anyone. No one calls you even to advise that the property has been taken.

They are disorganized.

Very very bad service.I fully agree with all the reviews. This company is horrible. I have been renting different places and never experienced delays in deposit refund. But with Igrow you will wait for months before you get your refund. They will make sure they charge you exorbitant fees after you vacate their premises and your deposit can be reduced to zero. You will write emails and get no replies. They not answering the calls. Very very bad service. Rent at your own RISK. Don’t say we didn’t tell you!

Very poor communication and utterly…

Very poor communication and utterly shocking management practices.
Upon reading rental agreement and rules of estate we noticed no washing lines were allowed within your garden as it's listed as common grounds. We noticed that people had concerns regarding this and getting fines on Google reviews and thus addressed this concern prior to moving in and were explicitly informed there are washing lines to use of which there isn't and we have subsequently been warned with fines for use of washing lines.
Upon moving in we advised of a leaking tap which took 3 weeks to rectify incurring costs to us.
We received a warning pertaining to washing line which we ensured was not placed outdoors but received a fine for planter boxes instead. This is in the rules we are aware but as with the animal clause stating we not allowed cats if we have a dog which the rental agency assured is perfectly fine we naturally assume some rules are not so hard and fast thus not being advised directly about the planter boxes we assumed these weren't an issue but now have a fine for said boxes.
We also requested an additional parking bay which we have to pay for no issues however the bay allocated is on the opposite side of the estate and utterly out of line of site which we advised could be a security issue and nuisance if alarm goes off as we won't know to address as we simply to far away, equally we have since found that this parking bay is utilized and when speaking to the person using it apparently it has been allocated to him for over 2 years now, we advised the agency with no feedback to date over 8 days ago and today we have been warned that our vehicle will be clamped for using a visitors parking bay in the interim.
Then I have also received an email stating I must stop blaming igrow for all the issues and I should have read my lease as though my initial concerns were not addressed and being falsely led to believe one thing only to find out the opposite but you are told do not hold igrow accountable for miss information. To top it off I'm not allowed to speak to senior Management as I'm told there are channels to address this.
Do not rent or invest with this company at any cost these 5 star ratings are for initial placing which they are great at and if you read reviews pertain to internal competitions asking for positive reviews. Stay away and do homework before renting with this company

They aren't reliable in regards to…

They aren't reliable in regards to queries. They themselves don't seem to know what's going on.

Have an ongoing query since 4th of January 2026 regarding water statements and the kl used. They usually just send the bill through. I want to know how many kl are used and they can't seem to answer!

iGrow Rentals - Uninhabitable Conditions and Ongoing Neglect for 8 monthsSince moving into Clearwater Village in…

Since moving into Clearwater Village in May, I have lived with a pre-existing leak, ongoing damp and mould, and a wet bathroom and entryway. The bathroom has no working light, the unit smells damp, and the walls and ceilings are visibly deteriorating.
Despite multiple logged maintenance tickets and emails, no meaningful repairs have been done. Five months ago, the bathroom sink collapsed due to moisture damage and has still not been fixed. I cut and injured my hand due to the broken pieces of the broken sink. And I am expected to brush my teeth in the bathtub which is undignified and unacceptable.
When I requested relocation due to iGrow being in breach of contract, I was told to pay another deposit, while still being expected to pay full rent in unsafe living conditions.
This lack of accountability and tenant care is unacceptable.
Even after informing them that I will be escalating the matter to the Rental Housing Tribunal.

As someone who has been dealing with various real estate agencies and agents, I was blown away by the level of service and care that Suzanne Roelofsz (Customer Care Representative) and Natasha Janssen (Senior Real Estate Agent) provided (Durbanville Branch).

Stay away from this company

Stay away from this company. Once you invest with them, you will have continuous headaches. Their Portfolio and service managers is beyond pathetic. If you buying for investment rather go to Balwin. I'm struggling with this company over a year. Their service manager Karen does not respond to your queries and their staff are incompetent.
