The photographer was polite and did his work efficiently and without disruption to ourselves

If I could rate this 0 stars I would. We rented a student house from Oakmans Selly oak for the 2025/26 academic year, and I can safely say I would never in a million years recommend them to another student. When we arrived, the house was rampant with dead flies and dust, it had blatantly not been cleaned or kept in good order between the end of the previous tenancy and the start of ours. The house had frequent issues during our tenancy, which is of course a problem that inevitably will occur within a student house, the main issue was the response and handling of these issues. We had a persistent leak from our shower that started in November 2025 which was reported immediately. After much back and forth somebody came out to try and resolve it, didn’t, and despite us repeatedly reporting water spilling through the ceiling into the KITCHEN, it took months before someone came out. We essentially had water coming through our ceiling from November 2025 to June 2026. The house had a number of issues at the start of our tenancy, such as broken beds + chairs, dirty bedrooms, and a broken fridge, as well as frequent issues with electrical showers, toilets, and lights. We had a rodent living above one of the rooms which, sorting to the pest control agent sent out to us, had been loving their a significant amount of time. To top it off we had significant deductions from our deposit that we could not even be bothered to contest as their customer service is next to none. Do NOT rent from these people, they will not looking after you, your friends, nor would I want my child to live in one of their properties.

I live in Germany. Since my mother moved into a care home, I needed to find a reliable and trustworthy estate agent to manage the sale of my mother’s house in south west Birmingham. I have power of attorney. I decided to work with Oakmans in Harborne, Birmingham. Living abroad, I was particularly reliant on minimum requirement to return to the UK. I was not disappointed. Communication with Oakmans was friendly, professional, easy and timely. They took care of everything without my need to return to the UK. First offers came in quite quickly, and closure went very smoothly.

In particular, I would like to thank Sue and Robyn at the Harborne branch for their great support to get the house on the market, and to finalise the sale!

So far, staff have been very professional. Ellie is lovely, and your photographer was very respectful of our home. It’s nice to see happy people enjoying their jobs..

Lilli was really lovely and helped a lot with how to stage the house nicely. Highly recommend!

If you are a student DO NOT RENT WITH OAKMANS. My housemates and I rented our 2nd year house through Oakmans and it has been a nightmare the whole year. To name but a few examples:
1. Rubbish from their maintenance of the fences and old chairs and a bin was left in the garden for almost the whole of our tenancy after we asked several times if it could be removed.
2. Accusing us of not paying our rent with an unpleasant email when in fact it was an error on their account.
3. Taking over a week to send someone out to fix a blocked toilet.
4. Let another group of people sign our house without telling us when they knew that we still had interest in continuing our tenancy as they gave us a deadline to confirm this by. Yet they signed off the house before this deadline and without informing us and then proceeded to deny that they ever gave us this deadline.
5. Leaving our front door unlocked after coming round to the house to deal with a maintenance issue (none of the tenants were in the house)
In general they are unprofessional, and as customers we all felt like there was no respect for us at all and we will gladly not be using their services again.

Hau was phenomenal. He was professional, personable, and efficient when taking pictures of our home. Hau clearly has a passion for his work and is both digitally and creatively skilled. Not only did Hau do a great job on the photography but also was extremely considerate and a pleasure to have met!

Lilli was a great phototherapy today, great attention to detail.
