Massanutten Resort refuses to take the…

Massanutten Resort refuses to take the paid in full deed back and cancel ALL future fees and interaction. They collude with Capital Vacations to say the deed value can be transferred to Capital Vacations. NOPE, just another of many lies by Masanutten and Capital Vacations. All we want is to be rid of both of these scamming organizations and their use of Meridian Financial Services bullies to collect maintenance fees.

If you use RCI there are always many…

If you use RCI there are always many timeshare units available. First-time visitors usually have a great time.
The resort has been excellent when I rent out my week 52 lockout Woodstone unit.

Avoid Massanutten Resorts / Great…

Avoid Massanutten Resorts / Great Eastern Resorts timeshares. They sold us on affordable yearly vacations, but that couldn’t be further from the truth. Using the timeshare is a hassle, costs keep rising every year, and we have no control. We’re stuck paying whatever they decide, and the contract feels completely one-sided. It’s become a financial burden we can’t escape.

Booking through RCI is a nightmare. It takes months of planning, and availability is always limited. We’ve never been able to fully use what they call “ownership.” When we’ve tried to get out, they ignore our concerns and offer no real solutions. Meanwhile, maintenance fees continue to climb, crushing us financially, especially as retirees.

We’ve even tried giving the timeshare away, but no one wants it. Selling it for $1? Still no interest. Massanutten won’t even take it back when we’ve offered it for free. There is no way out.

If you’re thinking about buying a timeshare from Massanutten, don’t. We have friends who had friendly, professional timeshares who helped them get out of contracts they couldn't afford. This is not one of the good guys. These contracts are built to lock you in and drain your finances without delivering on their promises. Save yourself the stress and stay far away. We just want out, but they won’t help. Don’t make the same mistake we did.

Bad Timeshare Experience

Our experience with Woodstone Resorts / Massanutten Resorts has been a massive letdown. We were sold a dream: flexibility to go anywhere at any time, incredible vacations, and lasting memories. What we got instead was a financial and emotional headache that feels impossible to escape. The memories last, but they are ones we would rather forget.

During the sales pitch, everything sounded perfect: affordable fees, easy booking, and luxurious stays. But the reality has been completely different. Booking is a constant struggle. Availability is so limited that it feels impossible to actually use what we paid for. And when we do manage to book, the accommodations are outdated, uncomfortable, and nothing like what was advertised. Meanwhile, the “maintenance fees” keep increasing, yet there’s no improvement in quality to justify the cost. Oh, and by the way, that sales pitch? Their contract disclaims it entirely. We apparently convinced ourselves to buy a timeshare out of thin air. They barely even acknowledge that they have sales people.

We’ve tried to get out of this contract, but the process is deliberately complicated and frustrating. Customer service isn’t helpful at all—they stick to generic, scripted responses without offering any real solutions. They say they care, but their actions show they care more about collecting money than helping customer concerns.

This timeshare has brought us nothing but stress and regret. The promises made during the sales pitch now feel misleading at best. If I could go back, I would never have signed that contract.

If you’re considering buying a Woodstone Resorts or Massanutten affiliated anything, think twice. Save yourself the money, stress, and frustration. Learn from our experience—this has not been worth it.

Avoid at All Costs: Predatory Sales Tactics and Broken Promises
DO NOT FALL FOR THEIR SCAM
My experience with Massanutten Resort has been an absolute nightmare and the worst financial decision of my life. What started as an innocent boat show registration turned into being trapped by high-pressure sales tactics during COVID when lodging options were limited.
The Lies They Told Us: They claimed the timeshare was a "secure investment" we could pass to our children with no burden, but escalating fees actually trap your family. They promised no blackout dates and flexible RCI access worldwide, yet it's impossible to book desired dates or locations. They said we were buying a "peak-week foreclosure unit," which was another exaggeration. Most insulting, their veteran salesperson claimed he'd "never mislead a fellow servicemember" then proceeded to lie repeatedly.
The Reality: The units we supposedly "own" are rented out by Massanutten year-round with zero benefit to us. Availability is consistently non-existent despite their promises. They refuse resale attempts even though we're current on all payments, and escalating maintenance and transfer fees create an ongoing financial burden.
When we expressed hesitation, they brought in more aggressive salespeople instead of respecting our concerns. We signed against our better judgment due to relentless pressure tactics.
Years later: Tens of thousands of dollars lost, constant stress, and Massanutten refuses contract cancellation despite their deceptive practices.
Save yourself the financial and emotional devastation - there are honest vacation companies out there. This predatory operation preys on veterans and families. You've been warned.

Beware of anything you are promised!

