Proceed with caution. Five weeks of lead time was not enough for this lender to get their act together. Six days before settlement, a flood of new requests came in — including rejecting a funding source they had previously accepted without issue. The deal collapsed, causing serious financial damage on my end. No accountability, no apology, nothing. If you're working with tight timelines or high-stakes transactions, look elsewhere.

I engaged Lima One Capital for a DSCR refinance on an investment property in middle GA. I confirmed their $125,000 minimum loan amount upfront and proceeded with a target value of $140,000, supported by a Zillow estimate of $154,300.

After a month-long process requiring extensive documentation, insurance modifications, and fees, their appraiser produced a $120,000 valuation using a C4 distressed property as a comparable with 48.6% gross adjustments — nearly double the industry standard of 25%. I submitted a formal Reconsideration of Value with five superior comparable sales ranging from $135,000-$214,000 in the same market. It was denied.

Lima One then declined the loan citing their own $125,000 minimum floor — a gap their own appraiser created with a flawed report. They made me submit a ROV form and took over a week to tell me no change to value.

A good experience it had been awhile I had done a Financial Real Estate investment quite afew things changed.

I have been super happy with Lima One Capital, especially with my representative Zane Kilgore. He's easy to work with and his communication is outstanding. I've never had to contact him twice. He replies back to me with a speed of light and is fast resolving any issues. Great experience.

Joel, Jacob, and the entire team at Lima One Capital were incredibly professional, organized, and responsive! Their process was hands down the best experience I have had with a lender in my 5 years of being a real estate investor! I would highly recommend them for your next loan!!

Do not ever trust Lima One. They tried to charge me $12,960 in cross-collateralization fees on the pay-off of a whole loan this month. Charging ~$13,000 in cross collateral fees, on an original loan of $86,400, is pure theft.

This company was set to do 9 quad plexes for us. But, took the appraisal money for 2 and did nothing. We are still out some of the money and they blocked us from contacting them. Stay away.

Silvio Martel and the entire Lima One staff have always been great to work with. We have been doing business together for about 3-4 years now and we have had a number of successful projects.

I'm currently having problems with Limaone over the escrow payments. They didn't take them out for some time and now have decided to take it all back over a minimal timeline that have effectively doubled by repayments.
I have read of this before and believe their accounts and record keeping section needs a good looking at.
If others are having or have had similar problems in the past or currently, please add to this thread as there is something seriously wrong going on here.

Never get a rental property loan from this company. The servicing of the loan is kept by Lima One Capital and though the folks are nice the policies are bad for you the investor. Escrow was wrong multiple times and they didn’t pay the property taxes or insurance on time.
Weird fees show up on the statement so you have to go over your statement carefully.
BTW. They don't send you a statement unless you request EVERY SINGLE MONTH! Yep, you heard right. In addition, the statement isn't really a statement. It's just a running ledger. So say the loan is 4 years old. You ask for your monthly statement. You get this long ledger of every single payment.
It takes forever for the loan to close and on the day of closing it'll take several hours. Yes, they put the closing attorney/title company through heck.
Will never use this company again.
