After having a issue with the RTB as a landlord, subsequently the issue was properly resolved. Credit where credit is due. 5/5.

I asked about the average and usual times for a number of aspects of a referral to RTB takes, but got a "I can't answer that " response, which is not acceptable.

Website down! Phone service not functioning no connection on voice and they then hang up ! Agent hangs up mid conversation ! Clearly WFH on a VOIP system that clearly does NOT work! This Government agency is clearly not fit for purpose and cannot operate as a proper organisation! They should be disbanded and let Revenue run it at least then you would be certain the place would actually function properly!

Ok I spent hours trying to login and then one person said you can only login using mobile data and so I turned off WiFi. And you have to click on the 3 dots on right hand side of the Google space to go incognito. And I did that. And it bloody worked lol.

Ended up with late fees because I found it impossible to register the tenancy for the year even though I went on the website multiple times. I find the whole platform very difficult to upstand and navigate. I couldn't end the tenancy when I wanted and dont have a clue how to start a new one. Ux testing seems non existent.

The Residential Tenancies Board (RTB) claims to regulate and support both landlords and tenants, but in reality, it exists primarily as a tax compliance mechanism to ensure landlords register their properties and pay taxes. The RTB's real interest is in collecting registration fees and maintaining financial records, not protecting tenants' rights.

Tenants across Ireland are paying exorbitant rents to live in substandard conditions while the RTB does nothing meaningful to address this crisis. The organization's priority is clearly protecting landlord interests and ensuring their registration fees are paid, not ensuring people have safe, affordable, and dignified housing.

The RTB is completely absent when it comes to guaranteeing the rights of people with disabilities, including autistic individuals. There are no policies or support systems in place to protect disabled tenants who face unique housing challenges and discrimination. When you attempt to contact the RTB for help, they refuse to provide support, claiming "they don't do advice".​

An organization that is supposedly designed to help people with residential tenancies cannot even understand the simple difference between "advice" and protecting people's fundamental housing rights. If the RTB can't grasp this basic distinction, tenants, especially vulnerable populations like people with disabilities, are completely abandoned.

The RTB needs a complete overhaul to actually serve tenants instead of functioning as a landlord protection and tax collection agency.

RTB is an organization that protects landlords' illegal and unethical actions.
When there is a Tribunal hearing, participants have to swear an oath of truthfulness at the start. This is a formality, if you are a landlord, you can lie to their faces without consequence, even on things that contradict their own records. Communication within the RTB organization is non-existent, when there is a hearing, they are too lazy and incompetent to even look at their own case history and previous decisions. Including basics, like whether a house has one or two apartments. Also, when you mention the housing crisis during a hearing, the mention will magically disappear from all of the written records - even if it is the most important point made during a hearing. RTB makes sure that the law does not apply to rich people.

Seriously difficult experience with website login. From my usual computer access was forbidden into landlord portal. Three phone calls later, after rebooting computer, modem and checking to see that my IP address hadn't been 'blacklisted' (advice given to me by rtb consultant) I finally found a person who told me to use my mobile. To make this work I had to download Google Chrome from app store and turn on incognito mode. Make sure I was using mobile data. Not an efficient system in order to pay a yearly sub. using a mobile phone screen. Horrible. Took over 2 hours to navigate all the problems.

As a small landlord who has worked hard all my life to secure a future for my family I’m annoyed that I’m forced to pay such an unfair useless so called service

I’m four months requesting an incorrectly dated letter to be reissued with correct date

Website doesn't work!! EVER! Can't log in at all. Phone agents can't help either - They ask us to send emails to registrations but the emails comes back as blocked. 6 months of my life being wasted with this thing! Still getting notifications from them about fines etc but they don't seem to want to resolve this

Terrible service and website - never works. Try and try again, expecting it to be fixed next time I go to it, and its not. Went to send a dispute, registered my email, and verification link says "Snap!
Something went wrong while accessing the verification link.
Please contact your system administrator." Infuriating, and all the while they are charging penalties.

Tried to get my rental RTB registration details for PAYE paperwork however, RTB service provider refused to help because they have a different start date for when I moved into my rental accommodation. It didn't matter that I had letters from RTB confirming the start date I advised, or that I have my rental contracts confirming the same. I'm not entirely sure why the RTB even exists ... definitely not to protect tenants.

Dreadful service; no communication whatsoever; completely loaded against landlords

Tried to renew tenancy again, same as last year the website will not allow you to do so.
Eventually I will be charged a late fee like last year and have to go through 10 back and forth emails to get it sorted.

The RTB is the worst government agencies in Ireland for customer service. As a small landlord, I believe they are totally anti-landlord. The staff are untrained and unprofessional. I will be selling my property due to the interactions with them

You get emails about paying for tenant but can’t make a payment through the website because of their own technical which they point out in the email. You ring them to make payment to be told they can’t accept payment over the phone and will have to send out a form to fill in and send back with payment but in the meantime your against the clock because they say there’s a penalty for every month it goes over when the payment is due. This scam should be scrapped

RTB do nothing for the landlord. Waiting 6 months to remove a non paying tenant , while I have to pay the mortgage, will probably loose the house

The RTB regisrations website is a disaster. Poorly labeled buttons make it difficult to negotiate the site e.g. the downloadable form to renew a tenancy registration is located in the 'Beginning a Tenancy Resources', The log in to my account is located under Tenancy Registration Account. When I did click on the latter link I received a message 'You do not have permission to access this resource' On another page, clicking on the button to check registration was met with the message 'Objec Object'. This website needs a serious overhaul and is currently not fit for purpose

Terrible organisation your told go to them when repairs aren't done waste of time cant contact them directly
Onto a Call Center should be disbanded
Waste of taxpayers money.
Organisation just there to say you have someone to complain too.