TrustPilot is a site I frequent often. I feel future timeshare prospectors may see this because they are looking for true reviews.
Great Eastern Resorts/Massanutten Corporation has been such a disappointment in being a fair business with fair business practices. I have sit on several Board of Directors and this is one that I would have excused myself from after having heard or read how they treat their customers or “members”. We began by asking to give back our timeshare, but now we are using any avenues to share our experience during the past 10+ years that we began trying to get out of the timeshare. We’ve been trying to get out of our timeshare with Great Eastern for years—yes, years! When we bought it, they told us we could give it back if we ever needed to. And….. that was the only way to get rid of it. Well, that was a lie. The resort doesn’t care about what their salespeople promised during the presentation because it’s “not in the contract.” Don’t trust a word their sales team says—they’ll tell you anything to get your signature. And when you bring it up later? Their so-called “Hospitality” department couldn’t care less. They just point to the contract—Too bad.
We’ve tried everything—contacting ARDA, the BBB, Google Map, WV and Virginia Attorney Generals, and Trip Advisor, as well as, every department we can find. There’s no way out. Don’t fall for the hype like we did. I wish we’d never signed up.
And the maintenance fees? They go up every single year, no matter what. Even if you don’t use the timeshare, they keep taking more and more of your money. After paying your maintenance fees, exchange fees, and let alone if you merge your points for a nicer place to stay, you can find a much nicer place where and when you want to be there without having to plan years in advance to stay at your requested destination. I have elderly parents - 84 and 98. I don’t have the luxury of planning way in advance! It’s outrageous and it doesn’t feel like a trap, IT IS A TRAP!. I regret ever signing up for this, and if you’re thinking about it—don’t. And don’t think it’s gone when you die, your children “graciously” inherit this expense automatically and incur costs even if they don’t want it. What a deal!!! Seriously, stay far away.

I feel compelled to share my experience…

I feel compelled to share my experience with Great Eastern Resorts, as a cautionary tale for others who may be considering their services. My encounter with this company has been nothing short of a nightmare, filled with misleading promises, discrepancies, and a complete lack of accountability.
During the initial sales presentation, I was enticed by the extravagant benefits and amenities that were described to me. The sales representative painted a picture of a luxurious vacation experience, with access to top-notch resorts and exclusive perks. However, it quickly became apparent that these enticing promises were nothing more than smoke and mirrors.
I soon realized that the verbal representations made during the sales presentation were in direct contradiction to the terms outlined in the contract I signed. The benefits and amenities that were promised to me were nowhere to be found in the fine print. It's disheartening to discover that the company hides behind contractual disclosures that absolve them of any responsibility for their misleading sales tactics.
What adds insult to injury is the lack of clarity and transparency throughout the entire process. The contractual disclosures provided little to no insight into the limitations and restrictions that would ultimately impact my experience. It is deeply frustrating to realize that the company deliberately obscured crucial information, leaving customers like myself feeling deceived and trapped in an unfair agreement.
To make matters worse, attempting to address these grievances has proven to be an exercise in futility. Both the timeshare company and the Better Business Bureau (BBB) have failed to provide any meaningful resolution or assistance. It is disheartening to see that the very organization that is meant to protect consumers is unable or unwilling to hold the timeshare company accountable for its deceptive practices.
I strongly advise anyone considering entering into a contract with Great Eastern Resorts to proceed with extreme caution. Do thorough research, read every word of the contract, and seek legal advice if necessary. Don't be swayed by the glossy sales presentations and empty promises. Remember that what is said during the sales pitch will not align with the reality of the contract.
It is my hope that by sharing my experience, others can avoid falling victim to the misrepresentation and lack of transparency that I have endured. Let this serve as a warning to all potential customers, and a call to the BBB to take a closer look at the practices of Great Eastern Resorts.

We have been corresponding with Michael…

We have been corresponding with Michael Owens who referred us to ARDA to continue our timeshare cancellation journey. We do not have any open balance other than past due maintenance fees that keep getting billed to us even after we have made it clear we are not wanting to keep this timeshare ownership for many reasons AT NO FAULT OF OUR OWN. Michael Owens denies and discredits all of our claims by throwing the contract in our face that we signed but did not get time to read before doing so. We were trusting the salesmen and everyone involved during the presentation were telling us honest information about what a timeshare was and how to use it since we knew nothing about it. There was not a recording of what happened other than our own memories and from the looks of it with other reviews, we have seen there are many other owners who were lied to when they bought their timeshares, too.

Michael Owens says there are thousands of members who enjoy using their timeshare, however, we are not ones who have had a pleasant experience. He also mentioned he hopes we choose to become owners in good standing. We are in good standing with this company and have been up until recently when we got tired of being bullied into continuing keeping up with the costs of something we were thrown into! We do not understand how there is not an option to cancel this even after we have paid off our debt to Great Eastern and looking for a way out before stopping maintenance fee payments that should only be billed if you are actually USING this timeshare. What are we going to continue paying fees associated with maintaining a membership we do not use and we CANNOT use AND we were LIED to? Michael Owens also mentioned there are parts in our contracts that we signed simply stating we were not to rely on verbal representations of what the salesmen presented to us about the timeshare and how we were supposed to be able to use it. Who in their right mind would knowingly sign a contract that says, “Hey, by the way, everything said by the people selling this information to you (one of them being a Steven Winegard?) may have been BS, so don’t trust them, but sign up for this timeshare anyway.” The most ridiculous thing I have heard in my life.

If that were the case, the meeting would have lasted the exact time they told us it would (120 minutes) vs. 5 hours. I asked to leave after the two hours were up to go pick up my kids, and they refused! The men there kept me against my will by not giving me a ride back to my kids where they initially picked us up at the water park. For that reason alone, this contract should be ripped up and my money should be given back to me. We were literally held against our will at this meeting until we signed up for something. They kept rotating different people (we talked to maybe 5 different salesmen) to keep us there longer AWAY FROM THE KIDS. The main thing that frustrates me, we were promised RCI would sell our week when we did not use it and we would gain financially from it. We have the 44th week out of the year.. Who wants to vacation that week? We didn’t which is why they guaranteed us RCI would sell it for us.
