Afraz was very prompt at getting back to me on my sale, and always available to answer my queries. His research into my property was extremely good and what he found actually stopped me from buying a 'dud' so I am very grateful. His work on my sale was excellent and I would definitely recommend.

The personnel that dealt with our sale, mainly Kaytlin Furlong and Georgia Parfitt, were exceptionally helpful and kind to us, an older couple, who are techno-phobics!
Our only negative comment would be that things were slower than we anticipated sometimes, possibly due to distance making communication difficult!
Other than that our experience was a good one, so thank you staff of SB Lawyers for all your help.

Lloyd and Cory dealt with the sale of my property and I would just like to thank them for their efficiency and how quickly they dealt with my case. Every email was answered to the same day there were no unusual delays and everything was corresponded and updated to myself very well to know where I was with the sale.

These people are scammers, rude and terrible communication. I bought my house 2 years ago and they never completed post completion. Therefore I am paying a variable rate for 4 months and have been consistently chasing for updates and constantly get ignored. The last comms that they sent is that they don't work Monday and Tuesday and nothing to do with what the progress regarding post completion in order for me to move over to my new lender. Till now I have no idea what the issue is and when it will be resolved and therefore will be on a variable rate till God knows when. Never knew solicitors can be this bad, I've heard the horror stories so I guess I am living mine.

Lloyd and Cory dealt with the selling of my house and were both courteous and efficient. There were a few delays (somewhat inevitable in the circumstances), but they were unfazed! Always lovely to talk to on the 'phone, they did much to allay my worries. I can recommend them wholeheartedly.

Excellent service during a very difficult time. I was the executor for my mother's estate and had to sell her house. As you can imagine, this was a very emotional time. Elsa was fantastic throughout the whole process. There were difficulties trying to complete (caused by the buyer) but Elsa was constantly on top of her game and did everything to get things completed as soon as possible. I am so grateful to her, and also to her colleague Sharon who was also very kind and caring when she contacted me. I will be selling my own property in the future and would happily use this firm during that process.

Kept in touch with the sale of our house,via email and phone calls. Replied to our queries promptly. They were very thorough in explaining the process,while the overall process took longer than we anticipated but felt supported throughout .

The company managed to sale of our house well. Sion and then Zooiyal communicated well with us and in a timely manner. I would recommend them to deal with any house sale.

If I could give no stars or minus i would , having been recommended these solicitors I can honestly say what a total useless company they are . In February 2025 I spoke with them at a Cardiff office where they agreed to take on my case a simple deputyship for my Mother who has suffered 3 bleeds on brain a fractured skull causing dementia. She was put into care and I needed to gain deputyship. taking money off me straight away ...4 months down line told a new staff member is dealing with case not to worry ..2 months later I had to chase up only to be told ....we haven't started on your application not one thing has been done .... and we need an extra £400 to start . Unbelievable service form solicitors. When I though I was getting a services I've paid for which would take away from all the stress of dealing with bills and my mother's illness . Only to find nothing had been done since February. I asked for a full refund as fuming that I would then have to find new solicitors to deal with my application. Another 6 months of waiting . I received a letter and a cheque from them today ..... as a gesture if good will ...we are giving you your money back ..
Which we have had since February in our bank account and have done nothing for you dispite signing a contract to do so. DO NOT USE .

The process of trying to sell a leasehold flat has been a pain to say the least. Lloyd and Cory have both gone out of their way to assist wherever possible and at least made the process bearable. Well done Lloyd and Cory for putting up with me and you couldn't go far wrong by having them on your side.

The sale of my late Aunt’s house went through without a problem a problem. Lloyd Lake handled the sale expertly and was always available to answer any queries we had.
