What should have been a momentous milestone has unfortunately devolved into a deeply frustrating and disheartening experience. The most disappointing aspect has been the complete lack of communication from your teams—bar a single call from the paralegal at Talbot Law on July 4th.


Timeline of Events:

April 26th: I viewed the property externally in person and confirmed via WhatsApp to @Cheryl Ubsdell my intention to proceed with the purchase. During a prior phone call, I had already made it clear that funds were readily available, and I was simply awaiting instructions on when and where to deposit them.

April 30th: I received the contract from Emilija Visockyte at Places for People. I promptly signed and returned the document. However, no banking details were provided to allow me to pay the reservation fee.

Around the same time, I was referred to Ian Smith, your recommended mortgage broker. I submitted all requested documentation and completed the qualification process. Since then, despite repeated attempts to follow up with him, I have received no response.

Around this time as someone from experience team from Places for People called me where I raised no banking details were sent to me to make the deposit and it was noted (Please check whomever it was that called me for their confirmation).

May 17th: I travelled to Aylesham for the second time at the invitation of Cheryl Ubsdell (invited May 14th) to view both the interior and exterior of the property. I again raised the issue of the reservation fee and was advised that payment would be requested once all approvals were in place.

July 4th: I was finally informed by Callum Simpson, Talbot Law also your recommended law firm that the property had not been reserved—despite documentation suggesting otherwise. This was the first indication that anything was wrong. So why was I being faulted for not paying the reservation fees?


To further compound matters, I have now received confirmation from my assigned paralegal Callum Simpson that Talbot Law has refunded their fees, given that they had sent their banking details at the outset and fulfilled their obligations in good faith.

I have made every effort to engage promptly and professionally throughout this process. Yet, over more than two months, communication has been absent, and no one thought to contact me—despite having my full contact information. Not one email, text message, telephone call or voicemail was sent or left by any of you.

This experience raises serious concerns. Have the human aspects of this process been forgotten? Behind the paperwork and procedures is a real person who deserves courtesy, transparency, and respect.

I now expect a full and prompt explanation of what has transpired, and a clear outline of what steps will be taken by all parties to prevent this happening to another customer because this is by far has been an absolute lacking experience from all of you. At a minimum, an apology should be extended to me.

I had been living in a privately rented home and it was time for me to think about a mortgage but I didn’t have a clue where to start and was worried because my confidence in these things was very low and you here so many negative stories which had stopped me making the move to home owner a couple of times. Just mortgages was passed onto me from a friend at work who had used them and had a positive experience with them, the lady they used was Lynne McIntyre, I contacted Lynne and from the first call I felt very at ease, still I was worried, as having dyslexia I am not great with forms but Lynne from the start explained everything and took her time and showed great patience which again put me at ease, she organised everything that needed to be done! Found me the best option for me, anything I had to do or sign she went through it with me step by step, she would call me in the evening and over weekends even going above and beyond when she was on holiday.
Organising and contacting the solicitors which we all fear I think, contacting me after each call to make sure I was happy. I am now a home owner and thanks to Lynne and just mortgages the experience was pleasant and fast, and even once it was completed I know should I need anything I can call Lynne for advice I couldn’t recommend Lynne and just mortgages high enough! Thank you!

Another informative mortgage meeting with Gavin Poulton,and again the best advice given

Both myself and other members of my family have been using Andrew to advise of mortgages on a variety of residential or buy to let properties over the past decade. Andrew has always given solid and reliable advice and has often gone the extra mile to insure the best possible deal has been secured even when remortgaging with the same bank.

Spoke to Harry from Just Mortgages (office in Haart, UB4) he was extremely rude and judgemental and accusatory. We went for genuine mortgage advice and he was patronising and belittling and kept laughing at us.

Ary was very kind and helpful. He gave such positive attitude towards our first time mortgage. He was very efficient submitting documents and supporting any questions I had.

When applying for my mortgage, I had the pleasure of working with Ary, who provided exceptional service. From the beginning, he took the time to thoroughly advise me on all available options, ensuring I fully understood each step of the process. The work he delivered was of impeccable quality, meeting incredibly high standards, all while managing to complete the task in a remarkably short timeframe. I can’t recommend Roberto Casamassa enough. He was very professional, and, patient. I had a feeling from when I first met with him that he was very genuine, and, wants to help his customers. Unlike some other mortgage advisers. I feel the process has been made much easier having his guidance. I will definitely use him, and, just mortgages in the future.

Fantastic work !!!! Andrew Davidson is such a credit to the industry and made this experience stress free, keeping us updated at all times also explaining any queries immediately. A very approachable guy and extremely professional.

We were hoodwinked into using these cowboys by our sellers solicitors, under the guise of coming in for “an affordability check” then suddenly pushed into mortgage brokering, then found out at the last minute we would be charged £700 for the privilege. In addition they don’t shop around for the best deal, they chose the deals where they get paid the highest commission and will push high rate mortgages and life insurance onto you. They promised to check for improved interest rates before we exchanged and I ended up stuck with a high interest rate mortgage when I could’ve done better going online and arranging my own! Don’t waste your money with these charlatans. Oh and our mortgage advisor stunk of alcohol too, and spent most of the first appointment talking about how much his house is worth..very professional…😏

I had an amazing experience. Jonathan Leython has a great personality. He has vast knowledge and understanding of mortgage procedures and assisted us to make informed decisions. I highly recommend him as his very detailed and helpful. In summary, the best mortgage adviser you could find.

Gosia was great with helping me out with my mortgage. She was really helpful, kind and responses were very quick and if she wasn’t sure would follow up for me to let me know. Would recommend :)
