Terrible customer service and poor business
I had a terrible experience with them hosting me at one of the properties. I could never contact them, they never fixed any issues I informed them about. No staff is ever on site and it is very difficult trying to talk to someone from that company. The whole thing was very unprofessional, lacked care and the cleanliness was the worst i had ever stayed in. I had to buy and clean it myself after going in. Do not use and would not recommend
New year 3 night stay in suite 15 Derby Hardwick House
PROS: Early check in was granted, nice apartment, clean and fresh. Modern kitchen and furniture, quality linen/bedding, efficient electric hearing system. Lift to all 5 floors. Fantastic location, easy walk to city centre. Good parking for £3 a night, although this charge is not mentioned on booking.com. Good washer/dryer and dishwasher, large fridge freezer and ironing facilities. Wifi and Netflix. Plenty of hot water and good showers.
CONS: No wifi for first 24 hours, a major inconvenience. No Privacy as windows are large and if on lower floors you are on view to everyone else. Blinds in addition to the curtains would solve this. Stains on coffee table. Small towel rails in bathrooms is all you have to hang anything. Hooks on bathroom doors would solve this. Grab rail in bath area would be handy, we are not all steady on our feet! A couple of detergent pods for the washing machine/dishwasher would be handy.

Lovely and convenient
A lovely flat with plenty of room and all modern appliances in a very walkable and convenient area. I highly recommend and would book again!
A decent experience with some improvements needed
I booked an apartment at Balmoral House with My Property Host through Booking. The process was straightforward although I know this is owed to Booking and not My Property Host (as I didn't book direct but may be tempted to in the future). The first issue was the ad on Booking did not state there was a deposit due and this was confirmed by a woman I spoke to on the phone after calling this company. This was waivered which I found to be a good gesture and dealt with this swiftly. The apartment was of a decent standard, it was clean, kept heat well, and well presented although there was damp in the bedroom which seemed to get worse as I stayed (stayed for 7 nights) and there was significant wear and tear throughout that needed attending to. The outside of the property was a disgrace with piles of rubbish bags overflowing in the bin collection areas as well as rubbish scattered in and around the complex which was very off-putting but I assume this has something to do with the complex itself and/or the management of the complex, and not this company so my rating isn't affected by this although it was terrible as a guest to experience and made me question the standards of the building. Looking at reviews this seems to have been a problem for some time and fortunately it didn't extend my entire stay as it seems the management of the building arranged for the horrendous mess to be cleaned up on Christmas Eve. Getting access to the property was straightforward as I was met by someone from the company who was present at time of check-in (which is always a relief!) who showed me around and give me necessary information. Overall it was a satisfactory experience which is why I consider it to be 4/5. Had the information regarding the deposit had been transparent and visible on the ad (a very important part of paying for accommodation) I would have happily provided a higher rating. The communication through Booking was great throughout my stay from the very start to the very end and it did appear like the manager of the property/company was striving to provide a high standard. Most importantly, at least for myself, the process was largely hassle free (except for the concerns about the deposit) and it was straight forward. I booked, turned up to collect the keys, stayed for the duration, cleaned up and left - and that is how it should be!
Central location. Low-end property
Great and central location. On our first night, we noticed that (I) the bathtub drain was blocked, and (ii) the en-suite bedroom carpet was wet (mildly flooded) all through. I called and was told someone will come next day to check - no one showed up. Instead I was getting repeat messages from the host to leave the property in a habitable state before we check out. I had to find a way to unclog the drain by myself.

1. The waste bin was not emptied before we checked in.
2. No communication whatsoever before checking in. We had to chase them for our apartment number.
3. Deposit not released before chasing them. Even then, they say there would be a delay of 2 days.

I liked the spaciousness of the apartment and its central location. I did not like at all that there was no place to leave luggage. Or that the sheets were dirty and needed to be replaced the next day. Or that check-in is not until 3pm and check-out very early by 10am especially given that there is no place to leave the luggage.

Worst hotel, mis representation address not correct
I dont understand my details not in your system, I used booking com is and booked 2 nights for my brother Kirt Henry, a first time visitor to Liverpool, and what a disappointment. The description of the hotel is wrong and misleading the address and name of hotel is wrong, I could not find the place despite using Google Map, I had to call to get direction into the hotel on arriving, someone open and give us the keys to the room, the room was not clean and the shower curtain was filthy, I ask for a new shower curtain, my brother stay only one night the next day i move him to a city centre hotel. I would not recommend anyone to use the hotel not hotel student hostel to me. no facilities no tv or basis , rated 1 star in my view.

It can be better
The staff was very kind, the access to the room was easy and convenient. The room was warm and large. The bathroom was clean but ruined, very worn and rusty pipes in some places. The sheets were not clean.

Very clean, quiet, gave us two sets of keys and provided everything we needed! The only “bad” thing I could say is that the kettle is a little weird as it keeps boiling sometimes but that’s nothing.
I look forward to book your accommodation whenever I’m in Manchester or in UK 🇬🇧 as a whole.

Communication is terrible. Washing machine has worked its way into the middle of the floor. Reported 9am still awaiting maintenance at 3.30.

Grosvenor st
Grosvenor st, Cheltenham. Terrible stay. Ran out of electricity 3 times. It took 9 hours and 7 phone calls to get it reinstated the first time. Only one app installed on the smart tv (channel 4). Pot luck if you got a friendly sounding operator. Never received a call back as promised. The standard of the renovation to the appartment was abysmal with water damage to the dining area. Furniture was cheap and uncomfortable, and the upstairs neighbours were extremely noisy and inconsiderate. The decked patio was a death trap in the wet and covered in algae and vines. Absolutely would NOT recommend this company. If I could rate it zero stars I would.
