Thoroughly professional throughout all dealings. I have now used SB Lawyers Ltd to act on behalf of my company on 2 property purchases and 1 property sale, and have always been impressed with the service. It’s great to be able to reflect my positive experience for the benefit of others that may have not had the same experience with other firms!

I am extremely pleased to have worked with Benjamin Eaton and Khrystyna Balaban of SB Lawyers Ltd in Cardiff during a very stressful purchase process.

Without Benjamin Eaton’s exceptional dedication and his extraordinary and professionally defence of my rights against the seller side, we would have been unable to the purchase and would have lost %10 deposit.

I bought the property from an auction and we have only had 30+10 days to pay, but due to the mortgage process being dragged on, we were unable to pay within this time frame. Consequently, the seller side withheld the 10% deposit and told us that they would no longer be selling the property to us.

Benjamin Eaton successfully and professionally objected and informed the seller side that we would be taking the issue to court. As a result of these objections, the seller was forced to give us an additional 10 days.

The bridging loan only came to a positive conclusion towards the evening of the last day of the term. Therefore, if Benjamin Eaton had not successfully objected and given me an extra 10 days, I would have lost the 10% deposit and the property.

In addition, the seller side demanded interest for the time spent and sent us an amount to pay. Here again, Benjamin Eaton objected and as a result we paid the seller a lower amount than he had requested.

Therefore, if Benjamin Eaton had not been my solicitor in this purchase, I am sure I would have lost that 10% deposit and the property. I can not thank him enough, I am really grateful.

We found that any correspondence was responded to promptly, however, there were many occasions where there was miscommunication between both solicitors which caused frustrations.
On a very stressful moving day due to some issues with transfer of money, our solicitors were fantastic in getting this sorted to ensure completion happened that day.

I have had the pleasure of dealing with Benjamin Eaton for many years & I can honestly say we have put all our legal/property manners to him. Benjamin & his team have constantly kept me updated, worked very fast in turning around complex matters and explaining to me in a way someone with no legal knowledge can understand, cannot recommend enough.

AVOID! If you value your sanity, AVOID! Constantly having to chase them. Inefficient. They wasted so much time and in so doing, caused a lot of financial & emotional stress. Little empathy for you as the client.

Process of selling house went very quickly, everything was clear and explained from beginning, Afraz answered every question and was very helpful.

Always helpful, always efficient and time sensitive. As a first time buyer this process can be so overwhelming but with the support of Marie, Adam and Chelsea it was actually very smooth! Would recommend for any first time buyers in the Pontypridd area to really consider going with these!

Unacceptable Negligence by SB Wales Lawyers
I must convey my profound disappointment and frustration with the substandard service provided by SB Wales Lawyers (Spicketts Battrick Law Practice). Repeated attempts to establish communication have been met with silence, demonstrating a complete disregard for their clients' needs. This unacceptable lack of professionalism has jeopardized a crucial property chain, causing severe stress and potential financial losses. Such incompetence is a dereliction of their duty as legal professionals. I strongly urge anyone seeking reliable legal representation to consider alternative firms that exhibit the necessary diligence, accountability, and client-focused approach.

Would recommend using this firm of solicitors for any conveyancing matters. Benjamin and Khrystyna were extremely helpful and responsive each time I had a query. House sale completed in around 8 weeks. Very happy with service

We had a first class service from Elsa and Sharon from start to finish. We have used them in the past on more straightforward purchases and always had exemplary service, but this purchase was far from straight forward. An auction property (with 28 days to complete), using a bridging loan to purchase and involving solicitors acting on behalf of our lenders who did not seem to understand the meaning of the word ‘urgency’ made this a stressful time (with the potential for high penalty fees for late completion). However, Elsa and her team needed no pushing or reminders to chase or complete paperwork - on a daily basis we were getting precise instructions as result of their constant persistence in chasing down any and all info/documents needed from all parties …..when we needed to submit anything, Elsa confirmed they were submitted within minutes of us providing…or when the lenders solicitors decided to take a holiday just days before our scheduled completion, she harried and chased everyone in her way to ensure we did not lose any time - it’s not overstating the fact that we would not have completed on time without her. We as a company highly recommend.
