His instructions are clear and easy to follow.
The lender he recommended was quick with decisions and Tim relayed them instantly.
The conveyance solicitor was equally efficient and whilst at first I was concerned about doing 90% of the work on an app it turned out to be easy, time saving and most importantly money saving.

Brokers beware! As a fellow broker, of 30 years standing, I referred an equity release case to Tim Spencer last year ( He had approached me earlier, touting for business, at an Industry event ) I understand referrals from fellow brokers is a large part of his income stream. In these scenarios Brokers share the fees/commission, usually 50/50. As I was very busy I never got around to confirming the terms of referral, I trusted Tim that a fair fee split would be on offer. Some time after completion of the case I contacted Tim to see what my fee would be and when to expect it. He earned circa £ 1500 for this. I was told that the max fee was £ 250. However, as I was busy with another mortgage for MY client, his terms were that he would not pay anything for the referral. I assume he deemed that he was effectively doing me a favor and in those circumstances he was paying me nothing!! ZERO v £ 1500. At no stage was any of this divulged to me. He has point blank refused to pay me any introduction fee at all. I could have clearly have used one of the many reputable equity release brokers in the field ( Like Age Partnership ) who split the fee. Its not even about the money anymore , it's about the principle. Never know anything like it, fellow professionals you have been warned...

I worked with Tim to secure a buy to let mortgage on my property in what was a multi faceted lending case and Tim's service was second to none. He was incredibly responsive and went the extra mile with the lender to ensure that I was able to secure the funding I required.
