Awful company!
I have been extremely disappointed with my experience of Modbury Estates.
The biggest issue has not been the complexity of the matters I raised, but the lack of communication. I sent three emails on 20 May 2026 and received no acknowledgement or substantive response within the five working-day service standard that had been agreed with residents. Communication effectively stopped, and I only received a response after making a formal complaint.
To Modbury Estates' credit, they eventually acknowledged in writing that their communication standard had not been met and accepted that they should have kept me updated, even where matters depended on third parties. Unfortunately, despite that acknowledgement, I have continued to experience significant delays in receiving responses.
One example is my request for a copy of the building insurance policy wording. Despite repeated requests over several weeks, I was continually told that the matter was "pending with the insurer". However, after speaking directly with the insurance broker, I was informed that the policy wording had already been sent to Modbury Estates when the policy commenced, sent again when I first requested it, and sent yet again more recently. This left me questioning why it had not simply been forwarded to me.
I also received conflicting information regarding a maintenance issue on the development, which was only clarified after I spoke directly with a director of the management company.
Managing agents deal with people's homes, and that requires good communication, transparency and empathy. Even when an issue cannot be resolved immediately, residents deserve timely acknowledgements, regular updates and accurate information.
Unfortunately, that has not been my experience with Modbury Estates, and I cannot recommend their service based on my dealings with them.
